Superstition Vistas is a huge area of Arizona State Trust land south and east of Apache Junction, and its first homes are in two new master-planned communities in south Apache Junction: Radiance (D.R. Horton) and Blossom Rock (Brookfield). Both sit between Elliot and Ray roads east of Meridian Road, near the end of State Route 24.
I'm Terry Day with DeLex Realty. The name gets used two ways, which confuses a lot of buyers. On a map, Superstition Vistas is roughly 275 square miles of state land reaching from Apache Junction toward Florence, and nearly all of it is still open desert. On a listing, it usually means a new home in the first phase, which the City of Apache Junction annexed and approved for more than 10,000 homes. This page covers that first phase and what is planned around it.

The homes being built today are on a block of about 2,783 acres in south Apache Junction, bounded by Elliot Road on the north, Meridian Road on the west, Ray Road on the south and Idaho Road on the east. These homes are in the Pinal County part of Apache Junction, and 2023 news coverage placed Blossom Rock about two miles east of Eastmark in Mesa.
The larger Superstition Vistas planning area stretches south and east from there across northern Pinal County toward Florence, with the Superstition Mountains and Tonto National Forest to the north. A 2006 Morrison Institute report at ASU and a multi-year planning effort that followed imagined it one day holding hundreds of thousands of people, but outside the first phase there are no homes yet.
The land is State Trust land, managed by the Arizona State Land Department, with K-12 schools as the largest beneficiary of sales. In November 2020 the department auctioned the first 2,783 acres, and D.R. Horton and Brookfield Residential bought it as a 50/50 partnership, each taking roughly half. In October 2021 the Apache Junction City Council approved the master plan for more than 10,000 homes, and ground was broken in December 2021. Published plans call for a 20-plus-acre elementary school site, more than 40 acres of commercial land, a 16-acre regional park, five community parks and about four miles of trails, with build-out expected over about ten years.
Radiance at Superstition Vistas is D.R. Horton's community. Its sales office is on S. Caballo Drive, and the builder lists single-family plans of roughly 1,330 to 2,487 square feet with three to five bedrooms. The community includes a clubhouse, pool, splash pad and trails. A 2025 national report by the research firm RCLCO listed Radiance as the Phoenix area's top-selling master-planned community for the second year in a row, so new phases and resales come up often.
Blossom Rock at Superstition Vistas is Brookfield's community, near Ironwood Drive and Ray Road. Brookfield named Lennar, Pulte, David Weekley and Tri Pointe as builders alongside its own homes in 2023, and the community held its grand opening with 15 model homes in April 2024. Because several builders sell side by side, you can compare floor plans, lot sizes and included features across collections in one place.
Most homes here are new or nearly new. That makes a resale worth comparing against builder inventory, since a resale may already have landscaping, window coverings and upgrades that a new build would add to the price.
The Superstition Mountains are the backdrop. Lost Dutchman State Park, on the Apache Trail north of Apache Junction, has trails that lead into the Superstition Wilderness. Part of the Apache Trail (State Route 88) east of the park has been closed since a 2019 storm, and a section reopened in 2024 only for high-clearance 4x4 and UTV vehicles, so check ADOT before planning that drive. Closer to home, the community parks, pools and trail network are being built out phase by phase, and Eastmark and the Gateway area of Mesa are a short drive west for shopping and dining.
Superstition Vistas is in the Apache Junction Unified School District. D.R. Horton lists Desert Vista Elementary, Cactus Canyon Junior High and Apache Junction High School for Radiance. See my Apache Junction Unified homes page for the whole district. Great Hearts, a charter school operator, broke ground on a K-5 campus in Blossom Rock that it plans to open in fall 2027. School assignments can change as new schools open, so confirm boundaries with the district for any address.
State Route 24 runs about five miles from Loop 202 to Ironwood Drive as an interim road today. ADOT plans to start turning it into a full freeway in fall 2026, with bridges at Williams Field, Crismon, Signal Butte and Meridian and a new interchange at Ironwood, a job expected to take about two and a half years. Extending SR 24 east of Ironwood and building ADOT's planned North-South Corridor freeway from US 60 toward Florence and I-10 are both still in study with no construction funding committed.
Both communities have homeowners associations that run the parks, pools and common areas, so ask for the HOA documents and current dues during your inspection period. Water for the first phase comes through the Apache Junction Water District, which expanded its treatment plant on Ironwood Drive to serve these communities. That expansion was funded by the developers and is repaid through community facilities districts, so a home here may carry a CFD assessment on its property tax bill. I check the tax bill and HOA documents on every home so there are no surprises.
With several builders selling at once, I help buyers compare a builder's quick move-in homes against resales on the same street, look at lot direction and backyard size, and read the builder contract before signing. If you register with a builder, bring your agent on the first visit, since many builders require that. See my Apache Junction new construction homes, my new construction guide and my assumable mortgage page for other ways to buy.
When you sell here, your competition is often the builder down the street. Pricing against active builder inventory, showing off the upgrades and landscaping you already paid for, and timing your listing around new phase releases all matter. I can walk through that with you and put together a pricing plan for your home.
