Westbrook Village Homes with a Golf Cart Garage in Peoria
Some Westbrook Village homes have a golf cart garage or an extended bay, but many do not, and size varies by plan and remodel. The listings button below shows Westbrook Village homes whose listing mentions a golf cart. I confirm the actual bay, and the cart rules that apply, before you write an offer.

The button shows Westbrook Village listings whose descriptions mention a golf cart. That is a keyword search, not a measured cart garage list, so a home may mention a cart that conveys or a cart path view instead of a bay. I confirm the space on a showing.
Why buyers ask about cart storage first
Before I plan a second round of showings in Westbrook Village, I ask one question: is a golf cart garage a must-have or a nice-to-have? That answer changes which homes I put at the top of the list. The reasons I hear most often are practical:
- Keep the car side of the garage open for the car and storage.
- Charge the cart indoors, out of the summer sun.
- Have a simple place to keep the cart that fits the community's parking rules.
- Get to the recreation centers or the golf club without moving the car every time.
A cart bay is a home feature, like a pool or a casita. I treat it the same way: I look at the plan, measure it and check what the documents say about it.
What a "golf cart garage" means in Westbrook Village
Westbrook Village has many separate neighborhoods and a mix of home styles, so garage layouts vary a lot. In listings, "golf cart garage" can mean:
- A short extra bay beside a two-car garage, sized for a cart and not a car.
- A deeper or extended garage where a cart fits in front of or beside a car.
- A seller remodel that added or enlarged cart space.
- A one-car or two-car garage where the seller simply parked a cart.
The CC&Rs say garages are to be used for parking vehicles and storage (Article X, Section 2). Any change to a home's exterior, including garage additions, falls under the Architectural Control Committee review process in Article IX. If a cart bay was added by a past owner, I ask for the approval paperwork and check with the association. City of Peoria permits may also apply to structural work, so ask the city or a contractor about permit history.
Cart rules: the association, the golf club and the state
Three sets of rules can apply to a cart in Westbrook Village. They cover different places, so it helps to keep them separate.
The association (CC&Rs)
The Westbrook Village Association CC&Rs do not have a golf cart section that I could find. They do have a parking rule (Article X, Section 9) that limits where private passenger cars and pickups may be parked on the properties and adjacent roadways: in a garage or carport, in a private driveway or in areas the association designates. The association can also adopt rules beyond the CC&Rs, so ask for the current rules and resale documents when you are under contract.
The golf club
The Westbrook Village Golf Club runs the Lakes and Vistas courses as a membership club with its own website, separate from the homeowners association. Its posted course etiquette includes keeping carts on the paths near tees and greens, using the 90-degree rule where it makes sense, entering the course at main entrances rather than at a hole, and having a valid driver license to drive a cart. The club also posts "cart path only" days after rain or during course care, and lifts them as conditions allow. Rules for privately owned carts on the courses are not posted on the public site, so ask the golf shop.
Arizona law on public roads
In general terms, Arizona law defines a golf cart as a motor vehicle (A.R.S. 28-101): at least three wheels, under 1,800 pounds unladen, designed to go no more than 25 mph and carry no more than four people. A cart used on a golf course, or only incidentally moved on a highway, is exempt from registration (A.R.S. 28-2153). Regular use on public streets is a different question. Neighborhood electric vehicles are a separate category with their own speed and road limits (A.R.S. 28-966).
Westbrook Village is in the City of Peoria, so city police enforce traffic law on public roads there. Before you drive a cart off the course or outside your neighborhood, confirm registration, insurance and equipment needs with ADOT MVD and the Peoria Police Department. I wrote more about this in Are Golf Carts Street Legal in Arizona. This is general information, not legal advice, and I do not list street routes or fines here.

What I check before you buy
- Measure the bay length and width with the garage door closed, and compare it to your cart plus any shelving.
- Check the door height against your cart's roof or windshield.
- Look for an outlet near the bay and whether it is on a dedicated circuit; have an electrician check it if you plan to charge there.
- Note water heaters, softeners or other equipment that cut into cart length.
- Look at floor slope and where rainwater goes during monsoon storms.
- Ask for any architectural approval if a past owner added or enlarged the bay.
- Read the CC&Rs, association rules and resale documents on parking and storage.
- Ask the golf club about rules for private carts if you plan to use yours on the courses.
If you also want a pool or a home on the course, I keep separate searches for Westbrook Village homes with a pool and Westbrook Village golf course homes. It helps to rank which feature matters most.
Questions buyers ask
Do all Westbrook Village homes have a golf cart garage?
No. Cart storage depends on the original plan and any later remodel. Many homes have a standard two-car garage, so ask for the floor plan and measurements before you fall for the photos.
Does the listings button show only homes with a measured cart garage?
No. It shows Westbrook Village listings whose descriptions mention a golf cart. That is a keyword search. I confirm the bay and its size on a showing.
Is a golf cart garage the same as a three-car garage?
Not always. Some homes have a short side bay sized for a cart, not a car. If you need room for a third car, measure the space first.
Do I need to register my golf cart in Arizona?
It depends on how you use it. State law exempts carts used on a golf course or only incidentally moved on a highway. For regular street use, check with ADOT MVD and the Peoria Police Department.
Can I add a cart bay after I buy?
Exterior changes in Westbrook Village go through the association's Architectural Control Committee, and City of Peoria permits may apply. Get both answers before you hire a contractor.
