A note on 2027: MLB's labor agreement expires December 1, 2026. If there's no new deal, a lockout could delay or cancel spring games. The Cactus League says its ballparks are planning as normal. A home near a ballpark is a long-term decision anyway, but I'll keep you posted.

Tips for buying a spring training home
- Decide how you'll use it. A winter home you use for a few months has different needs than a full-time home. Think about lock-and-leave features, HOA rules and who will check on the house while you're gone.
- Read the HOA rules on rentals. If you plan to rent it out when you're not here, check the HOA's rental rules and your city's short-term rental rules before you buy.
- Think about traffic. Game days bring crowds. Close is great, but right next to the ballpark may mean busy streets in February and March.
- Look at 55+ communities. Many spring training fans are retirees, and the West Valley has several large 55+ communities near Surprise, Peoria and Goodyear.
- Know the full cost. See my cost of living in Phoenix guide for taxes, utilities and everyday costs.
