Westbrook Village Homes with Casita in Peoria, AZ

Westbrook Village homes with a casita or guest suite give visiting family a room and bath of their own inside an age-restricted Peoria community. The association's rules let guests under 18 stay up to 90 days in any 12-month period, rentals must be written leases of at least 30 days, and room additions must connect directly to the home.

What the green button shows: Westbrook Village listings whose public remarks mention a casita, guest house or guest quarters. It is a keyword search, so it can include homes where the word appears for another reason and miss homes whose agent described the space differently. Confirm the layout on a showing.

Casita, guest suite or bonus room: know which one you are buying

In listing remarks, "casita" can mean several things: a separate room with an exterior door off a courtyard, an attached guest wing that shares a wall with the main house, or simply a bedroom and bath set apart from the primary suite. Westbrook Village was built largely as single-level homes on compact lots, so the space a listing calls a casita is often attached to the house in some way. Read the floor plan, then walk it.

The association's own standards shape what can be added later. The WVA Architectural and Environmental Standards (Room Additions, amended 11-2-22) say an addition "must be connected to the home directly," must match the home's materials, roof, doors and windows, needs ACC review, and must follow City of Peoria building codes with permits pulled before work starts. Separately, CC&Rs Article X, Section 22 bars sheds and similar freestanding structures unless they are built as an integral part of the home. If a guest room looks like it was added after the original build, ask for the ACC approval and the city permit.

The standards also say recreational vehicles may not be used for living purposes or guest accommodations inside the WVA perimeter, so an RV in the driveway is not a stand-in for a guest room.

Guest stay rules for visiting family

The CC&Rs, Article X, Section 17, set the age framework. Each home must be occupied by at least one person 55 or older, at least 80% of homes must meet that test, and no one under 18 may occupy a home. The exception that matters for hosting: a person under 18 may stay as a guest or invitee of the owner for up to 90 days in any 12-month period. The CC&R text does not set a day limit for adult guests.

A board-adopted Age Restriction Policy recorded with the CC&R document adds detail on occupancy and leasing, so read the full packet, not just the summary. Grandchildren visiting over spring break or the holidays fit within the 90-day window; a grandchild moving in for the school year would not.

Guests using the recreation centers follow the WVA facility rules. The association defines a guest as a non-resident friend, family member or caretaker of a homeowner, annual resident or renter. A resident must check the guest in, staff put a wristband on each guest, and guest entry runs on "guest punches," one guest per punch. Each home receives 20 complimentary guest punches per calendar year, and more can be bought. Homeowners are accountable for their guests' behavior. Fees and details can change by board action, so check the current Photo Identification page before family arrives.

This is general information, not legal advice. Read the recorded documents for the specific lot.

Can a Westbrook Village casita be rented separately?

The documents I read do not address renting a casita or part of a home on its own. Here is what they do say. CC&Rs Article X, Section 20 allows homes to be rented or leased only by written lease, with tenants bound by the Declaration, Bylaws and board rules as if they were owners. The Architectural and Environmental Standards set a 30-day minimum rental term, apply the 80% age-occupancy rule to rentals, and say rental property and its occupants are subject to all the CC&Rs. The CC&Rs define a Residential Unit as a home "intended for use and occupancy as a residence by a single household."

None of that mentions casitas. If rental income from a guest space is part of your plan, ask the association in writing before you write an offer, and do not assume a "guest house" in the remarks is a separate legal unit.

What to check before buying

  1. Open the casita listings and read whether the remarks describe a separate entry, an attached wing or an interior suite.
  2. Match the home to a floor plan when one is available. The WVA posts floor plans on its site.
  3. Get the CC&Rs, the Age Restriction Policy, the Architectural and Environmental Standards and any sub-association documents that apply to the lot.
  4. If the guest space looks added, request the ACC approval and the City of Peoria permit record.
  5. Check where the casita door sits relative to the neighbor's view and the street, since the ACC weighs how additions affect neighboring properties.
  6. Compare recent sales of similar homes with and without a guest space.

Life around the guest room

The Lakes recreation center (Westbrook Parkway) has a pool and spa, ballroom, billiards, card rooms, pottery, lapidary, a woodshop and a yoga studio. The Vistas (Country Club Parkway) has a pool and spa, fitness center, dance studio, glass and fine arts rooms and table tennis. Sports courts cover pickleball, tennis, bocce and horseshoes. The Lakes and Vistas golf courses are two 18-hole layouts run by Westbrook Village Golf Club, which keeps its own website and describes itself as a private club from November through April.

Questions people ask

Do all Westbrook Village homes have a casita?
No. Only some homes have a guest suite or a space described as a casita. Use the listings button, then confirm the layout on a showing.

How long can my grandchildren stay?
Under CC&Rs Article X, Section 17, a guest under 18 may stay up to 90 days in any 12-month period. Read the current recorded documents for the exact wording.

Can I build a detached casita?
The WVA standards require room additions to connect directly to the home, and the CC&Rs bar freestanding sheds and similar structures unless they are an integral part of the home. Any addition needs ACC review and City of Peoria permits.

Can I rent out the casita on its own?
The documents do not address renting part of a home. Leases must be written and at least 30 days. Ask the association in writing before buying for that use.

Can my guests use the pools?
Yes, on a limited basis. A resident checks them in, they wear a wristband, and each visit uses a guest punch.
