Hangar Haciendas Airpark Homes for Sale in Laveen, AZ

Hangar Haciendas is a small private-use residential airpark (FAA ID AZ90) on the east edge of Laveen, just west of 27th Avenue and north of South Mountain. It has 39 lots of about an acre or more, roughly half built with custom homes and aircraft hangars, all tied by paved taxiways to one 2,436-foot paved runway.

Most fly-in neighborhoods in the Valley sit out in the East Valley or the north foothills. Hangar Haciendas is different: it is about 7.6 nautical miles from Phoenix Sky Harbor, in a part of Laveen that still has a rural feel, with South Mountain rising right behind it. Homes come up for sale only now and then, so it pays to know the place before one hits the market. Here is what I verified about the runway, the lots, the rules and what I check before you buy.

Where it is

Hangar Haciendas sits on the eastern side of Laveen. The homeowners association describes it as a private airpark subdivision in Maricopa County, bordered by 27th Avenue on the east, Avion Way on the north and Ceton Drive on the south, running about half a mile west from 27th Avenue. The north row of lots is reached from 27th Avenue by Avion Way and the south row by Ceton Drive, and addresses use Laveen, AZ 85339.

The setting is the draw. South Mountain rises within about a mile to the south, and a small ridge sits to the west. The Loop 202 South Mountain Freeway, which opened through Laveen in December 2019, runs along the west side of Laveen near 59th Avenue, so you have freeway access across the Valley without living next to it. Part of this east edge of Laveen sits outside Phoenix city limits, and the HOA notes the County maintains the streets, so I always confirm on the County Assessor parcel record whether a given lot is in the City of Phoenix or unincorporated Maricopa County. That affects permits, zoning rules and services.

The runway and how it works

The FAA lists Hangar Haciendas as a privately owned, private-use field, open for daylight VFR flying only, with the HOA as owner. The single runway, 8/26, is 2,436 feet long and 24 feet wide with an asphalt surface, numbers-only markings and no runway lights or beacon. Traffic is left on runway 8 and right on runway 26. The HOA's flight page says pilots land on 8 and depart on 26 when winds allow, and it publishes a noise-friendly departure turn.

A few things make this field its own animal. The Phoenix Class B airspace begins about a nautical mile north of the runway, with a 3,000-foot floor overhead, so pilots based here need to be comfortable working close to Sky Harbor's airspace. The FAA also lists a 40-foot power line near the field. There is no fuel or service on site; the HOA lists Phoenix Goodyear, Stellar Airpark and Chandler Municipal as nearby alternates. If you fly, read the current FAA data and the HOA flight operations page before your first trip in.

The homes and lots

The east-west runway splits the community into a north half and a south half, with lots lined up on each side. The HOA says every lot reaches the runway by paved taxiway, and taxiways meet the runway at several points. Lots run about an acre or more, and recent listings have shown lots of a little over one acre. About half the lots have custom homes with hangars, so you will see a mix of finished homes and vacant lots over time.

Because each home was built to its owner's taste, there is no standard floor plan or hangar size here. Some hangars are part of the home's footprint and some stand apart; I check each listing, the county record and the permits rather than assume. In the MLS, the subdivision shows as "Hangar Haciendas Unit 3," which is what feeds the search button on this page. If you are after more room in Laveen without a runway, my Laveen homes on an acre or more page is a good companion.

HOA and aviation rules

The Hangar Haciendas Homeowners Association is an Arizona nonprofit with a board that meets quarterly, an annual meeting and an Architectural Committee that reviews building plans. The governing document is the Fourth Amended and Restated Declaration of CC&Rs for Hangar Haciendas, dated March 10, 2008 and recorded with Maricopa County, with architectural rules in Article V.

The HOA's published flight rules, in general terms: flying sunrise to sunset only, no touch-and-goes, guests need a sponsoring lot owner plus a hold harmless agreement and proof of insurance on file, and run-ups happen on the runway. The association also runs a "Fly Neighborly" program aimed at good relations with the subdivisions around it. Ask for the full CC&Rs, rules and any special use permit records during your due diligence.

Things to check before you buy

  • Runway and taxiway rights: confirm in the title report and CC&Rs how the lot connects to the taxiway and runway, and any easements across it.
  • City or county: check the Maricopa County Assessor parcel for jurisdiction, then the matching zoning and permit rules for hangars, guest quarters and additions.
  • Utilities: ask the seller which water provider serves the home and whether it is on septic, then get a septic inspection; Maricopa County requires a septic inspection when a home with an on-site system changes hands.
  • Hangar details: door width and height, floor, power and whether it fits your aircraft and wingspan.
  • Noise and neighbors: newer homes have filled in around Laveen; drive the area at different times and read the HOA's neighbor-relations material.
  • Insurance: get quotes for both the home and the hangar early, since airpark homes can need a different policy.

Schools and getting around

Most of Laveen is served by the Laveen Elementary School District for kindergarten through eighth grade and the Phoenix Union High School District for high school. Recent listings on Avion Way named Vista del Sur Accelerated Academy, Laveen Elementary and Cesar Chavez High School. Always confirm boundaries with the district for a specific address, since a nearby school is not a guarantee of assignment.

By road, 27th Avenue is your main route north toward Baseline Road and central Phoenix. For more on the area, see my Moving to Laveen guide, Cheatham Farms, Rogers Ranch and Laveen pool homes.

Selling a home at Hangar Haciendas

Fly-in homes reach a narrow pool of buyers, and many of them are pilots shopping from out of state. I market the runway, taxiway access, hangar size and the flight rules up front, with clear photos of the hangar and the taxiway connection, and I have the CC&Rs and HOA documents ready so a buyer can move fast. I have listed and sold a 5-acre fly-in home in Wickenburg with a 2,000-square-foot hangar, so I know what pilot buyers ask. See my guide to pricing your Arizona home, and ask about assumable loans if your loan may be one a buyer can take over.

Questions buyers ask

Is Hangar Haciendas a public airport?
No, Hangar Haciendas is a private-use airport owned by the homeowners association, and prior permission is required to land. Guests need a sponsoring lot owner and paperwork on file with the HOA.

Can I fly at night from Hangar Haciendas?
No, the FAA lists the field for daylight VFR use only, and the HOA's rules limit flying to sunrise through sunset. The runway has no lights.

How big are the lots?
The lots are about one acre or more, according to pilot association and listing records. There are 39 lots in all, and about half have homes and hangars.

Is it in the City of Phoenix?
It depends on the parcel, so check the Maricopa County Assessor record for the specific lot. The HOA describes the airpark as being in Maricopa County with County-maintained streets, and part of this edge of Laveen is outside Phoenix city limits.
