Moving to Laveen, AZ: Laveen Homes for Sale and Local Guide

Laveen is a village of the City of Phoenix in the southwest Valley, between the Salt River and South Mountain, with 85339 addresses. Laveen homes for sale range from newer master-planned subdivisions to older farm and horse properties, and the Loop 202 South Mountain Freeway runs right through the area.

I'm Terry Day with DeLex Realty. Laveen has changed a lot in the last 25 years, from dairies and fields to neighborhoods, schools and now a large shopping center under way. It still keeps pockets of rural, low-density land. Here is what I verified about the area, so you know what you are looking at before you tour homes.

Where Laveen is

The City of Phoenix describes Laveen as nestled between South Mountain and the Salt River, with a rural, agricultural and horse-property character that the city's Laveen Village Character Plan tries to protect. The village plan covers about 28 square miles and shows a separate area of county jurisdiction inside it, so some parcels are City of Phoenix and some are unincorporated Maricopa County. That affects zoning, animal rights and services, so I always check which side of the line a home is on. The Gila River Indian Community borders Laveen to the south and west.

A short history

Laveen grew up as a farming and dairy area southwest of Phoenix. The local school district was formed in 1908, and Walter Laveen donated land on Dobbins Road for the school, which was named Laveen Elementary in September 1913. He later became the first postmaster when the post office opened in 1918, and the community took the Laveen name. The Laveen School Auditorium was added to the National Register of Historic Places in 1996. Families such as the Cheathams ran dairies here for decades, and as farms sold, much of that land became today's subdivisions. The city's plan still lists local dairies as part of the area's heritage.

Neighborhoods and homes

You will find single-family homes in master-planned subdivisions, newer construction on former farmland, and older homes on larger lots. Some local area names you will see on listings and school signs include Rogers Ranch, Cheatham Farms, Trailside Point, Paseo Pointe, Estrella Foothills and Coplen Farms Estates. The city's character plan also names Sierra Madre, Dobbins Point and Laveen Estates. Outside the subdivisions, you will find farm and ranch homes on larger lots, some zoned for horses, which is why Laveen comes up in my Arizona horse property guide. Things to do

South Mountain Park/Preserve: the mountain preserve forms Laveen's southern edge. The closest official trailheads are on the 19th Avenue side, including the 19th Avenue Trailhead and Area 620.
Águila Park: the city park and community center at 7835 S. 35th Avenue, formerly named César Chávez Park, was renamed by the Phoenix Parks Board in August 2026.
Golf: the city-owned Aguila Golf Course near 35th Avenue and Dobbins Road, and Southern Ridge Golf Club near 59th Avenue and Baseline.
Laveen BBQ: the Laveen Community Council has held its annual barbecue since 1952; the 74th was in February 2026, with free admission.
Vee Quiva Hotel & Casino: run by the Gila River Indian Community, which uses a Laveen Village address.

Schools

Laveen is served by the Laveen Elementary School District for the elementary and middle grades and the Phoenix Union High School District for high school. Phoenix Union's high schools in Laveen are Betty H. Fairfax High School and Cactus Canyon High School, which was named César Chávez High School until the 2026-27 school year. Getting around

The Loop 202 South Mountain Freeway opened in December 2019. ADOT built it as a 22-mile freeway from I-10 at 59th Avenue around South Mountain to I-10 at the Santan Freeway, and its Laveen exits are Southern Avenue, Baseline Road, Dobbins Road, Elliot Road and Estrella Drive. That puts the West Valley, downtown Phoenix and the East Valley within reach without surface streets. On the local side, the city has a bike lane project on 51st Avenue between Baseline and Southern. Laveen's village plan also shows a park-and-ride at 27th Avenue and Baseline.

Shopping, health care and growth

The biggest project coming is Laveen Towne Center by Vestar at 59th Avenue and Dobbins Road, planned for about 90 acres and roughly 500,000 square feet of retail. Vestar announced its first tenants in June 2026, including restaurants, a fitness studio and a credit union; opening dates have moved before, so I treat them as estimates. For health care, Dignity Health Arizona General Hospital Laveen is at 7171 S. 51st Avenue. Electric service is SRP or APS depending on location. Check the water and sewer provider for any address; in county areas, some homes may be on a well or septic system.

Buying and selling in Laveen

When I help buyers in Laveen, I check city versus county jurisdiction, HOA rules (many subdivisions have one; farm properties often don't), irrigation or well rights on older parcels, and freeway or future commercial plans near the home. Laveen: questions people ask

Is Laveen part of the City of Phoenix?
Most of Laveen is inside the City of Phoenix, where it is one of the city's village planning areas with its own Laveen Village Planning Committee. Some parcels in the area are still unincorporated Maricopa County land, so check whether a specific address is in the city or the county, since that affects zoning and services.

Which school districts serve Laveen?
Laveen is served by the Laveen Elementary School District for preschool through 8th grade and the Phoenix Union High School District for high school. Phoenix Union high schools in Laveen include Betty H. Fairfax High School and Cactus Canyon High School, which was renamed from Cesar Chavez High School in 2026. Confirm boundaries with the districts for any address.

Can you have horses in Laveen?
Some parts of Laveen still have rural, low-density zoning such as S-1 (Ranch or Farm Residence), and the City of Phoenix's Laveen plan describes a rural, equestrian and agricultural lifestyle as part of the village's character. How does the Loop 202 connect Laveen to the rest of the Valley?
The Loop 202 South Mountain Freeway, which opened on December 21, 2019, runs 22 miles from I-10 at 59th Avenue in the West Valley to I-10 at the Santan Freeway in the East Valley. ADOT built interchanges in the Laveen area at roads including Baseline Road, Dobbins Road and Elliot Road, which gives Laveen a route around downtown Phoenix.

Is new shopping coming to Laveen?
Yes, Vestar's planned Laveen Towne Center calls for about 500,000 square feet of shopping and dining on roughly 90 acres, with a community space called Laveen Village Green. Plans reported in 2025 targeted a 2027 opening, and timelines can change, so ask me for the latest when you are comparing homes nearby.
