Moving from Florida to Arizona trades humid heat and hurricane season for dry desert heat and a summer monsoon. Many Floridians feel at home with Arizona's HOAs, golf communities and 55+ living, but insurance, home construction, taxes and yard care work differently here, so compare the actual homes, not the states.
Florida to Arizona at a glance
- Dry heat instead of humidity; summer is still hot, just in a different way.
- Monsoon storms replace hurricane season as the summer weather to plan for.
- HOAs and master-planned and 55+ communities are common in both states.
- Arizona has a state income tax and Florida does not, so talk to a tax pro.

What Florida buyers ask me first
When Florida buyers call me, the first questions are almost always about weather and insurance. They know hot summers. What surprises them is how different dry heat feels: shade is cooler, evenings drop faster, and humidity is rarely the problem. The second surprise is how much the Phoenix area looks like the planned communities they know from home, with HOAs, community pools and golf.
Humidity and hurricanes vs dry heat and monsoon
Phoenix summers are long and hot. The trade-off is low humidity for most of the year. In midsummer, Arizona's monsoon season brings dust storms, sudden heavy rain and wind. It is a very different risk from a hurricane, but it is still weather to plan for: roofs, drainage around the house, and trees near the home matter.
What that means for a house hunt:
- Look at the AC age and service records first. It is the most important system in an Arizona home.
- Ask about the roof type and age, and look at how water drains away from the house.
- Covered patios and shade trees make outdoor living work in summer.
Homes are built differently here
Many Florida homes are concrete block with hurricane features. In the Phoenix area you will see a lot of stucco over block or frame, tile and foam roofs, and very few basements. Pools are common, just like Florida, but desert landscaping with gravel and drought-tolerant plants replaces lawns in many neighborhoods.
Insurance: get a quote on the actual house
Florida buyers are used to insurance being the big question. In Arizona the risks are different, so the pricing and coverage are different too. Before you write an offer, get a homeowners insurance quote on the actual property. Tell the agent how you will use the home, especially if it will sit empty part of the year, because vacancy can affect coverage.
HOAs and 55+ communities: familiar, but read the rules
If you lived in a Florida HOA, Arizona will feel familiar. Many Valley communities have HOAs that handle common areas, pools and architectural rules. Read the CC&Rs and rules for the specific community, including rental limits if you plan to rent the home while you are away.
Arizona also has a long list of 55+ communities, especially in the West Valley around Sun City, Sun City West and Surprise, and in the East Valley. Each community sets its own age and occupancy rules, so check the rules for the community you like before you fall in love with a house.
Taxes and residency
Florida has no state personal income tax. Arizona does have a state income tax. Property taxes, how residency is set and what happens when you sell your Florida home are questions for a tax professional who knows both states. I would rather you get those answers early than be surprised later.
Buying before you sell in Florida
Many of my Florida clients start as winter visitors, rent for a season, and then buy. Others buy here first and sell the Florida home later. If you plan to buy before you sell, talk to a lender about whether you can carry both homes for a while. If you are looking at homes here with an FHA or VA loan, ask about loan assumption. An assumable loan can be an advantage for the right buyer, with the servicer's approval.
Where Florida buyers tend to look
Florida buyers often ask me about golf and resort-style communities in Scottsdale, Fountain Hills, Goodyear and the West Valley, and about 55+ communities in Sun City West, Surprise and the East Valley. I match the area to the home features you want: single-level living, a pool, a low-maintenance yard, an HOA with amenities, or no HOA at all.
Frequently asked questions
Is Arizona's heat easier than Florida's?
Many people find dry heat easier, but Phoenix summers are long and very hot. Shade, AC and timing your outdoor time matter.
Does Arizona get hurricanes?
Not in the way Florida does. Arizona's summer monsoon brings dust storms, wind and heavy rain instead.
Are there large 55+ communities in Arizona?
Yes. Arizona has many large 55+ communities with golf and recreation centers, such as Sun City and Sun City West. Each has its own rules and amenities.
Is homeowners insurance cheaper in Arizona?
It depends on the house, its location and how you use it. Get a quote on the specific property.
Can I buy in Arizona before I sell in Florida?
Often yes, if your lender approves it. Talk to your lender first, then call me to plan the search.
