Leisure World Homes with a Golf Cart Garage
Leisure World homes with a golf cart garage are resales in this gated, age-restricted (55+) Mesa community where the listing describes cart storage. Leisure World is an unincorporated county island, so a cart garage addition needs association approval plus a Maricopa County permit, not a City of Mesa permit.

Plain talk about that button: it shows active Leisure World listings whose remarks mention a golf cart. It is a keyword search, not a verified feature filter. Some results will have a true cart garage or extended bay, some will simply include a cart in the sale, and some will mention a cart in passing. Confirm each one with the photos, the floor plan and a tape measure.
What a golf cart garage means in Leisure World
In listing remarks, "golf cart garage" can mean a separate cart bay with its own door, an extended or deeper car garage, or a car garage with room left over for a cart. Sizes vary from home to home, and a listing that mentions a golf cart does not prove the space fits your cart plus a charger and storage.
Leisure World's ACC Rules & Procedures treat golf car garages as structural additions. The ACC document says:
- All manor owners must have an approved permit from the Architectural Control Committee (ACC) before changing the exterior of the home, other than landscaping.
- Structural modifications, including room additions and golf car garages, must meet Maricopa County requirements, and a Maricopa County building permit will be required.
- Golf car storage additions must conform to the existing manor elevation and blend with the home's exterior.
- Additional patios forward of the garage, driveways and golf car garage driveways require a variance.
- Garages and carports may not be converted to dens, hobby rooms or workshops.
Condominium manors have their own section in the ACC document, with tighter limits on new driveways and slabs forward of the garage. If you are looking at a condo, read that section before planning any cart space.
When a buyer tells me they want a cart garage, I ask whether it is a must-have or a nice-to-have. That one answer changes which homes we tour first.
Why permits come from Maricopa County, not Mesa
Leisure World has a Mesa mailing address, but it sits on an unincorporated county island surrounded by the City of Mesa, with the association handling many day-to-day functions. The ACC document says it is the owner's responsibility to get a Maricopa County permit when necessary, and that ACC approval does not replace it. See Maricopa County development in unincorporated areas for how the county handles projects.
If a cart garage looks like a later addition, ask the seller for the ACC approval and the county permit records before you write an offer.
Golf cart rules inside the gates
The association's Rules & Regulations (revised through April 2026) cover carts on community streets. In summary:
- Golf carts are motorized vehicles. No one may drive a motor vehicle in Leisure World without a current, valid license, and state traffic laws apply.
- Carts follow the same traffic rules as other vehicles. The speed limit is 25 mph throughout the community unless otherwise posted.
- Golf carts and bikes have a designated lane of travel on Leisure World Blvd.
- Carts may not use sidewalks or walking paths at any location.
- Only battery-powered golf carts are permitted, except association service carts.
- Every cart must show an identification number on the rear in numerals at least 2 inches high.
- Carts used at night need white lights in front and red taillights.
- Each rider must sit on a properly installed seat; no riding on a lap or in the golf bag area.
Where you can keep a cart
Storage rules are one reason buyers look for a dedicated cart garage. The Rules & Regulations say:
- Golf carts not used on a regular basis must be properly stored in a garage, carport or patio.
- Carts may not be parked, stored or driven on landscaping unless they cannot be seen from outside the lot.
- For condominiums, carts used on a regular basis may be parked in a garage, on a driveway or on a patio, and carts not used regularly must be stored in a garage.
- A covered cart that is not used on a regular basis is considered stored.
- Garage doors should stay closed unless the resident is nearby, though they may be left open up to 12 inches for ventilation.
Carts on Coyote Run and Heron Lakes
Leisure World has two private courses: Coyote Run and Heron Lakes. The association lists Coyote Run as an 18-hole, par 73 championship course and Heron Lakes as an 18-hole, par 63 executive course. The golf section of the Rules & Regulations says:
- Golfers will use no more than 1 cart per twosome, 2 carts per foursome and 3 carts per fivesome.
- Golf carts on the course must carry the identification number required for all carts.
- The cart paths are part of the golf course. Only golfers are allowed on the courses during golfing hours.
The lwca.com golf pages do not post a separate policy on bringing a personal cart to the course, so call Leisure World Golf at 480-832-0000 to ask about personal carts and any fee that applies before you count on using your own cart for every round.
Arizona golf cart law in general terms
Arizona's definitions statute, A.R.S. 28-101, defines a golf cart as a motor vehicle with at least three wheels, an unladen weight under 1,800 pounds, designed to go no more than 25 mph and to carry no more than four people including the driver. The same statute separately defines a neighborhood electric vehicle as an emission-free electric vehicle with at least four wheels that meets the federal low-speed vehicle standards.
A.R.S. 28-966 is about neighborhood electric vehicles and similar low-speed vehicles, not golf carts. It caps a neighborhood electric vehicle at 25 mph and bars it from highways posted above 35 mph, other than crossing at an intersection. Inside Leisure World, the association rules above apply. Before driving any cart outside the gates, check the statutes and Arizona MVD for what your cart type needs. For more, see street-legal golf carts in Arizona. This is a general summary, not legal advice.
What to check before you buy
- What the remarks mean. Tell a separate cart bay from an extended car garage or a cart that simply conveys with the sale.
- Size. Measure the bay length, width and door height against your cart, roof and windshield included.
- Charging. Look for an outlet where the cart will sit.
- Approvals. If the cart garage was added later, ask for the ACC approval and the Maricopa County permit.
- Condo or single-family. Condominium manors have stricter ACC limits on driveways and slabs.
- The plat's CC&Rs. Leisure World posts CC&Rs by plat on its documents page. Read the set for the exact home.

No. Only some homes have a cart bay or extended garage, and some were added later. Use the listings button, then confirm each home with the floor plan and photos.

No. It shows active Leisure World listings whose remarks mention a golf cart. It is a keyword search, so confirm the actual cart space on site.
Can I add a golf cart garage after I buy?
The ACC Rules & Procedures say golf car garages are structural additions that need ACC approval and a Maricopa County building permit, and they must match the existing home.
Can I drive a gas golf cart in Leisure World?
No. The Rules & Regulations say only battery-powered golf carts are permitted, except association service carts.
Can I use my own cart on Coyote Run and Heron Lakes?
The Rules & Regulations limit carts by group size and require the cart identification number, but lwca.com does not post a personal-cart policy. Call Leisure World Golf at 480-832-0000.
