What $600K to $1M buys in Gilbert

In this range you're usually looking at larger single-family homes, often four or more bedrooms, in established master-planned neighborhoods. Many have pools, three-car garages, bigger lots or a spot near a park or lake. At the top of the range you'll see remodeled homes, lake lots and homes near Gilbert's farm-to-table neighborhoods. Every home is different, so use the listings below as a starting point and call me for the recent sales on anything you like.

Neighborhoods I'd look at first

• Power Ranch: a DMB master plan of about 2,284 acres near Power and Germann roads, with fishing lakes, trails and neighborhood parks.
• Agritopia: built around the Johnston family farm, with an urban farm, Joe's Farm Grill and a community garden. Home building began in 2003.
• Val Vista Lakes: one of Gilbert's lake communities, where many homes back to the water and residents can use pedal boats and kayaks.
• Seville: a southeast Gilbert community with golf and resort-style amenities. See my full guide.
• Morrison Ranch and Lyons Gate: more east Gilbert neighborhoods worth a look in this price range.

Getting outside is easy too. The town's Riparian Preserve at Water Ranch covers 110 acres with more than 4.5 miles of trails and is a well-known bird-watching spot.

Tips for moving up in Gilbert

• Sell and buy in the right order. Most move-up buyers need to sell first or buy with a contingency. I'll help you plan the timing so you aren't stuck with two payments or nowhere to live. Start with my guide to pricing your home.
• Know the HOA. Most of these neighborhoods have an HOA, and some have a separate community association. Read the rules and fees before you offer.
• Check the school boundaries. Gilbert is served by more than one district, so confirm the schools for the exact address with the district.

What school districts serve Gilbert?
Gilbert is served by Gilbert Public Schools, Higley Unified School District and Chandler Unified School District. Which one depends on the address, so always confirm with the district.

Does Gilbert have lake communities?
Yes. Val Vista Lakes is one of the best known, and Power Ranch has fishing lakes. Lake lots usually cost more than similar homes away from the water.

Is Gilbert a town or a city?
Gilbert is officially a town, incorporated in 1920, even though it now has more than 267,000 residents.
