I am Terry Day, REALTOR with DeLex Realty. When a buyer asks me about a fairway home in Sun City Anthem, I treat the golf lot and the tee sheet as two different purchases. This page covers the golf side. For the whole master plan, both associations and the amenities, see my Anthem at Merrill Ranch homes for sale page.
Poston Butte in plain terms
Poston Butte Golf Club is the course at Anthem at Merrill Ranch. Troon lists it as an 18-hole, par 72 championship course designed by Gary Panks, with five sets of tees running from roughly 5,300 to 7,300 yards. Troon also points out par three holes with an island green, and a view of the butte where Charles Poston restored an old ruin as a fire temple in the 1800s, which is where the course gets its name.
A 2025 Troon announcement describes the club as an 18-hole daily-fee facility with a practice range and putting green, and says the course opened for play in 2007 as part of the Anthem at Merrill Ranch development. Anthem Grille is the club's on-site restaurant. Del Webb's own brochure for Sun City Anthem calls Poston Butte the community's home course.
Because it is daily-fee, the public books tee times alongside residents. Any resident golf program sits on top of that structure and can change, so I confirm the current setup with the golf shop and do not quote rates here. Living on the course does not, by itself, come with golf.
Which side of the master plan is the lot on?
Anthem at Merrill Ranch has two associations under one community council: Sun City Anthem at Merrill Ranch, the age-restricted Del Webb section, and Anthem Parkside, which is open to all ages. Each runs its own amenities, rules and architectural review. Before I write an offer on a golf course home, I confirm the address falls inside Sun City Anthem, since the course and the community names can blur together in listing remarks.
Sun City Anthem residents also have the Union Center, which Del Webb describes as the center of the community, with fitness, a learning center, pickleball, bocce and horseshoes. That is HOA recreation. Golf at Poston Butte is run by Troon. Keep the two separate in your head and in your paperwork.
What to look at on a course lot
A fairway lot buys open space and a long outlook. It also brings things an interior street does not. I stand on the back patio with buyers, not just in the living room, and we go through:
- Which hole the lot borders, and whether the patio faces a fairway, green, tee box, water or only a partial glimpse
- Which way the yard faces, since afternoon sun on a west-facing patio changes how often you use it
- How close the cart path runs to the back wall
- Golf balls: patched stucco, replaced panes and dented gutters on the course side are clues
- Morning maintenance: mowers and blowers on golf turf start early, so visit once at that hour
- What the HOA architectural rules allow for view fencing, trees and patio changes
If you play several days a week, being on the course can outweigh all of that. If you mostly want open space, a lot across from the course or on a quieter hole may give you most of the view with fewer balls and less cart traffic.
Resale or new Del Webb home
Del Webb's site still shows quick move-in homes at Sun City Anthem, some available now and others with completion dates into 2027. That means golf buyers can compare resales from earlier phases with newer builder homes. Resales show how landscaping, patio covers and windows actually hold up after years of play next to the course. A new home needs written specs, the lot's orientation and a clear picture of what is included.
If you visit a model, keep in mind that the builder's sales agent works for the builder. You can bring your own agent. Ask Terry for the floor plan on any resale you like so the original model matches the remodeled interior you walk through.
Some buyers ask about taking over a seller's FHA or VA loan on a resale. That can happen in some cases, and it is subject to lender approval, so I check it address by address.
Comparing golf living elsewhere
Buyers coming from the West Valley Sun Cities often want to know how a newer Del Webb community in Florence compares with older ones. I am happy to walk through it. My pages on Sun City Festival golf course homes, Robson Ranch and Encanterra cover other golf communities, and the Arizona 55+ living hub and 55+ community finder help narrow the list.
What to check before you buy
- Tour during active play and stand on the patio for at least ten minutes
- Confirm the address is in Sun City Anthem and which hole it borders
- Read the age rules and architectural guidelines in the CC&Rs
- Ask the golf shop about current resident and public booking, separate from HOA recreation
- Inspect course-side windows, screens, roof edges and walls closely
- Compare recent course and interior sales in similar condition
- For builder homes, get included features and the lot details in writing
Questions buyers ask
What is the golf course at Sun City Anthem at Merrill Ranch?
Poston Butte Golf Club, an 18-hole, par 72 championship course designed by Gary Panks and managed by Troon. It sits on W. Merrill Ranch Parkway in Florence, and Del Webb lists it among the Sun City Anthem amenities.
Is Poston Butte open to public play?
Yes. Troon lists Poston Butte as a daily-fee course, so the public can book tee times. Booking windows and any resident programs can change, so I confirm the current terms with the golf shop.
Does a golf course lot include golf privileges?
Not automatically. The golf club is run by Troon, and owning a home on the course is a separate decision from how you play. Confirm any resident golf program directly with the club, apart from your HOA recreation access.
Is Sun City Anthem at Merrill Ranch age-restricted?
Yes. Del Webb materials say at least one resident must be 55 or older, with limits on younger permanent residents. The exact rules are in the community's CC&Rs and governing documents, which I pull for every buyer. This is not legal advice.
Are there still new Del Webb homes near the course?
Del Webb's site shows quick move-in homes at Sun City Anthem, some with completion dates into 2027. Builder inventory changes, so ask me which lots, if any, face the course right now.
How do I see current Sun City Anthem golf course homes?
