Seville is a master-planned golf community in south Gilbert, built mostly by Shea Homes and centered on the Seville Golf & Country Club. You get tree-lined streets, Mediterranean and Southwestern style homes, a few gated enclaves, and a private club that hosted an LPGA tournament in 2024. I help buyers and sellers in Seville and all over Gilbert, and here is what I think you should know before you tour.

Seville sits in the southern part of Gilbert, in the Higley Rd and Riggs Rd area, with the Seville Golf & Country Club clubhouse on S Clubhouse Dr. This corner of Gilbert still feels a bit quieter than the busier areas to the north, but daily needs are close by. Grocery stores, including Fry's and Bashas', are a short drive away, and Gilbert Regional Park is nearby for weekend sports and open space.
For bigger shopping trips, SanTan Village is roughly 8 miles north. The Loop 202 Santan Freeway is the main way most residents head toward Chandler, Tempe and the rest of the Valley. I always suggest test-driving your own commute at the time of day you would actually make it.
Shea Homes developed Seville, and most of the homes here carry the Shea name. The architecture leans Mediterranean, Tuscan and Southwestern, with tile roofs, stucco and courtyard entries. You will find both single-level and two-story floor plans on a range of lot sizes, from interior streets to lots along the golf course.
Seville also has gated pockets inside the larger community. One example is Legacy at Seville, a Toll Brothers enclave of 61 single-level homes. Shea's later sections, such as Escala II, have closed out, so today nearly every purchase in Seville is a resale. That is good news for buyers who want mature landscaping and a finished neighborhood instead of a construction zone.
The Seville Golf & Country Club is the heart of the community. The 18-hole championship course was designed by Gary Panks and opened around 2000, and its signature hole is the island-green 17th. The club is part of the Invited Clubs network, formerly ClubCorp, and in 2024 it hosted the LPGA's Ford Championship.
Beyond golf, the club offers tennis and pickleball courts, a Sports Zone, several pools, a fitness center and dining. The club is private and is run separately from the homeowners association, so club access depends on the membership you choose. Ask the club directly about current membership options.
Outside the club, the HOA side of Seville has neighborhood parks, playgrounds and walking paths, which make it easy to get outside without getting in the car.
Seville is served by Chandler Unified School District, even though it is in Gilbert. Recent Seville listings show Riggs Elementary School and Dr. Camille Casteel High School, which serves grades 7 through 12. School boundaries do change, so please confirm the assigned schools for any address with Chandler Unified's boundary tool before you buy.
Seville has a homeowners association, the Seville Homeowners Association, which is professionally managed. The HOA handles common areas, parks and the community's rules. Some gated enclaves may have their own association on top of the main one, so a single home can have more than one HOA. The golf club is separate from the HOA. When you are under contract, I will make sure you get every HOA document and know exactly which associations apply to the home.
Since Seville is built out, the best homes, especially golf-course lots and homes in the gated sections, can move quickly when they are priced right. Know which features matter most to you: golf views, a single-level plan, a gated street, or a larger yard. That makes it easier to act fast when the right home appears. If you are new to the process, start with my guide to the first steps of buying a home in Arizona.
Some Seville homes were bought or refinanced with FHA or VA loans that may be assumable. If you want to explore that, read my page on buying a home with an assumable mortgage in Arizona, and I can help you look for those homes.
Seville buyers usually compare homes by location in the community, golf frontage, floor plan and updates. Pricing against the right comparable sales matters, because a golf-course home and an interior home on the next street can sell very differently. My article on how to price your Arizona home to sell and my Gilbert home values seller guide are good places to start, and I am glad to put together a pricing plan for your home.
