Where it is

Val Vista Lakes is in north Gilbert, in the 85234 ZIP code. The community is centered on Baseline Road and Val Vista Drive, and the US 60 is just to the north, so getting onto the freeway toward Tempe, Phoenix or east Mesa is quick. The association office is on Lakeside Drive inside the community.

It is a short bike ride to the Riparian Preserve at Water Ranch, Freestone Park and the shops and restaurants at Dana Park. That mix of freeway access and close-in parks is a big part of why buyers keep coming back to this part of Gilbert.

The homes

Val Vista Lakes covers about 900 acres. As of 2021 the association counted about 2,020 homes plus around 280 commercial properties. The homes are spread across 24 residential subdivisions, and several of those are gated custom-home enclaves.

The range is wide. You can find condos and starter single-family homes, larger family homes, and custom homes behind gates. Homes on the water are the most sought-after, but plenty of buyers choose an off-lake home and still use all of the community amenities. Because the community has been around for decades, many homes have been updated over the years, so the condition can vary a lot from one house to the next.

Things to do

This is where Val Vista Lakes stands out. The association's amenity list includes a clubhouse with an 8-court championship tennis complex, indoor racquetball, cardio and weight rooms, a junior Olympic pool and spa, banquet and meeting rooms, and a tropical lagoon pool with a sandy beach and waterfalls. There are also four sports parks and bike paths.

The lakes are part of daily life here. The association has offered pedal boats and kayaks, and the community is known for its holiday boat parade, dive-in movies and swim lessons. Schools

Val Vista Lakes is served by Gilbert Public Schools. Val Vista Lakes Elementary, a preschool through 6th grade school, is on Blue Grotto Drive inside the community. Gilbert Public Schools is making campus and boundary changes for the 2026-27 school year that affect this area, so please confirm the assigned schools for any address directly with the district before you buy.

HOA basics

The Val Vista Lakes Community Association is a master association that covers both the homes and the commercial properties. The association managed itself for more than 30 years before hiring outside management in 2021, and it is now managed by HOAMCO. Some of the gated subdivisions and condo sections may also have their own association on top of the master. Before you write an offer, I will pull the current dues for every association that applies, any transfer fees and the CC&Rs.
