Estrella Mountain Ranch is the original lakeside heart of Estrella, the huge master-planned community in Goodyear that sits against the Sierra Estrella mountains about 17 miles west of downtown Phoenix. It opened in 1988 around two man-made lakes, and today it has a Jack Nicklaus-designed golf course, residents' clubs, dozens of parks and miles of trails, with a county regional park right next door.

Where Estrella Mountain Ranch is

Estrella Mountain Ranch is in south Goodyear, south of I-10 along Estrella Parkway, the main road through the community. The Sierra Estrella mountains rise along its edge. Downtown Phoenix is about 17 miles east. ADOT started extending Loop 303 south of I-10 in June 2026, with completion targeted for 2030, which should make north-south trips on the West Valley easier once it opens. The Goodyear Park and Ride is about 8 miles north on Cornerstone Boulevard.

A short history

The land was bought in the 1980s, and the twin North and South Lakes, 72 acres of water, were built in 1985. The grand opening came in 1988. The Golf Club of Estrella, a Nicklaus Design championship course, opened in 1999. Newland took over development in 2005 and opened the Montecito village in 2007, CantaMia in 2010 and Lucero in 2019. In 2021 the remaining land was sold to a joint venture of Harvard Investments, Toll Brothers and Varde Partners, which is developing it today. The homes

Because building has gone on for more than three decades, you can find late-1980s and 1990s resales near the lakes, 2000s homes in Montecito, and recent builds in Lucero and the newest neighborhoods. Builders currently listed by the community include DRB Homes, Lennar, Richmond American, Taylor Morrison, Toll Brothers and William Ryan Homes. CantaMia is the gated 55+ neighborhood, built by Taylor Morrison, with its own village center, pools, fitness center, pickleball and tennis. My Goodyear 55+ guide covers it alongside PebbleCreek.

Things to do

The lakes are the signature feature. Residents can use boats and kayaks at the Yacht Club, and there are lakeside parks and an amphitheater. The Starpointe Residents' Club has fitness, pools and youth spaces, and the Presidio Residents' Club in Montecito, opened in 2017, has a pool, fitness, a cafe and a splash pad. The community lists more than 500 acres of parks and open space, nearly 60 parks and over 50 miles of paths and trails.

Right next door is Estrella Mountain Regional Park, Maricopa County's first regional park, with nearly 20,000 acres and about 58 miles of trails for hiking, biking and riding. For shopping, Mountain Ranch Marketplace on Estrella Parkway has groceries and services inside the community.

Schools that serve Estrella Mountain Ranch

Most homes are in the Liberty Elementary School District for K-8, which has Estrella Mountain Elementary and Westar Elementary in the community. High school students go to Estrella Foothills High School in the Buckeye Union High School District, on Estrella Parkway. Newer areas may be assigned differently, so confirm the schools for any address with the district before you buy.

HOA basics

Estrella has a master HOA with professional management that covers the parks, lakes, trails and residents' clubs. CantaMia has its own separate, gated association. Some neighborhoods may carry extra fees, so ask for the HOA documents early and read the rules on parking, RVs and exterior changes.

Buying in Estrella Mountain Ranch

Location inside the community matters a lot here. A home on or near the lakes, a golf course lot, a mountain-view lot and an interior lot in a newer village can all price differently.
