Spur Cross is a master-planned community in the Town of Queen Creek at the northeast corner of Ocotillo and Signal Butte roads, with 85142 addresses. Its single-family homes, built from about 2020 on by Maracay, Richmond American, Meritage and others, include many single-story plans, some with RV garages, around a 7-acre park and community pool.
I'm Terry Day with DeLex Realty. Spur Cross sits on Queen Creek's growing east side, between Madera and Meridian, and it offers more single-story and larger-lot choices than many newer neighborhoods. This is not the Spur Cross Ranch Conservation Area in Cave Creek; that is a county park on the other side of the Valley. Here is what I verified from Town of Queen Creek records, builder announcements and listings.

Town of Queen Creek planning records place Spur Cross at the northeast corner of Ocotillo and Signal Butte roads, with Ocotillo Road on the south and Signal Butte Road on the west. Madera is directly to the north. Across Ocotillo to the south are the Meridian master-planned community and part of Country Mini-Farms, and across Signal Butte to the west is Charleston Estates. Inside the community, E. Escalante Road serves as the loop collector street. The whole project is described in Town documents as inside town limits.
The Town's reports also note the site is near Phoenix-Mesa Gateway Airport and likely to see aircraft overflights from cargo, commercial, charter, general aviation and military planes. Buyers should expect airport disclosures in the paperwork.
The project started out as "Meridian Estates." The Queen Creek Town Council approved its general plan amendment and rezoning on September 21, 2016. El Dorado Holdings was the developer, working through Meridian Estates, LLC. In September 2019 the Council approved the Spur Cross PAD amendment (Ordinance 711-19), which added 25 homes for a total of 747 units on about 234 gross acres, and rebalanced the lot sizes. Town records show about 45 acres of open space, about 22 percent of the net area, with a park and trail network planned to tie into the Town's trails.
Spur Cross mixes several lot sizes, from 50-foot-wide lots in the first parcel to lots of a quarter acre and more. Builder announcements describe these neighborhoods:
Listings also show Ashton Woods homes, and the MLS uses neighborhood names such as Vaquero, Trailside and Equestrian at Spur Cross. Most homes were built from about 2020 on, so many buyers here are looking at early resales. If single-level living or an RV garage is high on your list, Spur Cross is worth a close look; you can also compare Queen Creek homes on 1+ acre and Queen Creek pool homes.
Inside the community, published plans and builder materials describe a 7-acre park, a community pool with a cabana of about 2,280 square feet, multi-use trails, a playground with a barbecue ramada, and basketball and sand volleyball courts. Town records also show a clubhouse and pool planned within the multi-family parcel. The planned trail network is designed to connect to the Town of Queen Creek's wider trail system, and the rest of Queen Creek's parks, farms and shopping are covered in my Queen Creek city guide.
Spur Cross is in the Queen Creek Unified School District. Listings commonly name Katherine Mecham Barney Elementary and Queen Creek High School, and they differ on the middle school, so confirm boundaries with the district for the exact address. See my pages on Queen Creek High School and Queen Creek Junior High.
Homes here belong to the Spur Cross Community Association, an Arizona nonprofit formed in 2018. The gated Pathfinder North section may carry its own rules. Ask for the CC&Rs, design guidelines and current dues during escrow, and check rules on RV and trailer parking, pool and patio additions, and rentals before you commit.
Town of Queen Creek reports list the Town for water, sewer and trash, SRP for electricity and City of Mesa for natural gas. Providers can vary by parcel, so confirm with the seller and utility companies.
Because the homes are newer, I look closely at the builder warranty status, lot size and orientation, and any open HOA design approvals. Many sellers bought new, so their loans may be recent; on some homes you may be able to take over the seller's existing FHA, VA or USDA loan. See my assumable mortgage guide and first steps to buying in Arizona.
You compete with nearby new construction, so pricing and presentation matter. I compare your home against recent resales by lot size and builder, not just square footage. Read how to price your Arizona home to sell, then call me for a free price review.
Is Spur Cross in Queen Creek or San Tan Valley?
Spur Cross is in the Town of Queen Creek in Maricopa County. Town planning records describe the whole project as inside town limits, and addresses use ZIP 85142.
Is this the Spur Cross near Cave Creek?
No, this is a different place. The Spur Cross Ranch Conservation Area is a Maricopa County park in Cave Creek; Spur Cross in Queen Creek is a neighborhood of homes on the southeast side of the Valley.
Does Spur Cross have single-story homes and RV garages?
Yes, many plans are single-story, including all of Maracay's Pathfinder plans and Richmond American's Homestead plans, and some of those plans offer RV garages. Check each listing, since options vary home to home.
Is Spur Cross a 55+ community?
No age-restricted section turned up in the Town records or builder materials I checked, so it appears to be an all-ages community. Read the CC&Rs for any property to confirm.
