Cadence, also called Cadence at Gateway, is a master-planned community in southeast Mesa, ZIP 85212, just north of State Route 24 between Ellsworth and Crismon roads. It has newer single-family homes built from about 2019 on, and its center is The Square, a community hub with pools, a fitness center and event space.
I help buyers and sellers in Cadence and the rest of the Gateway area. Cadence sits right across the street from Eastmark, so many of my clients compare the two. Below is what I verified about where it is, the homes, the amenities, schools and HOA basics, plus what I watch for when you buy or sell here.

Cadence is inside the City of Mesa. Local news describes its edges as State Route 24 on the south, Ellsworth Road on the west, Ray Road on the north and Crismon Road on the east. The main entrance is Cadence Parkway, off the southeast corner of Ray and Ellsworth, where a small retail center sits at the front of the community.
Eastmark is directly across the street. Phoenix-Mesa Gateway Airport and ASU's Polytechnic campus are nearby on the old Williams Air Force Base land, and Apple's Mesa data center is on Signal Butte Road. SR 24 connects west to Loop 202, so the Santan Freeway is a short drive for trips toward Gilbert, Chandler and Phoenix.
Harvard Investments bought the land and planned Cadence as a community of about 2,000 homes, mostly single-family, plus some multifamily and land for shops. The first models opened in 2018, and most homes I see listed were built from 2019 through 2023. Toll Brothers announced its final homes in 2023, and I did not find a builder still advertising new homes in Cadence this year, so today you are mostly looking at resales.
Each builder brought its own style and size range:
There is also a gated neighborhood of single-story rental homes and an apartment section. If you are buying, MLS listings use several plat names here, such as "Cadence at Gateway Phase 2 Parcel L" or "Parcel C at PPGN," so I search all of them to catch every home.
The Square is the center of the community. It has a community center of about 12,000 square feet with a cafe-style lounge, a fitness area with yoga and spin rooms, and an indoor and outdoor event space. Outside are a resort pool with two slides, a lap pool and a spa pool, plus tennis, basketball and bocce courts, a sports field, a dog park and barbecue and fire pit areas.
The developer lists 13 parks, and the community was planned with a network of walking paths so that homes are close to a park, trail or The Square. For more outdoor time, Usery Mountain Regional Park is to the northeast and the Superstition foothills are to the east.
Cadence is served by Queen Creek Unified School District. The district's Silver Valley Elementary is inside the community on East Toledo Avenue, and the district's Eastmark High School is on East Ray Road nearby. Listings do not agree on the middle and high school for every street, so confirm boundaries with the district for any address. See my pages on homes near Silver Valley Elementary and homes near Eastmark High School.
Listings show the association as Cadence at Gateway or Cadence HOA. The HOA runs The Square and the common areas, and some neighborhoods may have extra rules or fees on top of the master association. Ask for the CC&Rs, design rules and any transfer fees early in escrow.
Cadence was the second community in Mesa to use a community facilities district, a special district that helps pay for roads, water lines and other infrastructure through a line on the property tax bill. Look at the current tax bill for any home you are considering so you know what is included.
Buyers in Cadence often compare your home with Eastmark resales and with new builds farther east. Pricing it the way an appraiser will see it, and showing off upgrades, lot position and nearness to The Square, matters. Read how to price your Arizona home to sell, or call me for a pricing plan.

Probably not from a builder; I did not find any builder still advertising new homes in Cadence this year, so most homes for sale are resales. I check with builders for any last homes when you are ready to look.
What school district serves Cadence?
Queen Creek Unified School District serves Cadence, and its Silver Valley Elementary is inside the community. Middle and high school assignments vary in listings, so confirm the address with the district before you buy.

Yes, at times, because Cadence is inside the Gateway airport's overflight area. Mesa requires disclosures for these homes, so read them and visit at different times of day to see how it feels to you.
