Desert Oasis is an all-ages, master-planned community in northwest Surprise, west of 163rd Avenue and north of the US 60 (Grand Avenue) and Loop 303 interchange. It has single-family homes built in phases from the mid-2000s into the 2020s by builders such as KB Home, Richmond American and Meritage, plus a community pool, parks and trails.
I'm Terry Day with DeLex Realty. Desert Oasis is a large community made up of many smaller neighborhoods, so homes range from early resale homes to newer builds. This guide covers where it is, the homes, the schools (which are split between two districts) and what to check before you buy or sell.

Desert Oasis sits in the northwest part of Surprise, in the 85387 ZIP code. Desert Oasis Boulevard runs west off 163rd Avenue into the older southern section. The newest phases are at the northwest corner of 171st Avenue and Jomax Road, according to the developer's announcement. KB Home describes the area as just north of the interchange where US 60 (Grand Avenue) meets Loop 303, which gives quick access to the rest of the West Valley.
The Asante community is next door, and Sunrise Ranch sits directly east across 171st Avenue. All the Desert Oasis plats on the county's records are inside Surprise city limits, so city rules and services apply. For a look at the whole city, see my Surprise moving guide.
One note on the name: Sun City Grand, the 55+ community in Surprise, has a separate section whose plat is also called "Desert Oasis." That section is part of Sun City Grand and is not the community on this page. The listings feed on this page leaves the Sun City Grand plats out.
Desert Oasis grew in phases over many years, so there is a mix of ages and styles. County records show the parcels built from about 2004 through the early 2020s. The developer, Harvard Investments, announced its final phases in 2020 with 832 lots, including lots sold to Richmond American and Meritage. KB Home built neighborhoods called The Enclaves, The Reserves and The Preserve at Desert Oasis. Smaller neighborhoods named Sanverno, Cortana and Mirano at Desert Oasis were added in the late 2010s and early 2020s.
KB Home published home sizes of about 1,500 to 2,600 square feet at The Enclaves and about 2,100 to 3,300 square feet with up to five bedrooms at The Reserves. Many recent listings are single-story homes. Because the community has many plats, ask about the exact neighborhood, since each may have its own lot sizes and design rules.
Inside the community, KB Home lists a community pool, a park with a playground, volleyball and basketball courts, barbecue areas and walking trails. Desert Oasis Elementary School, a K-8 school, is also inside the community.
Nearby outings named in KB Home's materials include Surprise Stadium, the city's spring training ballpark, Lake Pleasant Regional Park and Wildlife World Zoo. The Asante community next door has a city library.
This is the most important thing to check at Desert Oasis, because the community is split between two school districts:
Some listings show other schools, and MLS school fields are not always right. Confirm boundaries with the district for the exact address before you buy.
Desert Oasis homes are in a homeowners association. Listings show the master association as the Desert Oasis HOA, with fees covering common grounds and street upkeep. Some neighborhoods also have their own association. For example, Mirano at Desert Oasis has a separate homeowners association. Before you buy, ask for the CC&Rs, design rules, the budget, and any rules on parking, RVs and rentals for both the master and the neighborhood association. Fees vary, so get them in writing for the home you choose.
For the basics, see first steps to buying a home in Arizona.
Because homes here span almost twenty years of building, the best price comes from comparing your home with sales in the same phase and from the same era. I also point out the school district for your address, the community pool and parks, and the freeway access. Read how to price your Arizona home to sell, then call me to talk it through.
Is Desert Oasis in Surprise a 55+ community?
No. Desert Oasis is an all-ages community, with a K-8 school inside it. The 55+ section with a similar name, Sun City Grand's Desert Oasis plat, is part of Sun City Grand and is a separate community.
What school district serves Desert Oasis?
It depends on the address. The northern phases are in Nadaburg Unified, with Desert Oasis Elementary inside the community, and the southern part is in Dysart Unified. Confirm boundaries with the district before you buy.
Who built homes in Desert Oasis?
KB Home, Richmond American and Meritage are among the builders, and smaller neighborhoods such as Sanverno, Cortana and Mirano were added later. The developer, Harvard Investments, announced the final phases in 2020.
Does Desert Oasis have a pool?
Yes. Builder materials list a community pool along with parks, a playground, volleyball and basketball courts, barbecue areas and walking trails.
Details come from Maricopa County Assessor records, KB Home and Harvard Investments announcements, Nadaburg Unified School District, and MLS listing information. HOA rules, fees, amenities and school boundaries can change. Confirm everything with the HOA, the City of Surprise and the school district before you buy.
