San Tan Heights is a master-planned community in San Tan Valley, Pinal County, along Hunt Highway next to San Tan Mountain Regional Park. It is planned for about 4,800 single-family homes, from established resale streets to new sections like Borgata, and has an aquatic center, a fitness center and about 6 miles of trails.

San Tan Heights is one of the communities I show most often on the south edge of the Queen Creek area. You get mountain views, a real amenity center and a mix of older and brand-new homes, all a short drive from Queen Creek shopping. San Tan Valley also became an incorporated town in 2025, which is changing how some local services are handled. Here is what I want you to know before you tour.

Where it is

San Tan Heights sits on the south side of Hunt Highway in San Tan Valley, right on the southern edge of Queen Creek and next to the San Tan Mountains. The Borgata section is at the southwest corner of Thompson Road and Hunt Highway and runs along the eastern edge of San Tan Mountain Regional Park. Hunt Highway and Ellsworth Road are the main routes north toward State Route 24 and the Loop 202, which connect you to Mesa, Gilbert and Chandler. Voters approved incorporating the Town of San Tan Valley in August 2025, and Pinal County recognized the new town that September.

The homes

San Tan Heights is all single-family detached homes, built in phases over many years, so you will see a wide range of ages and floor plans. Recent sections include:

Pinnacle at San Tan Heights by Mattamy Homes: 85 acres with 324 lots, with sales that opened in 2022. Mattamy's site now shows its last home.
Borgata at San Tan Heights: about 270 acres with 411 homesites on the mountain side of the community. Shea Homes and Tri Pointe Homes are building the first phase, and Taylor Morrison bought the second phase in 2025 with plans for larger homes.

Because builders are still active in Borgata, you can compare a new home with a resale a few streets away. Before you visit a model, read my guide on why to use a buyer's agent for new construction.

Things to do

The community's aquatic center has a resort-style beach-entry pool, an open swim area, lap lanes and shaded seating. Next to it, the recreation building has a fitness center, a prep kitchen, meeting and activity rooms and outdoor gathering space. Around the neighborhoods you will find parks, playgrounds, basketball and volleyball courts, greenbelts and about 6 miles of paths and trails.

San Tan Mountain Regional Park is right next door for hiking, mountain biking and horseback riding in the Sonoran Desert. For errands, there is a Walmart Supercenter on Hunt Highway, and a new shopping center is planned for the northeast corner of Hunt Highway and Gary Road. Queen Creek's restaurants and shops are a short drive north, and the LG Energy Solution battery plant in the area is a new employer for the region.

Schools

San Tan Heights is in the Florence Unified School District. Schools commonly listed for homes here include:

San Tan Heights Elementary (inside the community on San Tan Heights Boulevard, with preschool and all-day kindergarten)
San Tan Foothills High School

Sources do not agree on every grade level and high school assignment, so please confirm the assigned schools for any address with Florence Unified before you buy.

HOA basics

San Tan Heights has a professionally managed homeowners association that maintains the common areas, parks, trails, the aquatic center and the recreation building. Newer sections such as Borgata may have their own association or added rules, so I always check which associations a specific home belongs to. Dues, rental rules and transfer fees are in the HOA documents, and I request them early in escrow so you can review them well before closing.

Buying in San Tan Heights

First, decide between resale and new construction. Resale homes usually come with finished yards and window coverings, while new Borgata homes come with builder warranties and more design choices. Then check the drive: homes closer to Hunt Highway reach shopping faster, while homes near the park get more mountain views. With new homes still selling nearby, buyers will compare your home to builder inventory, so your price and presentation need to show why a finished resale is the better value. No, San Tan Heights is in San Tan Valley in Pinal County, just south of Queen Creek, even though some homes have used a Queen Creek mailing address. San Tan Valley became an incorporated town in 2025.

Yes, San Tan Heights has an aquatic center with a beach-entry pool, open swim area and lap lanes. It also has a recreation building with a fitness center.

Are new homes still being built in San Tan Heights?
