Layton Lakes gives buyers in south Gilbert something a little different: fishing lakes and waterfalls, plus horse-friendly trails and a big park with ball fields. Many of the homes are from the 2010s, so you get a newer home with a lot to do outside. Here is what I want you to know before you tour.

Where it is

Layton Lakes is in south Gilbert, and its main roads are Lindsay Road and Queen Creek Road. Layton Lakes Boulevard runs south off Queen Creek Road into the community. Most addresses are in the 85298 and 85297 ZIP codes, some are in 85286, and one section near Gilbert Road and Queen Creek Road has been marketed with a Chandler address, so always check the city on a listing.

KB Home has described Layton Lakes as minutes from the Loop 202 and the Loop 101, and residents have Chandler Fashion Center and SanTan Village close by for shopping. It is about 7 miles south of downtown Gilbert.

The homes

Layton Lakes was developed over about a dozen years by a long list of builders. Names you will see include Lennar, Taylor Morrison, Shea, Maracay, Woodside and The New Home Company, and KB Home opened a section in January 2020. Listings show homes built in 2014, 2016 and 2020, so much of the community is from the 2010s.

The home types vary more than in most Gilbert communities. There are single-family homes, townhomes, patio homes and condos, with sizes from about 1,500 to about 3,800 square feet. Sub-neighborhoods include Vision, The Highlands, The Villages, Destiny, Signatures, The Foothills, Inspiration, Lennar Estates, Horizon and the Mosaic at Layton Lakes condos. I have not found a builder selling new homes here right now, so today most choices are resale.

Things to do

The lakes and streams are set up for fishing, and there are waterfalls along the way. A network of walking, biking and equestrian trails runs through the community, with a tunnel under Lindsay Road so you can stay off the street.

The Layton Lakes Corral is the main gathering spot. It has baseball and softball fields, tot lots, barbecue areas, a splash pad, basketball courts and lighted tennis courts, for residents and their guests. I have not seen a community pool listed, so if that matters, ask me and I will check a specific section.

Schools

Layton Lakes is in the Chandler Unified School District, even though most addresses are in Gilbert. Depending on the section, listings show Haley Elementary or Robert J.C. Rice Elementary, Willie and Coy Payne Jr. High or Santan Jr. High, and Perry High School. Please confirm the assigned schools for any address directly with the district before you buy.

HOA basics

The master association is the Layton Lakes Community Association, and it is listed by the Town of Gilbert along with Signatures at Layton Lakes. Some sections have their own association on top of the master; for example, Mosaic at Layton Lakes is a separate condo association. Before you write an offer, I will pull the current dues for every association that applies, any transfer fees and the CC&Rs.

With this many builders and home types, I start by narrowing down what kind of home you want: a single-family home, a townhome or a condo. Then I compare each home to sales of the same type in the same section, since a Mosaic condo and a Lennar single-family home are very different buys. I also check whether the home is in Gilbert or has a Chandler address, which can affect city services.
