Coronado Ranch Homes for Sale in Gilbert, AZ

Coronado Ranch is a master-planned neighborhood of about 1,000 homes in southeast Gilbert, just northeast of Higley Road and Queen Creek Road in ZIP code 85297. It is a resale community of single-family homes, both one- and two-story, with more than 32 acres of parks, a splash pad, sports courts and a soccer field.

I'm Terry Day with DeLex Realty. Coronado Ranch is one of those Gilbert neighborhoods that buyers find when they want an established community with lots of park space, a neighborhood elementary school that shares its name, and homes that are past the new-construction stage, so the trees and landscaping have had time to grow in. Here is what I verified about it and what I look at when I help clients buy or sell here.

Where it is

Coronado Ranch sits in the southeast part of Gilbert, on the northeast side of the Higley Road and Queen Creek Road intersection. The Town of Gilbert lists it among its registered HOA neighborhoods, and homes here carry Gilbert addresses in the 85297 ZIP code. Higley and Queen Creek Roads are both main arterial roads, so getting out to the rest of Gilbert, Mesa, Chandler and Queen Creek is simple, while the interior streets stay quiet and residential.

State corporation records show the community association was formed in 2000.

The homes

Coronado Ranch is a resale neighborhood, with homes built in sections that MLS records list as numbered parcels, from Parcel 1a through Parcel 9. Several builders worked in the community, so floor plans and elevations change from one parcel to the next. You will find both single-level homes and two-story homes, and MLS records for the homes I sampled show construction in the early 2000s.

Because the homes are a couple of decades old, condition varies a lot. One home may have original finishes while the one next door has a remodeled kitchen, new flooring and a newer roof. That is good news for buyers who want to add their own updates, and it means sellers who have updated have something real to show off.

Things to do

Parks are the big draw. The community association reports more than 32 acres of park space, with basketball courts, a soccer field, tot play areas and a splash pad for hot days. With that much park space spread through the neighborhood, many homes are a short walk from a place to play or shoot hoops.

Beyond the neighborhood, you are in southeast Gilbert, with shopping and dining along the main roads nearby. My Gilbert guide covers the town's parks, events and shopping areas.

Schools

Coronado Elementary School, at 4333 S. De Anza Blvd. in Gilbert 85297, is part of Higley Unified School District. MLS listings in Coronado Ranch most often name Cooley Middle School and Williams Field High School as the next schools, though a few listings name different schools, including some Gilbert Public Schools campuses. Assignments can differ by address, so confirm boundaries with the district for the exact home. HOA basics

The neighborhood is run by the Coronado Ranch Community Association, which is managed by Heywood Community Management and keeps its own website. The association maintains the common parks and sets the community's rules on things like exterior paint, landscaping, parking and architectural changes. I did not find a community pool or a guard gate listed among its amenities. Before you buy, read the CC&Rs, rules and current budget, and ask whether any parcel has its own sub-association or extra rules.

Buying in Coronado Ranch

Compare homes parcel by parcel. Lot sizes, builders and floor plans differ, so a sale in one parcel is not always a good comparison for another.
Look closely at age-related items: roof underlayment, HVAC units, water heaters, pool equipment and plumbing.
Check where the home sits relative to parks and the school; some buyers want to be next to a park, others want a quieter interior street.

Buyers here compare your home with others in the same parcel and with nearby neighborhoods, so pricing has to be precise. I look at recent sales by floor plan, upgrades and lot position, then show off what sets your home apart: updates, a pool, a park-side lot or a single-level layout.
