Tartesso Homes for Sale in Buckeye, AZ 85396

Tartesso is a master-planned community in far west Buckeye, about 3.5 miles north of I-10 on Sun Valley Parkway, in the foothills of the White Tank Mountains. It has single-family homes built from the mid-2000s on, many by D.R. Horton, plus two large community parks with splash pads and Tartesso Elementary School inside the community.

Tartesso is one of the places I send buyers who want a newer single-family home, room to breathe and mountain views, and who do not mind a longer drive to the rest of the Valley. It is quieter and more spread out than the communities closer to Phoenix, and its parks are some of the best I have seen in a neighborhood this size. Here is what you should know before you go out there.

Where it is

Tartesso is in the western part of Buckeye, north of I-10. You reach it from the Sun Valley Parkway exit, and the community’s main entrance is about 3.5 miles up Sun Valley Parkway. North 303rd Avenue runs through the middle of the neighborhood. The White Tank Mountains are close by, so many streets have open desert and mountain views.

Day-to-day shopping and dining are mostly back toward I-10 and east into Buckeye and Goodyear, including Verrado’s Main Street. Plan on a longer commute than you would have closer in. For a lot of my buyers, the newer home and quieter setting are worth it.

The homes

Tartesso was first planned in the mid-2000s by Stardust Companies, and the first phase had about 3,375 lots. Homes in Tartesso Unit 1 and Unit 2 were built starting around 2006. Building slowed for years after the housing downturn. In 2016, Dolphin Partners of Irvine, California, bought the land, and D.R. Horton’s Express Homes brand opened the next subdivision that year, with the first new homes closing in early 2017.

Today most homes are one- and two-story single-family houses with two-car or three-car garages, built from 2006 through the late 2010s and later. D.R. Horton is the builder name I see most on listings. The long-range plan for Tartesso is much larger than what is built today, so expect more growth around you over time. Things to do

Tartesso’s parks are a big draw. Tartesso Community Park, on West Tartesso Parkway near the Sun Valley Parkway entrance, has two tennis courts, two basketball courts, sand volleyball, a large splash pad and enough grass for several games at once, plus a pedestrian tunnel to Tartesso Elementary School. Tartesso Sports Park, on North 303rd Avenue in the middle of the community, has a matching splash pad. You will also find walking trails, ball fields and smaller neighborhood parks.

Residents run a neighborhood website with event listings, a Little Free Library and local service info, which is a good sign of an involved community.

Schools

Tartesso is served by the Saddle Mountain Unified School District. Tartesso Elementary School is on West Indianola Road inside the community, and Desert Sunset Elementary is also in the 85396 ZIP code. Listings show Ruth Fisher Middle School and Tonopah Valley High School, both on West Indian School Road in Tonopah. Confirm the assigned schools for any address with the district.

HOA basics

The master association is the Tartesso Community Association, an Arizona nonprofit corporation formed in 2004. It maintains common areas and enforces the CC&Rs, including approval of exterior changes. Some sections may have their own rules as well. I always pull the CC&Rs, current fees and any transfer fees for the exact home before you write an offer.

Tartesso gives you newer homes and open views, but I want you to drive your daily route at rush hour before you decide. I also check whether a home is in an older or newer section, look at solar (owned or leased), and compare it to recent sales of the same plan.
