Rogers Ranch Homes for Sale in Laveen, AZ

Rogers Ranch is a master-planned neighborhood in Laveen Village, inside the City of Phoenix, on the north side of Baseline Road near 51st Avenue and a few minutes from the Loop 202 South Mountain Freeway. It has single-family homes built mostly from 2004 to the late 2010s, a K-8 district school inside the community and shopping at its corner.

I'm Terry Day with DeLex Realty. Rogers Ranch is one of the larger planned neighborhoods in Laveen, and buyers often compare it with the newer subdivisions that went up after the freeway opened. Here is what I verified from Maricopa County parcel records, City of Phoenix pages, the Laveen school district and listing data, written in my own words.

Where it is

Laveen is an urban village of Phoenix that sits between South Mountain and the Salt River, and Phoenix annexed it in stages starting in the 1990s. Every Rogers Ranch plat in the Maricopa County Assessor's records is listed under the City of Phoenix, even though addresses use Laveen 85339. County parcel maps put the neighborhood roughly in the square mile north of Baseline Road between 43rd and 51st Avenues, with the Shoppes at Rogers Ranch commercial parcels along Baseline and 51st Avenue.

The Loop 202 South Mountain Freeway opened on December 21, 2019, and it has Laveen interchanges at Southern Avenue, Baseline Road and Dobbins Road west of the neighborhood. That freeway puts the I-10 on both ends within reach: west toward 59th Avenue and east toward Chandler.

The homes

The Assessor lists about 1,760 parcels across the Rogers Ranch plats. That count includes common tracts and a handful of commercial lots, so it is not an exact home count. Construction years run from 2004 in Units 2 and 3, through 2005 to 2007 for most of Units 1, 4 and 5, to 2007 to 2015 in Parcels 8 and 9 and 2009 to 2017 in Parcel 15, where most homes went up from 2015 to 2017.

Listings name several builders by section: Richmond American Homes in Unit 3 and in Parcel 15, Ryland Homes in Unit 2, and U.S. Home Corporation in Unit 1. Parcel 9 is the Redhawk at Rogers Ranch neighborhood; its builder is not shown on the listings I checked. Homes are a mix of one- and two-story floor plans, many with three or four bedrooms. Because sections were built a decade apart, a 2005 resale and a 2016 resale on nearby streets can feel quite different, so compare build year, roof age and HVAC age along with size.

Things to do

  • Shopping: Laveen Village Marketplace at Baseline Road and 51st Avenue, anchored by Fry's Food and Drug and Home Depot (per a 2017 sale report), sits at the neighborhood's southwest corner.
  • Parks inside: listings describe playgrounds, greenbelts and biking and walking paths, and listings in Redhawk show a community pool.
  • Águila Park and Community Center: the City of Phoenix park at 7835 S. 35th Avenue, renamed from César Chávez Park by the Parks Board on August 19, 2026.
  • South Mountain: Phoenix's South Mountain Park/Preserve rises east of Laveen, with an equestrian area, and the city says its trails are open to horses.

Schools

Rogers Ranch is in the Laveen Elementary School District, which feeds the Phoenix Union High School District. Rogers Ranch School, a K-8 district school with a STEM focus, is inside the community at 6735 S. 47th Avenue and opened in 2012. Listings in Rogers Ranch also name other Laveen schools such as Vista del Sur Accelerated, Cheatham Elementary or Laveen Elementary, and for high school most name Betty Fairfax High School while some name Cesar Chavez High School. Assignments vary by address and can change, so confirm boundaries with the district for the exact home.

HOA basics

Rogers Ranch homes belong to a homeowners association, and listings show different association names by section, including "Rogers Ranch," "Rogers Ranch Unit 1" (and other units) and "Redhawk" or "Redhawk Rogers Ranch" for Parcel 9. Dues cover common-area landscaping and, on some listings, private street upkeep. I could not find an official HOA website, so I ask for the resale disclosure packet, CC&Rs, budget and any second association's documents early in escrow. City of Phoenix records also show a Redhawk at Rogers Ranch block watch formed in 2009.

Buying in Rogers Ranch

  • Check which association or associations the home belongs to and what each covers, including pool access.
  • Look at the build year by section; 2004 to 2007 homes may be on original roofs, water heaters or HVAC.
  • Confirm the school assignment for the address with Laveen ESD and Phoenix Union.
  • Laveen has had storm flooding in some areas, so look up the flood zone on the Flood Control District's Floodplain Viewer.
  • Many Laveen homes may have an assumable FHA or VA loan; see my assumable mortgage page and first steps for buying in Arizona.

Selling in Rogers Ranch

Buyers here compare your home with newer Laveen subdivisions, so lead with what sets it apart: the section and builder, updates since it was built, lot position near parks or paths, and the walk to Rogers Ranch School or the Baseline shops. I price from recent sales in the same section and build era rather than the whole neighborhood. My guide to pricing your Arizona home explains how.
