Meridian is a master-planned community in the Town of Queen Creek, centered on the southeast corner of Signal Butte and Ocotillo roads, with Meridian Road on its east side. Town records call it Church Farm. Its single-family homes date from about 2015 on, and it includes Ovation at Meridian, an age-restricted 55+ neighborhood.
I'm Terry Day with DeLex Realty. Buyers often see two names for this community: builders and listings say Meridian, while the Town's zoning case and the recorded plats say Church Farm. They are the same place. Below is what I verified about where it is, what was built and what to check before you buy or sell here.

Meridian is on the far east side of Queen Creek. The Town's zoning documents place the site at the southeast corner of Signal Butte and Ocotillo roads, and a Town planning stipulation calls for a horse-friendly trail along Meridian Road on the community's east edge. Meridian Road is the line between Maricopa and Pinal counties in this area.
Maricopa County Assessor records list the Church Farm Parcel A1, B, C1, D and E1 plats inside the Town of Queen Creek, with homes built from 2015 to 2023. Other Meridian neighborhoods, including much of Ovation, use addresses with an "N" street number and the 85140 ZIP code, which points to the Pinal County side. Because the community spans that line, check the county for any home you are considering, since it affects which assessor, tax bill and some services apply.
The land was proposed for homes more than once. A 2006 plan called "Circle G at The Church Farm" was continued indefinitely by the Town Council in January 2007. In 2012 the Town's Planning and Zoning Commission recommended rezoning about 879 acres from R1-43 (one-acre lots) to a planned area development, filed on behalf of William Lyon Homes. The staff report described 2,310 lots in 12 residential parcels plus a school-site parcel. A 2014 case adjusted lot coverage for single-story homes on two parcels. The earliest homes I found on listings were built in 2016.
Meridian is made up of parcels, each with its own builder and plans. Listings show William Lyon Homes across several parcels, Taylor Morrison on Parcel H and in Harvest at Meridian (now sold out on Taylor Morrison's site), and Toll Brothers on Parcel F1. Homes on listings run from about 1,500 square feet to more than 4,000 square feet, in one-story and two-story plans, and the lots I saw ranged from about 6,000 to more than 13,000 square feet. Because each parcel is different, compare homes within the same parcel when you look at price.
Ovation at Meridian is an age-restricted section of the community built by William Lyon Homes. Published reports at its launch described about 245 acres and about 780 single-story homes, with a large clubhouse and activity center. As 55+ housing, it follows federal rules that call for at least one resident 55 or older in at least 80% of homes; the community's own CC&Rs set the details, so read them before you buy. My Queen Creek 55+ homes page covers other age-restricted options in town.
Community descriptions list parks, walking and biking trails, an equestrian trail and arena, a splash pad, a community garden, an outdoor movie ramada and a pool. Ovation residents have their own clubhouse. Confirm which amenities each section can use with the HOA, since a 55+ area often has separate facilities. Queen Creek's town parks, shops and the San Tan Mountains are a short drive away; see my Queen Creek city guide.
Meridian is served by Queen Creek Unified School District. Faith Mather Sossaman Elementary (PreK-6) opened in 2018 at 22801 E. Via Del Jardin, and listings most often name Queen Creek High School. Listings differ on the middle or junior high school (some name Queen Creek Junior High), so confirm boundaries with the district for any address. Homes near a school are not guaranteed to be assigned to it.
Listings name the Meridian Community Association. Some sections, such as Ovation, may have additional rules or fees. Before you write an offer, ask for the CC&Rs, design rules, any sub-association documents and the resale disclosure. I do not publish dues because they change.
Price your home against recent sales in your own parcel and builder series, and point out what makes it different (lot size, single-story layout, three-car garage, views). If you are in Ovation, make sure buyers and their agents understand the age rules up front.
Is Church Farm the same as Meridian in Queen Creek?
Yes. Church Farm is the name on the Town's zoning case and recorded plats, and Meridian is the name builders and listings use. Harvest at Meridian and Ovation at Meridian are sections of it.
Is Meridian in Queen Creek or San Tan Valley?
Meridian is in the Town of Queen Creek. Some homes have 85140 addresses on the Pinal County side of Meridian Road, which can look like San Tan Valley addresses, so check the county and town for each home.
Is Meridian a 55+ community?
Only part of it. Ovation at Meridian is age-restricted, while the rest of the community is open to buyers of all ages.
What school district serves Meridian?
Queen Creek Unified School District serves the community. Confirm the specific schools for any address with the district.

Note: Meridian is different from Harvest Queen Creek (once proposed as "Meridian Crossing"), from the county-area Church Farm Acres lots, and from Elanto, a rental community near Pima and Meridian roads.
Community details come from Town of Queen Creek records, Maricopa County Assessor data, builder materials, listings and news reports and can change. Confirm HOA rules, county, utilities and school boundaries for a specific property before you buy.
