Residents use it for walking and biking.

Vistancia names Sunset Park and Westland Park inside the community, and says two more City of Peoria parks are planned there. A future City of Peoria multi-use trail system is also proposed for open space within Vistancia. Treat planned parks and trails as plans until the city confirms them. Vistancia's sections include The Village, Northpointe and Five North, plus Trilogy Golf Club (public) and Blackstone Country Club (private membership). How to check a trail before you buy

A trail on a community map is a starting point. Before you settle on a home, confirm these points:

  • Where the nearest trail or park entrance is relative to the actual lot, and whether the route between them is continuous.
  • Whether a path or park is public, run by the city, or managed by the association with its own rules.
  • Whether a segment is completed or still planned.
  • Surface, shade, crossings and lighting along the route you would use most.
  • Which section of the community the home is in, since 55+ sections and private clubs have their own access rules.

Walk the route yourself during a visit, morning and evening if you can. If you want gentler outdoor options elsewhere in the Valley, see easy hikes in the Phoenix area, and compare cities on the Moving to Arizona city guides page.

Compare the home as well as the trail

A great path does not fix a home that does not fit. Ask for the floor plan, then compare storage, laundry location, garage space and how the patio connects to the yard. Review the association documents for exterior maintenance, parking and rental rules, and order a full inspection covering the roof, cooling system and drainage.

For new construction, compare written specifications with the model home, and remember the builder's sales agent works for the builder. On a resale, an eligible existing FHA or VA loan may be assumable, subject to lender approval; confirm the details with the servicer.
