Vistancia is a 7,100-acre master-planned community in north Peoria, just west of Loop 303. It opened in 2004 and is made up of The Village, gated Blackstone, Trilogy at Vistancia for 55+ buyers, and the newer Northpointe, with Five North, a commercial and residential core, as the final phase. Lake Pleasant is about 15 minutes away.

Where Vistancia is

Vistancia sits in the far north part of Peoria, on the west side of Loop 303. Three freeway exits serve it: Vistancia Boulevard, Jomax Road and Lone Mountain Parkway. Downtown Phoenix is roughly 35 miles away, about 40 minutes by car. Lake Pleasant Regional Park is about a 15-minute drive, and the TSMC semiconductor campus in north Phoenix is a short drive east along the 303.

The four communities

The Village is the original section, with a wide mix of single-family homes and the Mountain Vista Club, which has an aquatic park with pools and waterslides plus tennis courts. The Foothills Center adds a lap pool and playground.

Blackstone at Vistancia is a guard-gated section built around Blackstone Country Club, a private Jim Engh-designed course. Club membership is separate from buying a home. The community lists Blackstone as sold out, so homes there are resales.

Trilogy at Vistancia is the gated 55+ community built by Shea Homes, with the Kiva Club and Mita Club, the Alvea Spa and the daily-fee Trilogy Golf Course. My Trilogy at Vistancia page and Peoria 55+ guide go deeper.

Northpointe at Vistancia opened in 2021 and is planned for about 3,200 homes, with the Sovita Club and a 10-acre amenity park. It also has Ridgecrest, a smaller Trilogy 55+ neighborhood.

The homes and builders

Since Vistancia has been building since 2004, you can choose between resales in The Village, Blackstone and Trilogy and new homes in Northpointe, with Five North still to come. Builders that have worked in the newer areas include Shea Homes, Beazer, DRB, Brightland, David Weekley, Pulte, CastleRock and Richmond American. Things to do

The 3.5-mile Discovery Trail links the community, and a 1,100-acre mountain preserve adds hiking trails. There are two golf courses, the residents' clubs in each community, and a Safeway on Vistancia Boulevard with other daily shopping nearby. Five North, a 320-acre core near Loop 303 and Lone Mountain Parkway, is planned for restaurants, retail, office and healthcare. For bigger shopping, Lake Pleasant Towne Center is at Lake Pleasant Parkway and Happy Valley Road. On weekends, Lake Pleasant is close for boating and paddling.

Schools that serve Vistancia

Vistancia is in the Peoria Unified School District. The community lists Vistancia Elementary and Lake Pleasant Elementary for K-8, and Liberty High School for grades 9 to 12. A K-8 school is planned in Northpointe, and American Leadership Academy, a charter school, opened nearby in 2025. Confirm the assigned schools for any address with Peoria Unified before you buy.

HOA basics

Vistancia has an umbrella maintenance corporation that looks after shared items like the Discovery Trail and entry monuments. Each community then has its own association: The Village, Trilogy, Blackstone and the Vistancia North association that covers Northpointe. That means dues, amenities and rules depend on which part of Vistancia a home is in. Ask for the HOA documents before you write an offer.

The first question is which of the four communities fits how you want to live, since each one has its own clubs, gates and rules.
