Hawes Crossing is a new master-planned community in southeast Mesa, ZIP 85212, on former dairy farms west of Ellsworth Road between Elliot and Warner roads, with the Loop 202 running through it. Lennar and Taylor Morrison are building one- and two-story homes, with pools, sport courts and parks in the first villages.
Hawes Crossing is one of the newest places to buy in the Gateway area, and it is still early. Large parts are approved but not built yet, so what you buy today sits next to land that will change over the next several years. Below is what I verified about where it is, the plan, the builders, schools, the airport and what I watch for when you buy or sell here.

The City of Mesa's zoning narrative describes Hawes Crossing as about 1,131.5 gross acres running roughly from Ellsworth Road west to the 80th Street alignment, and from just north of Elliot Road to south of Warner Road. The Loop 202 (San Tan Freeway) passes through the property, so parts of the community sit on each side of the freeway.
Eastmark and the Elliot Road Technology Corridor are to the east, and older neighborhoods such as Boulder Creek, Villages at Hawes and Eastridge are to the north. A city staff report puts Phoenix-Mesa Gateway Airport about a mile to the south. Builders and listings use Mesa 85212 addresses.
The land was farmed for decades by several dairy families, and a large share of the site is Arizona State Land Department land. The Mesa Planning and Zoning Board recommended the plan in October 2019, and the City Council approved the annexation and zoning in the spring of 2020.
At approval, the plan called for eight villages with up to about 5,500 homes, plus mixed-use, commercial and employment land. There is no single master developer selling the whole thing. Instead, separate villages go to separate builders, each with its own city approvals. What I found so far:
Lennar is selling collections it calls Reflection and Discovery, with a Horizon line that includes Next Gen homes with a private suite. Lennar lists one- and two-story plans, with Reflection homes from about 1,738 to 2,074 square feet and Discovery homes from about 2,246 to 2,679 square feet. Its sales center is on E. Petra Avenue.
Taylor Morrison's collections have been listed as Discovery, Encore, Landmark and Venture, with the Landmark line running from about 1,977 to about 3,495 square feet and marked as final opportunities. Lots are small to mid-size, which is typical for new Gateway-area communities. MLS listings show the subdivision as "Hawes Crossing" or with a collection or village name, and most homes were built from 2025 on, so resales are just starting.
Builders and listings show Hawes Crossing in Gilbert Public Schools, most often naming Boulder Creek Elementary, Desert Ridge Junior High and Desert Ridge High School. One listing site names different schools, and boundaries can change as new homes fill in, so always confirm boundaries with the district for a specific address. Charter and open-enrollment options are also nearby.
Hawes Crossing does not have one association for the whole plan. Village 1 has the Hawes Crossing Village 1 Community Association, and other villages have their own associations. Ask for the right association's CC&Rs, budget, rules and any community facilities district details for the home you are buying, and read them during your inspection period.
The whole site sits in one of Phoenix-Mesa Gateway Airport's overflight areas, outside the main noise contours, according to the city's zoning documents. The approvals require avigation easements, airport disclosures on plats and at sales offices, building methods that cut outdoor noise, and no lakes or ponds that draw birds. You will hear aircraft here. Visit at a few different times of day before you buy.
When builders are still selling nearby, your home competes with brand-new homes and builder incentives. I price against both the builder's current offers and the nearby resales, and I point out what buyers get with your home that a new build does not: finished landscaping, window coverings and no wait.
