Cheatham Farms is a neighborhood of single-family homes in Laveen, the southwest Phoenix village between South Mountain and the Salt River, just south of Baseline Road around 47th to 55th Avenues. Most homes were built in the mid-2000s on the land of the old Cheatham dairy, with parks, greenbelts and walking paths, and the Loop 202 is a short drive west.

I'm Terry Day with DeLex Realty. Cheatham Farms is one of the names I hear most when buyers start looking in Laveen, partly because the neighborhood carries the name of one of Laveen's best-known farm families. It is a good example of how Laveen grew, with farm and dairy land turning into neighborhoods in the 2000s. Here is what you should know before you buy or sell here.

Where it is

Cheatham Farms is in Laveen, one of the City of Phoenix's urban villages. The city describes Laveen as sitting between South Mountain and the Salt River, close to downtown Phoenix. Homes have Laveen mailing addresses and the 85339 ZIP code, but you're inside Phoenix city limits for city services.

The neighborhood lies south of Baseline Road. The main entries most people use are off 47th Avenue, 51st Avenue and 55th Avenue, with Cheatham Farms West reached from 55th Avenue. The Loop 202 South Mountain Freeway runs through Laveen near 59th Avenue and opened in December 2019. It connects Laveen to I-10 on both the west side and the Chandler side, which changed commutes here a lot.

A little history

The name comes from the Cheatham family. Dee Cheatham and his brother Shelton came to Laveen in 1919 and bought the general store and farmland, and Dee served as the local postmaster for decades. Around 1941, Dee and Lula Cheatham started a dairy near Baseline Road between 43rd and 51st Avenues. It grew into one of the larger dairies in Arizona. When the dairy closed in the early 2000s, most of the land was sold for homes, and Cheatham Farms was built on it.

The homes

Cheatham Farms is a neighborhood of single-family homes, most built from about 2003 to 2007. D.R. Horton built many of them, and published model lists show about 21 floor plans with 2 to 5 bedrooms. One builder's model list puts most plans at roughly 1,000 to 3,600 square feet, so you'll see a wide range of sizes on the market.

Because the community was recorded in several units over a few years, the MLS lists homes under names like Cheatham Farms Unit 1, Unit 3, Cheatham Farms South and Cheatham Farms West. My listings feed on this page pulls all of those sections together. Backyards range from simple to full pool setups, so read each listing closely.

Things to do

  • Neighborhood parks: the community has a park with play equipment, a BBQ area, open green space and walking and biking paths.
  • Aguila Park: the city park near 35th Avenue and Baseline, formerly Cesar Chavez Park, has a dog park. Phoenix renamed it in 2026.
  • South Mountain: Laveen sits between South Mountain and the Salt River, so the mountain's trails are within driving distance.
  • Shopping: a large new shopping center, Laveen Towne Center, has been approved, with opening targeted for winter 2027.

Schools

Elementary and middle grades are served by the Laveen Elementary School District, a K-8 district. The neighborhood school is Laveen Leadership Academy at Cheatham Farms, which was called Cheatham Elementary when it opened in 2002 and is still listed that way on many MLS listings. Some listings also name other Laveen district schools. High school is in the Phoenix Union High School District, and listings name either Betty Fairfax High School or Cesar Chavez High School. School names are for reference only: always confirm boundaries with the district for a specific address.

HOA basics

Cheatham Farms has a homeowners association that maintains the common areas, parks and greenbelts, and some listings show a separate association for Cheatham Farms South. Before you buy, I get the HOA's CC&Rs, rules on RV and trailer parking, paint and exterior changes, rentals, and the current dues and transfer fees for the exact home. Since there are separate sections, it's worth confirming which association a home belongs to.

Buying in Cheatham Farms

  • Utilities: water is City of Phoenix. Electric service is SRP for some homes and APS for others, so check the address.
  • Home age: most homes are about 20 years old now. I look closely at roofs, HVAC units, water heaters and pool equipment.
  • Freeway noise: homes on the west edge are closer to the Loop 202 corridor, so drive by at rush hour.
  • Financing: some sellers have older low-rate FHA or VA loans. Read about assumable mortgages in Arizona, and start with my first steps to buying a home in Arizona.

Selling in Cheatham Farms

Buyers here often compare several Laveen neighborhoods built in the same years, so the condition and updates of your home, and how it compares to recent sales in your own section, make the biggest difference. My guide to pricing your Arizona home to sell explains my process, and I'm happy to give you a pricing opinion.

Questions buyers ask

Is Cheatham Farms in Phoenix or Laveen?
Both: Laveen is a village of the City of Phoenix, so Cheatham Farms homes are inside Phoenix city limits with Laveen mailing addresses. Some nearby land in Laveen is still unincorporated county, but Cheatham Farms gets City of Phoenix water.

When were homes in Cheatham Farms built?
Most were built from about 2003 to 2007, after the Cheatham dairy closed and the land was sold. Resale listings I checked were mostly built in 2004 and 2005.

Does Cheatham Farms have a community pool?
I did not find a community pool in the HOA amenities. The neighborhood has parks, play areas, a BBQ area, greenbelts and walking paths, and many homes have private pools.

How far is Cheatham Farms from the freeway?
The Loop 202 South Mountain Freeway runs through Laveen near 59th Avenue, a few minutes west of the neighborhood. From there you can reach I-10 to the west or around South Mountain to the east.
