Rancho Cabrillo is a newer master-planned neighborhood with Peoria mailing addresses (ZIP 85383), entered from Happy Valley Road on El Granada Boulevard near Loop 303. Its homes are single-family houses built from about 2012 on, by several national builders, and county records place the land in unincorporated Maricopa County.
I'm Terry Day with DeLex Realty. Rancho Cabrillo gets lumped in with Vistancia a lot, but it is its own community with its own HOA, its own builders and a few quirks worth knowing before you write an offer. Here is what I found when I checked the county records, the builders and the listings.

Rancho Cabrillo sits in the far northwest part of the Valley, where Peoria addresses run out toward the open desert. Listing directions reach it from Loop 303 by way of Vistancia Boulevard and Happy Valley Road, then north on El Granada Boulevard into the neighborhood. Most homes sit between roughly 131st and 137th Avenues, on streets with ranch-style names like Ranch Gate Road, Lariat Lane, Hackamore Drive and Remuda Drive.
Here is the part that surprises people. The mail says Peoria, but when I looked up the Rancho Cabrillo parcels in the Maricopa County Assessor's records, every plat came back as "no city/town," which means unincorporated Maricopa County. In practice that can change who handles zoning, permits and some services, so I check it for each home and suggest you ask the HOA and the county about anything you plan to build or change.
The county records show ten recorded plats under the Rancho Cabrillo name: Parcels A, B, D, E (replat), F and H, plus Parcels G, Q and U in two phases and Parcels I and V in two phases. Together they hold roughly 1,400 parcels, a count that includes some common-area tracts. Construction years in those records start around 2012 in Parcel F and run through 2026 in the newest phases, so nearly everything here is less than 15 years old.
Listings show a mix of builders, each with its own floor plans:
Home sizes in published model lists run from about 1,500 square feet to a little over 3,000. The Retreat section is gated with private streets, and its plans include larger three- and four-car garages. Lots are typical of newer Valley subdivisions; the Ashton Woods lots, for example, were reported at 55 by 115 feet when the builder bought them in 2019.
Because builders were still finishing homes here in 2026, you may see both brand-new homes and resales at the same time. That is a good thing for buyers: it gives you a way to compare a builder's price and incentives against a lived-in home with the landscaping and window coverings already done.
Inside the community, listings describe a playground, a park with picnic tables and walking and biking paths. I did not find a community pool or golf course inside Rancho Cabrillo itself. Nearby, Vistancia has its own trails and parks, and Lake Pleasant Regional Park is within driving distance for boating and hiking. Listings also mention newer grocery shopping close by and the golf course at Trilogy at Vistancia.
Rancho Cabrillo is served by Peoria Unified School District. Most listings name Lake Pleasant Elementary (a PreK-8 school) and Liberty High School, while a few name Vistancia Elementary instead. Because listings disagree, confirm boundaries with the district for the exact address before you buy.
The master association is Rancho Cabrillo Master Homeowners Association, Inc., registered with the Arizona Corporation Commission in 2007, and a public HOA directory lists FirstService Residential as its manager. Listings show different dues for different sections, and the gated Retreat section carries extra costs because its streets are private. Ask for the CC&Rs, the budget and the rules on parking, RVs and rentals before you commit, and check whether a home is in a sub-association.
A few things I check here: whether the home is a builder resale or a brand-new build, which builder and plat it is in, and whether it is inside the gated section. Many recent listings have offered seller help toward closing costs, which can matter as much as price. If you want a lower payment, ask me about homes that may have an assumable loan; my assumable mortgage guide explains how that works. New to buying here? Start with first steps to buying a home in Arizona.
When a builder is still selling new homes nearby, your resale competes with brand-new inventory and builder incentives. Pricing right from day one, showing off upgrades the builder charges extra for, and pointing out finished landscaping all help. My guide on how to price your Arizona home to sell walks through the numbers.
Is Rancho Cabrillo in the City of Peoria?
Rancho Cabrillo homes have Peoria mailing addresses, but Maricopa County Assessor records list the parcels as unincorporated county land. I confirm the jurisdiction for each home because it affects permits and some services.
Is Rancho Cabrillo gated?
Only part of it is. The Retreat at Rancho Cabrillo section has gated, private streets, while the rest of the community has public-style streets without a gate.
Does Rancho Cabrillo have a community pool?
I did not find one. Listings describe a playground, park and walking and biking paths, so if a pool matters to you, look for a home with a private pool.
Who built the homes?
Several builders did, including K. Hovnanian, Lennar, D.R. Horton, Richmond American, Ashton Woods and Scott Communities, with Scott Communities building the newest sections.
