Anthem at Merrill Ranch Homes for Sale in Florence, AZ

Anthem at Merrill Ranch is a master-planned community in the Town of Florence, Pinal County, along Hunt Highway at Merrill Ranch Parkway, northwest of Florence's historic downtown. It has two neighborhoods: Anthem Parkside for all ages and Sun City Anthem, a Del Webb 55+ community, each with its own recreation center, plus Poston Butte Golf Club.

When buyers ask me about newer homes south of San Tan Valley, Anthem at Merrill Ranch is usually on the list. It is big enough to have its own parks, golf course, school and hospital nearby, and several builders are still selling new homes here in 2026. Below is what I verified about where it is, the homes, the amenities, schools, HOAs and what I look at when you buy or sell.

Where it is

Anthem at Merrill Ranch sits inside the Town of Florence, north of the historic town center, with its main entrance on Hunt Highway at Merrill Ranch Parkway. From the Valley, most people take the Gateway Freeway (SR 24) to Ellsworth Road, which turns into Hunt Highway, and follow it south past San Tan Valley. The community is part of the larger Merrill Ranch land, which the Merrill Trust assembled and zoned before Pulte bought a large share for Anthem and Sun City.

Hunt Highway is the road to watch. The Town and Pinal County have intersection work at Hunt and Attaway, and a two-year widening project north of Franklin Road was set to start in July 2026. Ask me about current lane closures if you plan to commute.

The homes

Most homes are single-family, one- and two-story, on suburban lots, built by Pulte and Del Webb over the years and now also by D.R. Horton and Meritage Homes. On the all-ages side, Pulte sells at Parkside at Anthem at Merrill Ranch, D.R. Horton is selling new homes, and Meritage has an Estate Series and a Reserve Series. On the 55+ side, Del Webb is still selling at Sun City Anthem with homes scheduled into 2027. That means you can compare resale homes with new builds in the same community, which is useful when you are weighing price, finish level and move-in timing.

In the MLS, the community shows up under many plat names, such as "Anthem at Merrill Ranch Unit" numbers, Parkside and Sun City Anthem. My search button above includes all of them so you see the whole community in one list.

Things to do

  • Anthem Parkside Community Center (3200 N Anthem Way): full-court gym, rock wall, fitness center, pool and splash water park, sports fields, classrooms, a community park and the Parkside Cafe. Builder materials also describe a dog park, an adventure park, a catch-and-release pond and an amphitheater.
  • Sun City Anthem amenities: the Union Center with a lending library, fitness and wellness space, ballroom, indoor and outdoor pools, an indoor walking track, pickleball, bocce, tennis, a softball stadium, a community garden and a catch-and-release lake.
  • Poston Butte Golf Club (6100 W Merrill Ranch Pkwy): an 18-hole, par-72 Gary Panks design managed by Troon, open to daily-fee play, with the Anthem Grille restaurant.
  • Historic Florence is a short drive south for Main Street, McFarland State Historic Park and the Jr. Parada every Thanksgiving weekend.

Schools

Florence Unified School District serves Anthem at Merrill Ranch. Anthem K-8 (also called Anthem Elementary) is inside the community at 2700 N Anthem Way, and builders list Florence High School for high school. Always confirm the boundary for a specific address with the district, since assignments can change. See my Florence Unified homes page for more.

HOA basics

An umbrella group, the Anthem at Merrill Ranch Community Council, sits over two associations: the Anthem Parkside at Merrill Ranch Community Association and the Sun City Anthem at Merrill Ranch Community Association. Each runs its own amenities, rules and architectural review. Sun City Anthem is an age-restricted community under federal housing law for older persons; its governing documents set the exact age-qualification rules, so I pull them for every buyer on that side. Water and sewer in this part of Florence come from EPCOR, and Del Webb advertises a fiber network for internet.

Buying in Anthem at Merrill Ranch

  • Decide early whether you want the all-ages side or the 55+ side, since the associations, amenities and rules differ.
  • Compare resale with new construction. New homes may come with builder warranties; resale homes often have finished yards and window coverings.
  • Ask about solar on resale homes and whether it is owned or leased.
  • Check the HOA documents, rental rules and any pending assessments before you close.
  • Some resale homes may have an assumable FHA or VA loan. See my assumable mortgage page and first steps to buying a home in Arizona.

Selling in Anthem at Merrill Ranch

When builders are selling new homes nearby, your resale is competing with incentives and fresh model homes. I price against both recent resales on similar plans and the current new-build offers, then lean on what a resale home offers right now: a finished yard, upgrades already in place and a faster move-in. My guide on how to price your Arizona home to sell walks through how I do it.

Inside the Sun City Union Center

The Sun City Union Center sits at 3925 N. Sun City Blvd., Florence, AZ 85132, and it is the recreation building the Sun City Anthem at Merrill Ranch Community Association lists first on its amenities page. Here is what the association's Union Center page lists today.

Union Center by the numbers (per the association)

  • Outdoor: pool and spa, 8 pickleball courts, 6 bocce courts, 6 horseshoe pits, 4 shuffleboard courts, a putting green and an amphitheater
  • Indoor: pool and spa, fitness center, group fitness studio, wellness clinic, 3 craft rooms, 2 game rooms, a classroom, a cafe, meeting and event space and the lending library
  • Wellness services listed by the association: massage therapy, skincare services and a fitness orientation

Posted hours. The association lists Monday to Friday 5:30 am to 8:00 pm, Saturday 6:30 am to 8:00 pm and Sunday 8:00 am to 5:00 pm. The building is closed on New Year's Day, Thanksgiving Day and Christmas Day, with shorter hours on several other holidays. Hours can change, so check the front desk before you plan a tour around them.

The lending library runs on the honor system. It is in the Union Center lobby and the back room of the Learning Center area. Residents sign books out on sheets, and the Book Club handles shelving and upkeep.

A note on a second center. Some older buyer materials mention a "Hilltop Center." The association's current amenities page lists the Sun City Union Center, the Lending Library and Community Park, and does not list a Hilltop building. If a listing or brochure names another building, ask the association which facilities your membership card opens today.

Community Park details

The association's Community Park page describes a park of more than 60 acres with 3 lighted softball and baseball fields, 2 soccer fields, multi-purpose fields, an adventure playground, a splash pad, a 4-acre catch-and-release fishing lake, an outdoor plaza amphitheater, picnic ramadas with grills and miles of hiking and biking trails. Posted park hours are 6:00 am to 10:00 pm, and the splash pad runs April 1 to October 15. Ramadas and ball fields are first come, first served, and reservations go through the Parkside Community Center front desk.

Clubs, classes and events

The association describes a variety of clubs and classes rather than publishing one fixed club list, and the lineup shifts with resident interest. What the association's site does show:

  • Golf leagues at Poston Butte: a men's league on Wednesdays, ladies' 18-hole and 9-hole leagues on Tuesdays and a couples' league on Thursdays
  • A Book Club that manages the lending library
  • Group fitness classes at the fitness studio, plus an aquatics calendar
  • A Learning Center, a resident movie list, ballroom concerts and dances, and a separate events calendar run by the Anthem at Merrill Ranch Community Council
  • An online registration center for classes and events

My tip: pick two activities you already enjoy and ask how they run in July, not just in January. Summer schedules can look very different from the winter calendar.

Golf at Poston Butte Golf Club

Poston Butte Golf Club is at 6100 W. Merrill Ranch Pkwy. in Florence. Troon lists it as a Gary Panks design with 5 sets of tees running from about 5,300 to 7,300 yards, so there is a tee box for most skill levels. The association's golf page adds a few details buyers ask about:

  • PGA professionals and apprentices give lessons for all skill levels
  • Practice facilities close at 4:00 pm daily
  • Residents can bring a personal golf cart (ask the golf shop for current rules)
  • Walking, jogging, biking and fishing on the course are not allowed
  • Besides the Anthem Grille, there is a Greenside Cafe at the course

A fairway lot means a view, not a membership. If golf is the point of the move, ask the golf shop how resident play and tee times work before you choose a lot.

Del Webb home series

Del Webb currently markets three series at Sun City Anthem at Merrill Ranch. Square footage below is from delwebb.com and can change by elevation and options.

Prelude Series: Audrey, Traverse and Bergamot, about 1,279 to 1,533+ sq. ft., 2 to 3 bedrooms and 2 baths.

Retreat Series: Hideaway, Sanctuary, Haven, Tifton Walk and Refuge, about 1,576 to 2,191 sq. ft., 2 to 3 bedrooms.

Encore Series: Stardom, Endeavor, Journey and Renown, about 2,230 to 2,760+ sq. ft., 2 to 3 bedrooms. The Journey plan lists a separate golf cart garage.

Resales include many earlier plan names that Del Webb no longer builds, so match the plan name on the listing to the house you are touring. Owners often add Arizona rooms, extended garages or patio covers that the original plan sheet never showed. Ask Terry for floor plans on any home you are considering.

What I check on every tour: single-level walkways and door widths, garage depth for a cart and storage, laundry location and pantry size, and the age of the roof and HVAC on resales.

Sun City Anthem at Merrill Ranch is an age-restricted community, and the age rules are set out in the CC&Rs. For more 55+ options, see the Arizona 55+ community guide or try the 55+ community finder.
