I'm Terry Day with DeLex Realty. Blackstone is the gated, golf-centered part of Vistancia, with the private club in the middle of it. Here is what I tell buyers before we drive through the gate.

Where it is

Blackstone sits in the northern part of Peoria, inside Vistancia, a master-planned community that opened in 2004 and covers about 7,100 acres. Vistancia is made up of The Village, Blackstone, Trilogy and Northpointe, with Five North planned as its commercial core. You reach Blackstone from Loop 303 at the Lone Mountain Parkway exit, and the club's address is 12101 W Blackstone Drive.

Vistancia's own materials put Lake Pleasant Regional Park about 15 minutes away and the Peoria Sports Complex, spring training home of the Mariners and Padres, about 20 minutes away. Vistancia also markets its location near the TSMC chip plant site in north Phoenix.

The homes

Blackstone's homes went up in phases starting in the mid-2000s, when Sunbelt Holdings and Shea Homes developed the club and community together. In 2018, David Weekley Homes bought the last two parcels: 38 single-story homes of about 2,100 to 2,700 square feet on 60 by 120 foot lots near holes 8 and 9, and 27 homes on smaller lots near hole 10. Vistancia now lists Blackstone as sold out, so every home you see for sale is a resale.

In the MLS, homes inside the gate are usually platted as "Blackstone at Vistancia Parcel..." and my search uses those plat names. A few streets just outside the gate share the Blackstone name but belong to Vistancia Village plats with a different HOA, so I always confirm which side of the gate a home is on.

Things to do

Blackstone Country Club: the course plays 7,089 yards from the back tees. The roughly 30,000 square foot clubhouse, called The Hacienda, has casual and formal dining, a 24-hour fitness center, lighted tennis courts, a resort-style pool with cabanas, a lap pool and a kids' play area.
Neighborhood park: Blackstone has its own park with a half basketball court, play structure, lawn and ramadas, plus a walking path along the main road.
Vistancia amenities: the 3.5-mile Discovery Trail, the Mountain Vista Club with three pools, waterslides, pickleball and tennis, the six-acre Foothills Center, and a 1,100-acre mountain preserve in Northpointe.
Nearby: Lake Pleasant for boating and hiking, and spring training in March.

Schools

Vistancia is served by Peoria Unified School District. Vistancia's school page lists Vistancia Elementary (K-8) and Lake Pleasant Elementary (K-8), and says Vistancia high school students are zoned to Liberty High School. American Leadership Academy, a charter, also has a campus in the area. Boundaries can change, so confirm the assigned schools for any address with the district. HOA basics

Blackstone owners belong to two associations: the Blackstone at Vistancia homeowners association (managed by Trestle Management, per Vistancia) and the Vistancia master association. Blackstone has its own CC&Rs and design guidelines, which cover things like exterior changes and landscaping. Country club membership is separate from the HOA. The club offers equity golf, social, junior and corporate memberships, and you do not have to live in Blackstone to join, so ask the club for current terms.

Buying in Blackstone

Because builder sales are done, buying here means watching resales and moving quickly on the right lot. I look at the lot position on the course, the view, privacy from the cart path, and which parcel and builder the home came from. I also read the golf easement, both HOA budgets and the club's membership terms before you are locked in. With no new homes to compete against, a Blackstone resale competes with other resales inside the gate and with newer homes elsewhere in Vistancia.
