Verrado sits on the far west side of the Valley, just north of I-10 at Verrado Way. The main roads around it are I-10, Verrado Way, McDowell Road and Indian School Road. Loop 303 is a short drive east, which gives you a straight north-south route toward Glendale, Peoria and Surprise. Luke Air Force Base is about 6 miles northeast and Phoenix-Goodyear Airport is about 14 miles southeast.
Right at the entrance, the new Verrado Marketplace is filling in with big-box shopping and restaurants. A Target opened there in 2026 and a Harkins movie theater is planned. That adds everyday shopping that used to mean a drive toward Goodyear.
Verrado has been building since 2004, so you'll find a wide mix: early homes close to Main Street, newer homes on the hillsides with mountain and city-light views, and brand-new construction in the newest phases.
If you're weighing a resale home against a new build in Verrado, call me before you visit a model home. Many builders require your agent to be with you on the first visit, and having your own representation usually costs you nothing. More on that here: Buying a new build? Why you need your own agent.
Victory is Verrado's age-qualified neighborhood. It has its own resort-style clubhouse, the Victory Club, with a restaurant and bar, a spa, a large fitness center, several pools, and tennis and pickleball courts. Residents are still part of the larger Verrado community, so Main Street, the golf club and the trails are all close by. Compare other 55+ options on the west side here: 55+ homes in Buckeye.
Verrado is served by the Litchfield Elementary School District, the Agua Fria Union High School District and Saddle Mountain Unified. Schools inside the community include Verrado Elementary, Verrado Heritage Elementary, Verrado Middle School and Verrado High School. Always confirm the school assigned to a specific address with the district, because boundaries can change.
Every home in Verrado belongs to the Verrado Community Association, which owns the common areas and enforces the community rules. Some neighborhoods also have their own sub-association, and Victory has its own fee structure. At resale there is a community enhancement fee, which is usually paid by the seller. I go through the HOA documents and every fee with you before you write an offer, so there are no surprises at closing.
Verrado tends to work well for buyers who want a walkable town-center feel, mountain views and trail access, and who are comfortable with a longer drive into central Phoenix. It's popular with families, remote and hybrid workers, and retirees who want the amenities of Victory. If your commute is to Scottsdale or the East Valley every day, we should map the drive together before you fall in love with a house.
With new construction nearby, pricing a resale correctly in Verrado matters. Buyers compare your home with what builders are offering down the street. I price homes the way an appraiser will look at them. Read how to price your Arizona home to sell, or call me for a free pricing report on your Verrado home.
