55+ Communities in Goodyear and Buckeye, AZ

The four main 55+ communities in Goodyear and Buckeye are PebbleCreek, Sun City Festival, CantaMia at Estrella and Victory at Verrado. All four are age-restricted, and all four still show new homes alongside resales, but they differ a lot on golf, clubhouse setup and whether they sit inside a larger all-ages master plan.

I am Terry Day with DeLex Realty, and I tour these four in the same week all the time. Here is how they compare in plain terms, based on what each developer and association publishes. I compare homes and community structure, and you decide what fits.

PebbleCreek, Goodyear

PebbleCreek is Robson Resort Communities' 55+ community in Goodyear. Robson dates it to 1993 and says about 10,000 residents live there today, which makes it the largest and longest-established of the four. Golf is the headline: 54 holes, with 36 at Tuscany Falls (East and West courses) and 18 at Eagle's Nest, each with its own clubhouse.

Most of what you will see is resale, but Robson is still selling. Its site shows build-to-order plans and move-in ready homes, and it describes a closeout in one of the final units with limited homesites left. Because the community is so large, "PebbleCreek" does not describe one street character. I look at golf versus interior lots, garage size and which clubhouse is actually near the house.

Sun City Festival, Buckeye

Sun City Festival is Del Webb's 55+ active adult community in Buckeye. Golf centers on Copper Canyon Golf Club, which Del Webb describes as 27 holes managed by Troon Golf and owned by the Sun City Festival Community Association. The social core is the recreation center, which Del Webb lists at 31,000 square feet with a fitness center, ballroom, resort pool and sports courts, plus a crafts studio and chartered clubs.

This is one of the easiest places in the West Valley to compare a resale with a new build. Del Webb's site currently shows quick move-in homes and homes under construction, in both single-family and carriage home styles. The builder's sales team works for the builder, so talk with me before your first sales office visit.

More detail is on my Sun City Festival homes for sale page and my Sun City Festival golf course homes page.

CantaMia at Estrella, Goodyear

CantaMia is the 55+ neighborhood inside Estrella, a large all-ages master plan in Goodyear, and Taylor Morrison is its builder. Estrella's fact sheet describes CantaMia as designed for adults 55 and older, with the CantaMia Residents' Club in a 29,000 sq. ft. Village Center that is reserved for CantaMia residents. Estrella also lists a fitness center, pools, the Tempo Café and Bar, an art studio, pickleball and tennis.

Golf is the item I never assume here. Golf Club of Estrella is an 18-hole Nicklaus Design course managed by Troon Golf, but Estrella says it is public and daily-fee, and a membership is separate from your home purchase. If golf out the back door is a must, PebbleCreek and Festival are the closer match. Taylor Morrison still lists new homes in CantaMia, so resales sit beside builder inventory.

Victory at Verrado, Buckeye

Victory is the 55+ district inside Verrado, an all-ages master plan in the White Tank foothills of Buckeye. DMB, the developer, describes about 3,000 entitled homes on roughly 1,200 acres, built by six homebuilders, with no gates or walls. Victory residents have the Victory Club, about 35,000 square feet of indoor clubhouse space, plus 12 tennis and pickleball courts, and they can also use Verrado's wider amenities, events and clubs.

Golf here is a Verrado question, not a Victory one. Verrado Golf Club, with its Founders and Victory courses, is listed by Golf Digest as public, and golf is not part of DMB's list of Victory amenities. Do not assume a Victory address includes a golf membership. New phases are still opening with builders such as David Weekley Homes, so compare the new and resale options in writing.

How I line the four up

  • Biggest golf-and-clubhouse campus: PebbleCreek, with 54 holes and two golf clubhouses
  • Del Webb rec center with an association-owned course: Sun City Festival
  • 55+ clubhouse inside a lake-and-mountain master plan, golf separate: CantaMia at Estrella
  • 55+ district inside a town-style all-ages master plan, golf separate: Victory at Verrado

Then I let the houses decide. Golf lot or interior lot, single-family or attached, new or resale: the live inventory settles it fast. When you find a plan you like, ask Terry for the floor plan so the model name matches the remodeled home you walk. Weighing the other side of town too? Questions buyers ask

Are all four communities age-restricted?
Yes. Robson describes PebbleCreek as a 55+ community, Del Webb describes Sun City Festival as a 55+ active adult community, Estrella says CantaMia is designed for adults 55 and older, and DMB describes Victory as a district for adults 55+. The exact age and occupancy rules are in each community's CC&Rs.

Which of the four have golf inside the community?
PebbleCreek has 54 holes across Tuscany Falls and Eagle's Nest, and Sun City Festival has the 27-hole Copper Canyon Golf Club. CantaMia and Victory sit inside larger master plans that have public golf clubs, Golf Club of Estrella and Verrado Golf Club, which are separate from the 55+ clubhouses.

Can I still buy a brand-new home in these communities?
As of November 2026, Robson, Del Webb, Taylor Morrison and builders at Victory all show new homes on their websites, alongside resales. Availability changes by phase, so check the builder site or call me before you visit a sales office.

Does buying in CantaMia include a golf membership?
No. Estrella's fact sheet says Golf Club of Estrella is a public, daily-fee course and that a separate membership is required; it is not included with a home purchase.

Can Terry show me more than one of these in a day?
Yes. Call 602-483-4665, tell me which two communities you want to see first, and I will line up homes in both.

Want to tour two or three of these in one day? Call Terry Day, DeLex Realty, and tell me which ones are on your list.
