Agritopia is a 166-acre neighborhood in Gilbert built around a working, certified organic farm. Homes with prominent front porches line narrow streets, and you can walk to the farm, the community garden, coffee and some of Gilbert's best-known local restaurants. Nothing else in the Valley feels quite like it. I help buyers and sellers here and across Gilbert, and here is what I think you should know.

Agritopia sits between Ray Rd on the south, Higley Rd on the east and the Loop 202 Santan Freeway on the north, with Cosmo Dog Park next door to the west. That puts the freeway, SanTan Village shopping and the rest of Gilbert just minutes away. My Moving to Gilbert guide covers the bigger picture.
The land has been a farm for a long time. The Johnston family bought it in 1960 and grew cotton and wheat. Around 2000, Joe Johnston led the plan to turn part of the family farm into a village where the farm stays at the center, and homes were built in phases through the early 2000s.
Agritopia has about 450 single-family lots, split between larger "classic" homes and smaller "cottage" homes. Styles include Craftsman and California Bungalow, Spanish Eclectic, Northern European Revival and Arizona Territorial, and front porches face the street on nearly every home. Streets are narrow with roundabouts, which keeps traffic slow and the neighborhood walkable. Some lots allow a small carriage unit or casita.
The homes were built by Scott Homes in phases during the 2000s, so what comes up for sale today is almost always a resale. Since styles and lot types vary, I look at each home's layout, updates and position (near the farm, a park or the edge of the neighborhood) when we compare.
The farm is the heart of Agritopia. It grows produce like artichokes, kale, olives and peaches, along with orchards and honey, and there is a community garden with individual plots. Joe's Farm Grill is in the original family home, and The Coffee Shop is in the old tractor shed.
Barnone, the old barn, is now a maker space with local businesses such as 12 West Brewing, Garage-East and Cream of the Crop. Next door, the Epicenter at Agritopia adds restaurants like Matt's Big Breakfast, The Mission and Salt & Straw. The neighborhood also has a community center with a pool and tennis courts.
Public schools near Agritopia that the neighborhood association lists include Higley Traditional Academy and Williams Field High School in the Higley Unified School District. Gilbert Christian School, a private school, is located within Agritopia. Assignments depend on the exact address, so please confirm with the school district for any home you are considering.
Agritopia has one residential homeowners association, with professional management, quarterly dues and an architectural review committee that approves exterior changes. Because the look of the streets is a big part of Agritopia's appeal, the design rules matter here. I pull the HOA documents early, including any rules on casitas and rentals, so there are no surprises.
Agritopia is small and homes do not come up often, so I set up instant alerts and preview homes quickly. I also look at nearby Gilbert neighborhoods with you in case the timing does not line up. If you're just starting out, read my first steps to buying a home in Arizona. Some Valley homes have a loan a buyer can take over, and my assumable mortgage guide explains how that works.
Agritopia buyers are often shopping for the lifestyle as much as the house, and they compare it with Morrison Ranch, Cooley Station and other Gilbert communities. Pricing it right means using the best comparable sales inside and around the neighborhood. My guide on how to price your Arizona home to sell and the Gilbert home values seller guide are a good start, and I'm happy to build a pricing plan for your home.
