East Valley vs West Valley 55+ communities is not a contest with one winner. Both sides offer age-restricted neighborhoods with golf, clubhouses, pools and clubs. The useful comparison is the specific home, the association that runs the amenities, and the places you expect to drive to every week.

I am Terry Day, REALTOR with DeLex Realty. Below is how the main communities on each side compare on homes and amenities, using what each community or its operator publishes today.

East vs West Valley 55+ communities at a glance

  • East Valley: Sun Lakes, Leisure World, Trilogy at Power Ranch and Encanterra.
  • West Valley: Sun City, Sun City West, Sun City Grand, PebbleCreek, CantaMia and Corte Bella.
  • Age-restricted communities set their age rules in the CC&Rs. Encanterra mixes all-ages homes with a 55+ Trilogy section.
  • Recreation is run by different organizations in each community, and golf is often a separate membership.
  • Main airports: Phoenix Sky Harbor International Airport and Mesa Gateway Airport. Both sides have hospitals nearby.

Start with the home, not the side of the Valley

An East Valley address does not tell you the home style, and a West Valley address does not tell you how recreation access works.

I start with a short list: the layout you want, outdoor space, how much maintenance you want to handle, which amenities you will actually use, and the places you expect to visit often. Then we compare real homes on each side against that list. Ask Terry for the floor plan on any home you like, so we can look at storage, kitchen flow, laundry placement, guest space and patio access before you tour.

East Valley: four different setups

Sun Lakes is not one association. The Sun Lakes Country Club Homeowners Association, for example, publishes rules that require each residence to be occupied by at least one resident 55 or older, and it lists two golf courses, a championship and an executive course. Other parts of Sun Lakes, such as Cottonwood Palo Verde and IronOaks, have their own clubs and rules. A Sun Lakes listing does not tell you which clubhouse you can use until you confirm the association.

Leisure World in Mesa is a gated 55+ community with 24-hour guarded security. The association lists two golf courses: Coyote Run, an 18-hole championship course, and Heron Lakes, an 18-hole executive course. It also lists a fitness center, heated pools, sport courts for tennis and pickleball, a library and a theater.

Trilogy at Power Ranch in Gilbert describes itself as an age-restricted community. The association runs the clubhouse, and Power Ranch Golf Club has its own separate website, so golf is something to ask about on its own.

Encanterra in Queen Creek is the one to read carefully. The builder describes it as an all-ages country club community with 55+ Trilogy neighborhoods inside it. It lists an 18-hole championship golf course, the La Casa club and The Algarve, along with pools, a spa, pickleball and a fitness center. Confirm whether a specific home is in the 55+ section and which amenities come with it.

West Valley: the Sun Cities and newer options

In Sun City, the recreation centers and golf courses are run by the Recreation Centers of Sun City. Many homes are older, so look closely at the roof, cooling equipment, drainage and past changes.

Sun City West has four recreation centers (Beardsley, Kuentz, Palm Ridge and R.H. Johnson) and seven golf courses run by the Recreation Centers of Sun City West. Sun City and Sun City West are separate communities with separate rec systems. For a deeper look, see Sun City vs Sun City West vs Sun City Grand.

Sun City Grand in Surprise calls itself The Grand and a 55+ community. It lists four golf courses: Desert Springs, Cimarron, Granite Falls North and Granite Falls South, plus fitness centers, pools and clubs. Ask Terry for the floor plan on any model you are considering.

PebbleCreek in Goodyear is a Robson 55+ community. The association lists 54 holes of golf: the 18-hole Eagle's Nest course and the East and West courses at Tuscany Falls.

CantaMia is the 55+ section within Estrella in Goodyear, built by Taylor Morrison. The builder lists a clubhouse, a pool, a fitness center, pickleball and tennis courts, and a lake with a walking path.

Corte Bella has Sun City West mailing addresses but is its own gated, age-restricted community with its own association. Its golf club, an 18-hole course designed by Greg Nash, is run by KemperSports, and golf membership is separate from owning a home. A Corte Bella home generally does not include a Sun City West rec center card.

Airports and hospitals, in general terms

The Valley has two commercial airports to consider. Phoenix Sky Harbor International Airport is in central Phoenix. Mesa Gateway Airport, formerly Phoenix-Mesa Gateway Airport, is in the southeast Valley; its board changed the name in December 2024. Airline service differs between the two, so check which airport has the routes you fly before you decide it matters. I do not promise drive times. Try the drive from a home you like at the hour you would usually travel.

Both sides have hospitals close to the 55+ areas. In the West Valley, Banner Boswell Medical Center is in Sun City and Banner Del E. Webb Medical Center is in Sun City West. In the East Valley, Banner Baywood Medical Center is in Mesa. Check your own doctors, specialists and insurance network directly, then map those locations from the homes you are considering.

Costs, documents and financing

Compare recent sales of similar floor plans, condition and lot types inside the same community. Ask for the association's current budget, assessments, transfer fees and rules before you write an offer. A lower price can come with different ongoing obligations.

An existing FHA or VA loan on a resale may be assumable, with lender approval. Confirm the loan type, the servicer's process, qualification and how the equity gap will be covered. See buying a home with an assumable mortgage.

Questions buyers ask

Is the East Valley or West Valley better for a 55+ home?

Neither side wins in general. Compare specific homes, the association and amenities that come with each one, and the places you will drive to often.

Do all Sun Lakes homes have the same club access?

No. Sun Lakes has separate associations with their own clubs and rules. Confirm the association for the specific home.

Is Encanterra entirely 55+?

No. The builder describes it as an all-ages community with 55+ Trilogy neighborhoods inside it. Confirm the section and the amenities for a specific home.

Which airport is closer to my home?

It depends on the address and the airline you use. Check routes at Phoenix Sky Harbor and Mesa Gateway, then test the drive yourself.

Can I compare floor plans across communities?

Yes. Ask Terry for the floor plan on each home so you can compare layouts side by side.

If you want help building a short list on either side of the Valley, Terry Day with DeLex Realty can pull homes, floor plans and association documents for each community you are considering, so you compare real homes rather than labels.
