Cottonflower is an established neighborhood in Goodyear, centered on 173rd Avenue and Yuma Road, south of I-10 and close to the Canyon Trails shopping area. Its single-family homes were mostly built from about 2002 to 2005 by builders such as Centex Homes, Taylor Woodrow Homes and Hacienda Builders, and the HOA keeps a 5.4-acre park with a playground and tennis court.
Cottonflower is a good fit for buyers who want a settled street, mature landscaping and a quick drive to I-10, Target and the Goodyear Recreation Campus. The homes are about 20 years old, so you get established streets and trees that have had time to grow. Here is how I walk my clients through it.

Cottonflower sits in Goodyear’s 85338 ZIP code around the corner of 173rd Avenue and Yuma Road. I-10 is to the north, and Cotton Lane and the Loop 303 are just to the west, so it is easy to get on the freeway in either direction.
Canyon Trails Towne Center at Cotton Lane and Yuma Road is your everyday shopping stop, with a Super Target, Ross, PetSmart and Michaels. The Goodyear Recreation Campus at Estrella Parkway and Harrison Street, which opened in 2021, is a short drive east, and Goodyear Ballpark is a few miles south.
Cottonflower was built in units, and MLS listings name them Cottonflower Unit 1 through Unit 6. The homes I see listed were built mostly between 2002 and 2005. Builder names on those listings include Centex Homes, Taylor Woodrow Homes and Hacienda Builders.
You will find one- and two-story single-family homes, most with two- or three-car garages. Since the neighborhood is fully built, there is no new construction here. What you get instead is a chance to buy a home with mature trees, and in many cases room in the budget for your own updates.
The HOA park in Cottonflower is about 5.4 acres, with a playground, a tennis court and open grass, and it is maintained by the Cottonflower community association. For more, the Goodyear Recreation Campus has an aquatic center, a fitness center and a big park with slides and a zip line, with some features for Goodyear residents only. Spring training games at Goodyear Ballpark are a favorite every February and March.
Cottonflower is in the Avondale Elementary School District and the Agua Fria Union High School District. Recent listings show Centerra Mirage STEM Academy and Desert Star for elementary and middle grades, with some showing Avondale Middle School, and Desert Edge High School or the new Goodyear High School for grades 9 to 12. Confirm the assigned schools for any address with the district.
Cottonflower has its own association, the Cottonflower Goodyear Community Association, with a board, a document center for the CC&Rs, and architectural and paint guidelines. Before you change paint colors, landscaping or add a patio cover, plan on getting approval. I always pull the HOA documents and current fees for the exact home before you write an offer.
With homes about 20 years old, I pay close attention to the roof, A/C units, water heater, plumbing and any past updates. I compare each home to sales in the same unit and the same builder’s plans, since that is how buyers and appraisers will look at it. Some sellers here may have an assumable FHA or VA loan; my assumable mortgage page explains how that works. New to buying in Arizona? Start with first steps to buying a home in Arizona.

Buyers in Cottonflower compare homes closely, so updates like flooring, kitchens and newer A/C units make a real difference in price.
