Asante is a master-planned community in northwest Surprise, centered near 163rd Avenue and Pat Tillman Boulevard with access to Loop 303 and US 60 (Grand Avenue). It has newer single-family homes from Lennar, Pulte and Taylor Morrison, plus Heritage at Asante, a gated 55+ section by Lennar with its own clubhouse and putting course.
I'm Terry Day with DeLex Realty. Asante is still being built, so new homes from the builders and resales from the first owners sit side by side. The section a home is in decides a lot: which builder's floor plans you get, which amenity center you use, which association you pay and whether age rules apply. Here is how I break it down for buyers and sellers.

Asante is on the northwest side of Surprise. News reports on the land sales describe it as generally west of 163rd Avenue and north of Pat Tillman Boulevard, with access to Loop 303. The Dysart Unified School District places Asante Preparatory Academy off Pat Tillman Boulevard, next to Asante Community Park, in the 163rd Avenue and Grand Avenue (US 60) area. Builder sales offices and homes use ZIP 85387. Loop 303 and US 60 are the main roads most residents use to get in and out of the area.
The land was first entitled in 2003, but most of the homes you see today went up after 2019. Lennar broke ground on Heritage at Asante, its gated active-adult section, in May 2019, and KTAR reported plans for about 1,500 homes there. In 2022, Asante Development Partners, a joint venture of Lennar, Pulte and Taylor Morrison, bought 836 acres for up to about 2,750 single-family lots. In 2023 the partners began filing final plats for about 2,700 homes just northeast of the original section, with Lennar as the managing member. So Asante is a young community, and parts of it will keep growing for years.
Every home in Asante is newer construction, and the floor plans depend on the builder and collection:
Resale listings show homes built from about 2020 on, and some 2026 builds. In the MLS you will see plat names such as "Asante Unit 3.9," "Asante Artisan Reflection" or "Heritage Asante Parcel 7." The listings button above pulls in all of those Asante and Heritage Asante plats in Surprise.
Lennar markets Heritage at Asante as a gated active-adult community for "55 and better." Its amenities include a clubhouse, fitness center, resort-style pool with lap lanes, pickleball and bocce courts, a lighted 9-hole putting course called Heritage Links, a lake, a dog park and a walking trail. Age-restricted communities run under the federal Housing for Older Persons Act, which generally requires that at least 80% of occupied homes have at least one resident 55 or older. Each community writes its own rules within that, so ask for the HOA's age and occupancy rules in writing before you make an offer. You can compare other options on my Surprise 55+ homes page.
Asante is served by the Dysart Unified School District. Asante Preparatory Academy is a Dysart district school (not a charter) that opened in 2019 inside the community; the district lists it as PreK-5, while some listings show more grades, so check the current grade span with the school. Lennar lists Willow Canyon High School for its sections, and some listings name Kingswood Elementary and Cimarron Springs Middle. Assignments vary by address, so confirm boundaries with the district before you buy. See my homes near Asante Preparatory Academy and homes near Willow Canyon High School pages.
Asante is split into builder sections, and each has its own association and amenities. Listings show association names such as "Asante Artisan" and "Heritage Asante." Before you buy, get the CC&Rs and rules for the exact section, and check whether the home pays into more than one association, what the rules are on rentals, parking and RV storage, and which amenity center you can use. Listings show city water for many homes; confirm your water provider with the City of Surprise's address lookup.
You have two paths here: a new home from a builder or a resale that is only a few years old. New homes let you pick finishes but often take months to finish; resales usually come with window coverings, landscaping and sometimes a pool already in. Builders sometimes offer incentives, and some resale sellers have FHA or VA loans a buyer may be able to take over, which I cover on my assumable mortgage page. If you are just starting, read first steps to buying a home in Arizona, then call me and I will line up homes in the sections that fit what you want.
When you sell in Asante, you compete with the builders down the street. Buyers will compare your home to new ones with fresh warranties, so your price, condition and upgrades need to stand out against them. Finished landscaping, window coverings and a pool are real selling points over a new build. My guide on how to price your Arizona home to sell explains how I set a price that holds up against new construction.
