Homes for Sale Near Luke Air Force Base, AZ

Luke Air Force Base sits in the West Valley inside the City of Glendale, about 15 miles west of Phoenix, with Litchfield Park to the south and Waddell to the west. Homes near the base range from older single-family neighborhoods and golf-community homes to new subdivisions along Loop 303. Before you buy, check where a home sits on the state's military airport and noise maps.

I'm Terry Day with DeLex Realty, and I help buyers all over the West Valley. People shopping near Luke usually care about three things: the drive to the gate, how much jet noise a home gets, and whether a VA loan or an assumable loan fits their plans. This page walks through all three, plus the cities and neighborhoods closest to the base.

Where Luke Air Force Base is

Luke opened in 1941 as Luke Field, a training base for pilots during World War II. It closed after the war and reopened as Luke Air Force Base in 1951. Today it is home to the 56th Fighter Wing under Air Education and Training Command, and its main job is training fighter pilots on the F-35 and F-16.

The base sits about 7 miles west of downtown Glendale. Even though many people think of it as its own spot on the map, it is inside Glendale city limits. Litchfield Road runs through the base, with an overpass linking the two sides.

Gates and commute routes

The base's official site lists the Lightning Gate, the South Gate and the North Gate, and it has posted changes to gate hours and access over the years. The old Kachina Gate was closed in 2020. Gate hours change, so check luke.af.mil before you plan a daily drive around a certain gate.

Here are the main ways in, based on Military OneSource's installation guide:

  • From I-10: exit at Litchfield Road (exit 128) and head north about 5 miles.
  • From Loop 303: take Northern Parkway east, then Litchfield Road about 2 miles.
  • From Loop 101: exit at Glendale Avenue and head west about 5 miles.

When I show homes near Luke, I time the drive from each house to the gate you will use most, at the hour you will be driving it. A home 3 miles away on the wrong side of the base can take longer than one 6 miles away on a straight shot.

Cities and neighborhoods near the base

West Glendale. The base itself is in Glendale, and the neighborhoods east of it along Glendale Avenue and Northern Avenue are some of the closest homes you can buy. ZIP code 85307 covers much of this area. See my Glendale guide.

Homes include older custom homes, golf-community homes and newer subdivisions. See the Litchfield Park guide, golf community homes and pool homes in Litchfield Park.

Waddell. West of the base toward the White Tank Mountains, Waddell has a mix of larger lots and new subdivisions. See the Waddell guide and new construction in Waddell.

Goodyear. South along Litchfield Road toward I-10, including the Palm Valley area. See the Goodyear guide.

Surprise and El Mirage. North of the base, with a wide mix of single-family subdivisions and 55+ communities. See the Surprise guide, the El Mirage guide and 55+ homes in Arizona.

Jet noise and the military airport zones

This is the part I always go over with buyers near Luke. Fighter jets are loud, and some homes sit right under the flight paths. Arizona has rules that make this easier to check.

  • Disclosure area. Under Arizona law (A.R.S. 28-8461), the "territory in the vicinity of a military airport" for Luke reaches 10 miles north, south and west of the main runway's center and 4 miles east. Since the end of 2006, a seller of a home in that territory has to give the buyer a written disclosure before closing (A.R.S. 28-8484).
  • High-noise and accident potential zones. Inside that territory, the state also defines high-noise zones and accident potential zones based on the base's noise contours and takeoff and landing corridors. Building rules are stricter there, and some areas limit new homes.
  • Maps. The Arizona Department of Real Estate posts military and public airport maps, including Luke's flight path map. The base also published a plain-language article on jet noise that explains its noise zones and typical flying times.

My advice: pull up the maps for any address you like, then go sit in the driveway on a weekday when jets are flying. You will know quickly if the noise is fine for you.

VA loans and assumable VA loans

Many buyers near Luke use a VA home loan. VA does not lend the money itself; it guarantees part of a loan from a private lender, which is why many VA loans need no down payment. You start with a Certificate of Eligibility from VA.

VA loans can also be assumed. According to VA's buyer's guide, a buyer who qualifies with the loan servicer can take over the seller's existing VA loan, and the buyer does not have to be a veteran. A veteran buyer with enough entitlement can substitute their own entitlement, which frees up the seller's. If the buyer is not a veteran, the seller's entitlement stays tied to that loan until it is paid off, so sellers should understand that before agreeing to an assumption. Read more on my assumable mortgage homes page, and talk with a VA-approved lender about your own numbers.

Things to do near Luke

  • The Wigwam in Litchfield Park, a historic resort with three golf courses.
  • White Tank Mountain Regional Park in Waddell, the largest park in the Maricopa County park system at nearly 30,000 acres, with hiking, mountain biking and camping.
  • State Farm Stadium and Desert Diamond Arena in Glendale for football, concerts and big events.
  • Camelback Ranch, spring training home of the Dodgers and White Sox, on Camelback Road southeast of the base.

Schools

According to Military OneSource, most students who live near Luke attend Dysart Unified School District, Litchfield Elementary School District or Agua Fria Union High School District. Other districts serve parts of the nearby cities. School assignment depends on the exact address, so confirm boundaries with the district. See my Dysart Unified homes page and the Litchfield Elementary School page.

Buying near Luke

  • Check each address against the ADRE military airport maps before you write an offer, and read the seller's disclosure.
  • Time the drive to your gate at your real commute hour.
  • If you might move again in a few years, ask about HOA rental rules, since some owners rent the home out later.
  • Ask me to look for homes that may have an assumable FHA or VA loan.
  • New to buying in Arizona? Start with first steps to buying a home in Arizona.

Selling near Luke

If your home has an assumable VA or FHA loan, that can be a strong selling point, and I market it clearly. Have your military airport disclosure ready early so buyers are not surprised. My guide on how to price your Arizona home to sell walks through pricing.

Questions buyers ask

What city is Luke Air Force Base in?
Luke Air Force Base is inside the City of Glendale, which annexed it in 1995. Litchfield Park borders it to the south and Waddell lies to the west.

How do I know if a home is in the Luke noise zone?
Check the address on the Arizona Department of Real Estate's military airport maps, which show Luke's disclosure area and flight paths. Sellers in the disclosure area also have to give you a written disclosure before closing.

Can I assume a seller's VA loan if I'm not a veteran?
Yes, VA loans can be assumed by any buyer who qualifies with the loan servicer, veteran or not. A non-veteran assumption leaves the seller's VA entitlement tied to the loan, so both sides should understand that first.

Which freeways are closest to Luke?
Loop 303 and I-10 are the closest freeways, linked to the base by Northern Parkway and Litchfield Road. Loop 101 is reachable by Glendale Avenue.
