Encanterra Homes with Casita in Queen Creek

Encanterra homes with a casita are a small slice of this Queen Creek resort community. Shea Homes lists an optional casita on its Alora and Genova plans, while other plans offer an optional third bedroom instead. Age and guest rules depend on the neighborhood, so read the CC&Rs for the exact lot.

Why buyers ask about casitas at Encanterra

When my buyers say "casita," they usually mean a space where visiting family or friends can stay with some privacy: their own door, their own bath, and a little distance from the main bedroom. At Encanterra that wish can be met a few ways, and they are not equal. A true casita is a separate room, usually off a courtyard, that you enter from outside. A guest bedroom with its own bath sits inside the main house. Listings use these words loosely, so I sort out which one a buyer wants before we start touring.

Encanterra is a Trilogy resort community built by Shea Homes near the San Tan Mountains. Shea describes it as a partial 55+ community: some neighborhoods are age-restricted and others are open to all ages. That matters for a casita home, because the rules about who can live in the house and how long guests can stay come from the documents recorded on that lot. For the bigger picture on the community, start with my Encanterra homes for sale guide.

Which Shea plans offer a casita or guest space

I checked the current Shea Homes plan pages for Encanterra. Here is what they say as of this writing:

  • Alora (Espana Collection): lists an "Optional Casita" and an optional third bathroom among its home features. Shea lists it in a 55+ neighborhood.
  • Genova: lists an "Optional Casita" among its features and is marked limited availability. Shea lists it as a 55+ plan.
  • Cordoba (Espana Collection) and Nice (Francia Collection): no casita listed; each shows an optional third bedroom.
  • Create (Italia Collection): no casita listed in the plan details; it offers an optional third bedroom with a third bathroom, and Shea's model photos label a guest suite.
  • Amalfi Collection attached homes (such as Ascent and Crescendo): no casita listed.

Two cautions. First, "optional" means a buyer had to choose it when the home was built, so a resale Alora or Genova may or may not have one. Second, plan names, collections and options change, so check the live plan page on Shea's Encanterra page before you rely on any of this. Older resales in Encanterra were built from earlier plan series, and some sellers describe a casita that came with the home. When I see that, I ask for the original plan or permit records so we know what was built and when.

Casita homes are a small share of Encanterra sales, so a handful of sales can swing the numbers. When we price one, I compare casita homes with similar non-casita homes in the same area of the community and adjust for condition, lot and golf or mountain views.

Guest, age and rental rules live in the documents

Every Encanterra lot is covered by recorded CC&Rs plus association rules. Those documents, not a listing remark, decide:

  • Whether the lot is in a 55+ (age-restricted) neighborhood or an all-ages neighborhood, and what the occupancy rules are
  • How long guests can stay and whether guests can stay when the owner is away
  • Whether any part of the home, including a casita, can be leased, and on what terms
  • What architectural approval is needed for changes such as adding or converting a casita

A casita does not make a separate rental unit. If you are thinking about renting it out, read the leasing section of the CC&Rs and ask the association before you write an offer. Under A.R.S. 33-1806, a buyer in an Arizona planned community receives copies of the declaration, bylaws and rules after an offer is accepted, and I read them with my buyers before the inspection period ends.

The club is its own layer. Encanterra Country Club describes itself as a private, non-equity club for Encanterra property owners, with golf membership as an option. Shea names La Casa and The Algarve among the community's club spaces. If your guests plan to use the pools, fitness center or golf, ask the club how guest access works today. See my Encanterra golf course homes page if golf is part of your plan.

Confirm the jurisdiction

Encanterra sits in Pinal County and was long part of unincorporated San Tan Valley. The Town of Queen Creek approved annexing it in 2019, and a challenge to that annexation went to the Arizona Court of Appeals, which upheld the dismissal of the challenge in 2020. For permits on a casita or any addition, confirm with the Town of Queen Creek and Pinal County which office covers the address you are buying.

What I check before you buy

  1. Read the listing remarks closely: detached casita, attached casita with an outside door, or an inside guest bedroom?
  2. Match the model name to the Shea plan sheet and walk the space to see what was built.
  3. Confirm whether the lot is in a 55+ neighborhood or an all-ages neighborhood using the recorded CC&Rs.
  4. Read the guest stay and leasing rules in the association documents.
  5. If the casita looks added or converted later, check for association approval and permits.
  6. Check that the casita has its own heating and cooling, or confirm how it is served.
  7. Compare recent casita and non-casita sales before setting an offer price.

A casita home suits buyers who want a separate space for visiting family and are comfortable with the guest rules in the documents. It is a poor match if you need guaranteed rental income from the casita without confirming the leasing language first. If a pool matters too, see Encanterra homes with pool, and for the freshest inventory check Encanterra new listings. Questions buyers ask

Do all Encanterra homes have a casita?
No. On current Shea plan pages, the casita is an option on Alora and Genova. Many homes have an extra bedroom instead, so check each listing and walk the space.

Is every Encanterra neighborhood 55+?
No. Shea describes Encanterra as an all-ages community with 55+ neighborhoods. The recorded CC&Rs for the specific lot tell you which rules apply.

Can I rent out a casita at Encanterra?
Do not assume so. Leasing rules are in the CC&Rs and association rules, and a casita is part of the home, not a separate unit. Ask the association before you buy for that purpose.

Do I have to join the club to buy a casita home?
Encanterra Country Club is a private club for property owners, and golf membership is optional. Membership terms change, so confirm current requirements with the club.
