Robson Ranch Homes with Golf Cart Garage

At Robson Ranch Arizona in Eloy, a golf cart garage now comes standard on every new Tradition Series home, according to Robson's current plan pages. Some other plans, such as the Premiere Series Pavona, show a labeled golf cart garage on the plan sheet. On resales, the cart bay depends on the plan and options the original buyer chose.

Why buyers ask for a cart garage first

When buyers tell me a golf cart garage is a must, it usually comes down to a few practical reasons:

  • The two-car garage stays free for cars, a workbench or storage.
  • The cart is charged indoors and kept out of the sun.
  • The cart is not left in the driveway, where association parking rules may apply.
  • It is easy to roll out for golf or a trip to the sports club.

It is worth deciding early whether a cart bay is a hard filter or a nice-to-have. Some plans offer a full 3-car garage instead, which is a different feature.

Which Robson series include a cart garage

Robson's build-to-order lineup for Robson Ranch Arizona has four series: Oasis, Tradition, Premiere and Estate. Here is what Robson's own pages show today.

Tradition Series. Robson states that a golf cart garage now comes standard with every new Tradition Series home. The plans list shows Montecito, Bali II, Reva, Mandara, Bella and Fresco, each marked with a golf cart garage. As an example, the Montecito plan page lists 1,630 square feet and a 2.5-car garage, with the note "golf cart garage now included." The word "now" matters: on an older Tradition resale, the cart garage may or may not have been part of the original build, so check the home itself.

Premiere Series. The Premiere plans are Pavona, Miramonte and Vienta. Robson's Pavona plan sheet (2,157 square feet, listed as a 2.5-car garage) labels a golf cart garage beside the 2-car garage. The sheet shows the cart garage about 7'-9" wide, with lengths that vary between plan versions. Miramonte is listed as a 3-car garage plan, and its page does not mention a cart garage. Treat Premiere cart storage as plan-by-plan.

Estate Series. The Avalon, the first Estate Series home in the community, is described by Robson as a 3-car garage home of 2,665 square feet.

Oasis Series. Robson's plan list does not mark the Oasis plans with a cart garage. A promotional banner near the Oasis move-in-ready homes mentions a golf cart garage, but the text with it refers to Tradition homes, so ask before assuming an Oasis home has one.

Match the model name on a listing to Robson's plan sheet, then compare that sheet to what was actually built. Any change to a garage, such as a remodeled cart bay, may need association approval and City of Eloy permits.

Cart rules: community, golf club, city and state

This section is general information, not legal advice.

Community association. Robson Ranch is a gated, age-restricted community with its own governing documents. Parking, cart use on community streets and paths, and recreation-campus rules come from the association's CC&Rs and rules. Ask for them, including any cart registration rules, during your resale document review.

Golf club. Robson Ranch Golf Club publishes its own fee schedule, which includes cart fees. Confirm personal cart policies for the course directly with the pro shop.

City of Eloy. Robson Ranch is within the City of Eloy. Eloy's code of ordinances, linked from the city website, has a Traffic chapter (Chapter 17) and a Streets and Sidewalks chapter (Chapter 14). I did not find a golf cart specific ordinance on the city's site, so check those chapters, or ask the city, before you drive a cart on public streets outside the community.

Arizona law. A.R.S. 28-101 defines a golf cart as a motor vehicle with at least three wheels, an unladen weight under 1,800 pounds, designed and operated at no more than 25 miles per hour, and designed to carry no more than four people including the driver. The same section defines a neighborhood electric vehicle as an emission-free, electric vehicle with at least four wheels that meets the federal low-speed vehicle standards. Under A.R.S. 28-966, a neighborhood electric vehicle may not exceed 25 miles per hour, may not be driven on a highway posted above 35 miles per hour (it may cross one at an intersection), and must carry a permanent notice of its operating limits in view of the driver. What to check before you buy

  1. Match the model name on the listing to Robson's plan sheet and see whether a golf cart garage is labeled.
  2. Measure the bay length and width, and the door opening height, against your cart, roof and windshield.
  3. Look for a dedicated outlet near where the cart will park.
  4. Note water heaters, softeners, shelves or cabinets that take away cart length.
  5. Check the floor slope and whether rain runs into the bay.
  6. Read the association documents for cart registration, street use and overnight parking.
  7. If you plan to drive outside the gates, confirm City of Eloy and Arizona rules for your vehicle type.

Questions people ask

Do all Robson Ranch homes have a golf cart garage?
No. Robson says every new Tradition Series home now includes one, and some other plans, like the Pavona, show one on the plan sheet. Resales vary by plan, build year and options, so confirm on the home itself.

Does the listings button show only homes with a cart garage?
No. It shows Robson Ranch listings that mention a golf cart anywhere in the listing. That is a keyword search. Some results may simply include a cart in the sale, so confirm the bay on a showing.

Is a golf cart garage the same as a 3-car garage?
Not usually. A cart garage is a narrower bay sized for a cart, often listed as a 2.5-car garage. The Pavona sheet, for example, shows a cart garage about 7'-9" wide next to a 2-car garage. A third car bay is wider and can hold a car or a cart.

Can I drive my golf cart on Eloy city streets?
That depends on your vehicle type, the City of Eloy code and Arizona law. A golf cart and a neighborhood electric vehicle are defined differently under A.R.S. 28-101. Check the current rules before you leave the community. General information, not legal advice.
