Pueblo El Mirage 55+: Golf, RV Resort Living and Lot Basics
Pueblo El Mirage is a gated, age-restricted (55+) RV and golf resort at 11201 N. El Mirage Road in El Mirage, run by Roberts Resorts. It pairs an 18-hole Fuzzy Zoeller course with manufactured homes, park models and RV sites, and listings I have reviewed here sit on leased land rather than owned lots.
I am Terry Day, REALTOR® with DeLex Realty. This is the plain-language tour I give before anyone writes an offer here, because the questions at a resort community are different from the questions at a site-built subdivision.

Where it is
Pueblo El Mirage sits on El Mirage Road in the city of El Mirage, in the northwest Valley near Surprise, Sun City and Peoria. The resort itself is gated and has its own post office and concierge services. If you are still getting to know the city, my moving to El Mirage guide covers the bigger picture.
Day to day, the setting is resort and RV oriented rather than a traditional subdivision. Streets are lined with manufactured homes and park models, with a section of the community set aside for RV sites.
Golf and resort setting
The golf course is the centerpiece. Roberts Resorts describes it as an 18-hole, par-72 championship course of about 6,600 yards, designed by Fuzzy Zoeller, with water in play on 13 holes. The signature hole is a short par 3 over water to a peninsula green. The course takes public play and also offers resident rates, so ask how resident play, guest play and cart rules work for the address you are considering.
Golf-course sites feel different from interior streets. I suggest walking a site on a busy morning. Cart traffic, errant balls and activity noise come with fairway living, while interior pads are usually quieter.
Clubhouse, pickleball and maker studios
The resort lists these amenities on its official site:
- A clubhouse of about 40,000 square feet with a two-story library and computer stations
- A beach-entry pool, hot tubs and a fitness center (the resort has posted that pool and fitness areas are under renovation, so check status on your tour)
- More than two dozen dedicated pickleball courts with an on-site pro and organized daily play in season
- Maker studios: woodshop, lapidary, stained glass, glass fusing, sewing, quilting and ceramics
- Pueblo Bar & Grill on site
- Live entertainment, happy hours, crafts, cards and social events
Ask for the current activity calendar. Like most snowbird-season resorts, the schedule is busiest in the cooler months. If you plan to be here part of the year, also ask how clubs and guest policies handle seasonal residents. My pickleball communities guide compares court setups across the Valley.
Owned lots vs leased land
This is the most important conversation on a Pueblo El Mirage tour.
In general terms, manufactured and resort communities in Arizona come in two structures. In an owned-lot community, you buy the home and the land under it. In a land-lease community, you own the home or park model and pay ongoing lot rent to use the space. The two are handled very differently for lending, appraisal, resale and long-term budgeting.
At Pueblo El Mirage, the listings I have reviewed show the land as leasehold with a monthly land lease, and the resort's own homes-for-sale page refers to lot rent. Even so, I confirm the structure in writing for every address. Before you write an offer, get answers on:
- Whether the land is leased or owned for that specific site
- How the home is titled (personal property or affixed real property)
- The lease term, renewal terms, rent adjustment rules and what happens on transfer to a new buyer
- Whether the lender you plan to use finances that home type and title on leased land
I line up a lender who knows manufactured and park-model financing before my buyers fall in love with a floor plan. Many buyers here pay cash, but if you are financing, it matters early.
Manufactured homes, park models and RV sites
You will see three product types here, and they are not interchangeable:
- Manufactured homes: single-section and multi-section homes. The resort's sales page shows brands such as Cavco and Palm Harbor, with layouts ranging from 1 bedroom up to 3 bedrooms.
- Park models: smaller resort homes; the resort lists new park models among its sales options.
- RV sites: the resort lists 378 oversized back-in RV spaces with full hookups, typically about 40 by 55 feet. RVs generally must be 10 years old or newer unless management approves them from photos.
On any resale, ask about:
- Age, manufacturer and condition of the unit
- Arizona rooms, carports, sheds and additions, and whether they were approved under resort rules
- Utility hookups and who maintains which lines
- What conveys with the sale versus personal property the seller takes
Older resort homes often need on-site measuring more than a brochure. I pull prior listing details and floor plans when they exist.
Resort rules basics
Request the current resort rules and lease documents before offering, and confirm in general terms:
- What the lot rent or resort fees cover, and what is billed separately (golf, utilities, trash)
- Pet rules (the RV side lists a two-pet maximum per site)
- Guest rules, long stays and absences
- RV parking and storage rules
Age rules: Pueblo El Mirage is an age-restricted (55+) community. On the RV side, the resort requires at least one occupant per site to be 55 or older. Read the occupancy section of the documents yourself.
Buying tips: inspections and loans
Inspection scope must match the product. A manufactured home or park model is not inspected like a site-built ranch. I bring in inspectors who look under the home, at roofs and at additions, which is where resort-community issues tend to show up.
Some listings may mention an assumable loan. Assumability is always subject to lender approval, and homes on leased land with personal-property titles often do not fit standard assumption paths. I check title and loan type early so nobody wastes a contingency period.
How it compares
If you like the manufactured-home idea but want to compare the East Valley, see my 55+ manufactured home communities in Mesa page. If you would rather have a site-built home with owned land, the Sun Cities are nearby; my Sun City comparison lays them out.
