Mulberry is a Blandford Homes neighborhood in east Mesa, ZIP 85209, near Signal Butte and Guadalupe roads. It has one- and two-story single-family homes built from about 2015 to 2020, with front porches and tree-lined streets set around a central park with a pool, sport courts and a playground.
I'm Terry Day with DeLex Realty. Mulberry is a smaller, walkable neighborhood compared with the big master plans farther south in east Mesa, and its homes are now resale only. Here is what I share with buyers who are looking at homes in Mulberry.

Mulberry is in east Mesa, and its home sales started at Signal Butte Road and Guadalupe Road. Listing directions reach the neighborhood by heading north on Signal Butte, and its interior streets include Monterey, Nido, Nichols, Nopal, Mendoza and Naranja avenues along with S 107th Street and S Valle Verde. Maricopa County Assessor records list every Mulberry parcel plat inside the City of Mesa. Listings describe the Loop 202 Santan Freeway and US 60 as both under about two miles away.
The Mulberry Marketplace shopping center, anchored by a Fry's Food and Drug with a fuel center, was built next to the neighborhood around 2016 and 2017. That gives residents a grocery store close to home without driving across town.
Blandford Homes developed and built Mulberry. When sales opened in March 2015, people camped out to buy, and the plan called for about 546 homes on 192 acres in four collections, roughly 1,700 to 4,300 square feet. The HOA's first management company described "eventually 550 homes," so expect small differences between sources. County records show five main plats, Mulberry Parcel 1 through Parcel 5, built from about 2015 to 2020.
The neighborhood was designed in a neo-traditional style, with front porches, tree-lined boulevards and rose gardens. Listings show both one-story and two-story plans, including single-level "bungalow" designs. Lots are compact, generally in the range of about 3,000 to 6,000 square feet in the listings I have reviewed, which keeps yards easy to care for. Home sizes in recent listings run from about 1,700 square feet up to the high 3,000s.
New-home sales here ended years ago, so every home you will see today is a resale. That can be a plus: mature trees, finished landscaping and a settled neighborhood.
Mulberry was planned so that homes sit within about a five-minute walk of a central park. The amenity area includes a pool, sport courts, a playground, fitness and multi-purpose rooms and an event lawn, and the community launched with plans for pavilions, play fields and a lifestyle program. Recent listings also mention a second pool, a heated spa, tennis and pickleball courts, a clubhouse and walking and biking paths. I confirm the current amenity list and any reservation rules with the HOA for each buyer.
Outside the neighborhood, east Mesa has plenty of room to roam. Usery Mountain Regional Park and the Superstition Mountains are a drive to the northeast, and Mesa's spring training ballparks, Mesa Arts Center and downtown are to the west. See my Mesa city guide for more.
Most Mulberry listings show Gilbert Public Schools, usually Augusta Ranch Elementary, Desert Ridge Junior High and Desert Ridge High School. At least one Mulberry listing names Superstition Springs Elementary, Highland Junior High and Highland High School instead, so assignments may differ by street or change over time. Confirm boundaries with the district at gilbertschools.net before you buy.
Mulberry is governed by the Mulberry Community Association, which maintains the central park, pools and common areas and enforces the CC&Rs. Some listings also show a second, smaller association for one section of the community. Management companies have changed over the years, so I pull the current HOA contact, rules, and any transfer or capital fees from the resale disclosure package during escrow. Read the rules on parking, rentals, exterior paint and landscaping before you write an offer.
Because homes here are similar in age and style, small differences matter: lot position near the park, one-story vs. two-story, garage size and upgrades. I compare each home against recent Mulberry sales, not just east Mesa averages. If you want to look at newer construction nearby, the master plans farther south in east Mesa are worth a side-by-side look. Some homes in Mesa also carry FHA or VA loans that a qualified buyer may be able to take over; see assumable mortgage homes in Arizona, and read first steps to buying a home in Arizona.
Buyers who shop Mulberry usually compare it with other east Mesa neighborhoods built in the same era. Clean, move-in-ready homes stand out. I price with recent Mulberry closings and show what sets your home apart. See how to price your Arizona home to sell, or call me for a value check.
