Moving to Phoenix for a medical job? Start with the hospital campus where you'll work, then test the drive at your real shift times, including nights and weekends. Look for homes with a garage, a quiet bedroom away from the street for daytime sleep, and simple yard care. The Valley is big, so the right area depends on your campus.
A medical move to Phoenix at a glance
- Start the search from your hospital campus, not the whole Valley
- Drive the route at your actual shift start and end times
- A bedroom away from the street helps day sleepers
- A garage keeps your car out of the summer sun before a night shift
- Low-maintenance yards save your days off
I'm Terry Day with DeLex Realty. I work with nurses, physicians, techs, therapists and hospital staff relocating to the Valley, often on a set start date. Shift work changes what matters in a home. Here's how I help medical professionals choose an area and a house.
Start with your campus
Greater Phoenix has major hospital campuses spread across the Valley, so a home that's close to one can be a long drive from another. A few examples, by location:
- Central Phoenix: Banner University Medical Center Phoenix on East McDowell Road, Dignity Health St. Joseph's Hospital and Medical Center on West Thomas Road, Valleywise Health Medical Center on East Roosevelt Street, and the Phoenix VA (Carl T. Hayden VA Medical Center) on East Indian School Road
- North Phoenix: HonorHealth John C. Lincoln Medical Center on East Dunlap Avenue and HonorHealth Deer Valley Medical Center on North 27th Avenue
- Northeast Phoenix: Mayo Clinic Hospital on East Mayo Boulevard
Many systems also have campuses in the East and West Valley. Tell me where you'll be working, and I'll focus the search there. If you might rotate between campuses, look for an area with easy access to the freeways that connect them.
Test the drive at shift times
A 7 a.m. start, a 7 p.m. start and a weekend shift each have a different traffic pattern. Before you commit to an area, drive the route at your real start and end times. Note freeway construction, school-zone timing and left turns across busy roads. I don't promise drive times, because they change, but I'll help you test them.
Features that matter for shift work
- A quiet bedroom. A bedroom at the back of the house, away from the street, the garage and the laundry, helps if you sleep during the day.
- Window coverings and dual-pane windows. They help block light and noise, and they help with summer heat.
- A garage. Parking in a garage keeps your car cooler in summer and makes late arrivals easier.
- Low-maintenance landscaping. Desert landscaping with drip irrigation takes less of your time off.
- Laundry location. A laundry room away from the bedrooms keeps daytime noise down for whoever is sleeping.
- A reliable AC unit. Ask its age and service history before you buy.
Where to look by campus
For central Phoenix campuses, many buyers look at central and north-central Phoenix neighborhoods with older homes and established trees, or at condos and townhomes close in. For north Phoenix campuses, areas along I-17 and Loop 101 offer a mix of resales and newer homes. For Mayo Clinic Hospital in northeast Phoenix, buyers often look at north Phoenix and north Scottsdale areas near Loop 101. I compare areas by home age, lot size, HOA rules and commute, never by who lives there.
Buying on a start date
Medical moves often have a fixed start date. If you need to buy quickly, get pre-approved before you arrive, and plan a focused trip to tour your top homes. My post on a job transfer to Phoenix on a short timeline walks through the steps. If you'd rather rent for a few months first, see rent or buy when moving to Phoenix.
Check for assumable loans
Some homes for sale have an FHA or VA loan that a qualified buyer may be able to take over with the lender's approval. If you're a Veteran working at the VA or any other hospital, ask me about these. See assumable mortgage homes in Arizona.
Summer and your schedule
If you'll arrive in summer, plan your move for early morning and have utilities on before you arrive. My post on moving to Phoenix in the summer has a full plan.
