Cooley Station is a mixed-use master-planned community in southeast Gilbert, near Williams Field and Recker roads. It is built on land tied to the Cooley family, who have farmed in the Southeast Valley for more than 90 years. It mixes single-family homes, rental and apartment communities, and a village center with shops and a future transit stop. I help buyers and sellers here and across Gilbert, and here is what I think you should know before you tour.

Cooley Station sits in southeast Gilbert off Williams Field Road, centered near Recker Road. The Union Pacific rail line runs along the community. The Loop 202 Santan Freeway is close by, so Chandler, Tempe and the airport corridors are an easy drive.
A lot of daily life is close. ASU's Polytechnic campus is about a mile away, and Phoenix-Mesa Gateway Airport is just a few minutes east. The SanTan Village mall area, with department stores, restaurants and a movie theater, is about five minutes west. The Verde at Cooley Station shopping center is inside the community. The Town of Gilbert is also planning a park-and-ride and transit stop at Cooley Station, with construction expected to start in 2028.
The Cooley family story in this area goes back to 1919, when Freeman and Pearl Cooley moved to Gilbert and farmed cotton, alfalfa and grain. Their son Eldon Cooley started a custom harvesting business, bought and farmed land around Gilbert for decades, and served as Mayor of Mesa from 1973 to 1976. Cooley Station was planned on family land as a mix of homes, shops and jobs, and it has been building out in phases for about two decades.
Most homes for sale in Cooley Station are single-family houses, both single-level and two-story, built from the 2000s through today. Fulton Homes has been one of the main builders, and its Cooley Station sections are now in final closeout, so there may still be a few new or quick move-in homes. In some Fulton sections, front yards are maintained by the HOA. The community also includes several apartment and rental communities near the village center.
Because Cooley Station was built in phases by more than one builder, lot sizes, floor plans and HOA details can change from one section to the next. I check each of these for every home we look at.
Many Cooley Station addresses are served by Higley Unified School District. Schools listed on recent sales include Gateway Pointe Elementary, Cooley Middle School and Williams Field High School. Charter and private options are also nearby. School boundaries can change, so always confirm the school for a specific address with the district.
Cooley Station homes belong to a homeowners association that maintains the common areas, pool and parks and enforces the CC&Rs. Some builder sections have extra services, such as front-yard maintenance, and some may have their own sub-association. I pull the HOA documents for each home so you know exactly what is covered and what the rules say.
You can choose between a resale and, while it lasts, a new home from the builder's final inventory. If you are looking at new construction, bring your own agent on your first visit to the sales office. My guide on using a buyer's agent for new construction explains why. If you are just starting, read my first steps to buying a home in Arizona. Some newer homes here may have assumable loans, and my assumable mortgage guide explains how that works.
When builders are still selling nearby, resale sellers need a clear plan. I compare your home with recent resales and with what the builder is offering, then show buyers what your home has that a new build does not, such as landscaping, window coverings and upgrades already done. My pricing guide and Gilbert home values seller guide walk through the process.
Is there a train station in Cooley Station? Not yet for passenger rail. The Town of Gilbert is planning a park-and-ride and transit stop there, with construction expected to start in 2028. Whether commuter rail will ever stop there is still an open question.
Can I still buy new in Cooley Station? Fulton Homes lists its Cooley Station homes as final closeout, so new options are limited. Most homes for sale are resales.
Is Cooley Station near Morrison Ranch? Yes. Morrison Ranch is a few miles north, and the two are often compared by buyers looking in east Gilbert.
Are there apartments in Cooley Station? Yes. Several apartment communities are part of the master plan, mostly near the village center.
