I'm Terry Day with DeLex Realty. The semiconductor build-out in north Phoenix has brought engineers, technicians, construction teams and supplier staff to the Valley from across the country and overseas. Most of them ask me the same thing: where should I live so the drive works? Here's how I approach it, by home features and commute, not by labels.

Where the plant is

Taiwan Semiconductor Manufacturing bought a large parcel of state land in north Phoenix in 2020, near Interstate 17, Loop 303 and the Carefree Highway. That location shapes everything about the home search. I-17 is the main north-south route, and Loop 303 and the Carefree Highway run east-west across the north Valley. Homes with quick access to those roads usually make the shortest drives.

Areas to look at first

North Phoenix

Neighborhoods north of the Loop 101 along I-17, including the Deer Valley and Happy Valley areas and newer communities farther north, are among the closest options. You'll find 1990s and 2000s resales, gated sections, and newer construction as you move north. See homes in ZIP 85085.

Anthem

Anthem is a master-planned community along I-17 north of the plant, with its own community council that runs parks and community facilities and hosts events through the year. Some buyers like that it's set apart from the busier parts of the Valley; others want more shopping close by.

North Peoria

North Peoria stretches toward Lake Pleasant and includes large master-planned communities with newer homes, parks and trails. Many routes use Loop 303 or the Carefree Highway toward I-17.

North Glendale

North Glendale offers established neighborhoods and some newer pockets, with access to Loop 101 and Loop 303. It can be a good fit if you want more choices in age and price of home.

New build or resale?

New construction is active across the north Valley, with builders opening communities near the new job centers. A new home gives you new systems and a warranty, but you'll wait for completion, start with bare yards and may pay for window coverings and landscaping. A resale usually comes with a finished yard, mature trees, window coverings and immediate move-in. Some resales also have an assumable FHA or VA loan, which a qualified buyer may be able to take over with lender approval. See my page on assumable mortgage homes in Arizona.

Always bring your own agent on the first visit to a builder's sales office. Builders often require your agent to register you at that first visit.

Test the commute the right way

Shift schedules vary, and traffic patterns are different at 5 a.m., 3 p.m. and 7 p.m. I suggest driving from each area you're considering at the exact times you'll start and leave work, including a weekend shift if you'll work one. Note road construction too; the north Valley is growing fast, and new interchanges and widenings come with temporary delays.

Features worth prioritizing

  • A garage, ideally with room for two cars and storage, to keep your car out of the sun
  • Dual-pane windows and a newer AC unit
  • A bedroom away from the street if you'll sleep during the day
  • Good internet service at the address; check the FCC National Broadband Map
  • An HOA you're comfortable with, since most newer communities have one

Moving here from another state or country

If you're relocating on a set start date, my post on a job transfer to Phoenix on a short timeline walks through buying on a deadline. Arizona doesn't change its clocks, which matters for scheduling calls back home; see does Arizona observe daylight saving time.
