I am Terry Day, REALTOR with DeLex Realty. Buyers moving into Sun City West, Sun City Grand, Surprise or Peoria often ask how the lake fits into a retirement routine. The honest answer: it is a big public park with a lot going on, and the more you know about its ramps, trails and seasons, the more you will use it.
What the county park offers
Maricopa County Parks describes Lake Pleasant Regional Park as a 23,362 acre park offering camping, boating, fishing, swimming, hiking, picnicking and wildlife viewing. The county site also has pages for scuba diving and a Bald Eagle Program. Camping options named on the park page include standard camping, boat-in camping and the Dirt Spillway Primitive Camping Area.
The lake is a reservoir and part of the Central Arizona Project waterway system, which carries water from the lower Colorado River to central and southern Arizona. That matters for planning. The county says water levels typically peak in spring (March and April) and bottom out in fall (October and November), and the water surface ranges from a little over 3,000 acres to almost 10,000 acres when full. A county update from February 2026 says CAP expects the lake to drop this year but stay within normal historical operating ranges.
The Discovery Center is a good first stop for newcomers. The county lists it as open Friday, Saturday and Sunday from 10 am to 4 pm, and notes it closes on Memorial Day weekend. Hours and alerts change, so read the live park page before each trip.
Boating and launch ramps
The county boating page lists three launch sites at Lake Pleasant:
- 10 Lane Boat Ramp at the main entrance
- 4 Lane Boat Ramp at the north entrance
- Agua Fria Boat Launch, seasonal, dependent on high water levels, and limited to small fishing boats or paddle craft
Motorized watercraft must launch from the designated ramps; shoreline launching is not permitted. Mooring buoys are not allowed, though anchors are fine if you can set and retrieve them. The county links to Arizona Game and Fish boating education, including training on protecting your boat from aquatic invasive species such as quagga mussels.
One local habit worth building: the county warns that the lake has unpredictable weather and windy conditions. During a storm it advises against tying up to docks or launching, and suggests finding a quiet cove to shelter in place. Watch the wind warning lights around the lake and wear a life jacket. Buyers who grew up on Midwest lakes are often surprised by how fast desert wind picks up.
The two marinas
Scorpion Bay Marina is listed on the county park page. Its own site lists rentals of kayaks, water toys, sport boats, pontoons and a private charter, plus wet and dry slips, a fuel dock, a general store with bait, snacks and ice, and the Scorpion Bay Grill for dine-in or to-go food. It also notes a tram from parking down to the water level, which is handy if stairs and steep ramps are not your favorite thing.
Pleasant Harbor Marina is the other marina the county lists. Its site describes slip rentals, land storage, marine supplies, mechanical repair and launch and retrieval service, along with rentals of ski boats, pontoons, fishing boats and jet skis, a daily cruise aboard The Phoenix, an inflatable waterpark, Dillon's Bayou restaurant with live entertainment, and an RV resort open year round. Rental fleets and services change, so confirm details directly with each marina.
Fishing
The county fishing page lists species commonly found in Lake Pleasant: white bass, striped bass, largemouth bass, bluegill, white crappie, black crappie, bigmouth buffalo, channel catfish, flathead catfish, green sunfish, redear sunfish and tilapia. A valid Arizona fishing license is required for anglers age 10 and older, sold online through Arizona Game and Fish or at many sporting goods and outdoor stores.
Longtime Arizona residents may want to read our guide to the Arizona Pioneer License for seniors and then confirm eligibility directly with Arizona Game and Fish. I do not quote license amounts on this page.
Trails and a quieter park day
Not every lake day needs a boat. The county lists about 18.8 miles of trails designated for hiking and pedestrian use, ranging from 0.5 to 4.4 miles, with most rated moderate. A few to know:
- Discovery Center Trail: easy, about half a mile, linking Roadrunner Campground and the Discovery Center
- Roadrunner Trail: 1.5 miles with lake views, linking the Discovery Center, Picnic Areas A and B and the 10 Lane Boat Ramp
- Pipeline Canyon Trail: the park's primary hiking destination, with desert and shoreline views; portions can be temporarily submerged when water levels rise
Heads up for this winter: the county lists the Pipeline Trailhead as temporarily closed November 10, 2026 through March 10, 2027. The county's safety advice is simple: carry plenty of water, wear sun protection and good footwear, and let someone know your route and return time. How the lake fits a West Valley 55+ home search
Age-restricted (55+) communities in Sun City, Sun City West, Sun City Grand and other parts of the West Valley have their own rules in their CC&Rs. Lake Pleasant is a public county park, not a community amenity. A few things I help buyers sort out when the lake is part of the plan:
- Boat and trailer parking: many HOAs restrict where trailers and RVs can be parked or stored. Review the CC&Rs and rules for the specific community before you write an offer.
- Garage space: kayaks, fishing gear and coolers need a place to live. Floor plans with deeper or extended garages are worth asking about.
- Marina slips and storage: these are separate agreements with the marina, not part of your HOA documents.
- Try it during your house hunt: spend a morning at the park on the same trip as home tours so you know which entrance you would actually use.

Questions people ask
Is Lake Pleasant a county park or part of a 55+ community?
It is a Maricopa County regional park, open to the public. It is not an amenity of any age-restricted community, so access works the same whether you live in Sun City West, Surprise, Peoria or anywhere else.
Where can I launch a boat at Lake Pleasant?
The county lists a 10 lane boat ramp at the main entrance, a 4 lane boat ramp at the north entrance, and a seasonal Agua Fria Boat Launch that depends on high water levels and is limited to small fishing boats and paddle craft. Motorized boats must use the designated ramps.
Do I need a fishing license at Lake Pleasant?
Yes. The county fishing page says a valid Arizona fishing license is required for anglers age 10 and older. Licenses are sold through the Arizona Game and Fish Department and many outdoor retailers.
Are the trails open right now?
Most are, but check first. The county lists the Pipeline Trailhead as temporarily closed November 10, 2026 to March 10, 2027, and parts of Pipeline Canyon Trail can be submerged when the reservoir rises.
Will this page list park or marina fees?
No. Entry, camping, rental and slip pricing changes, so confirm current amounts on the county park page and the marina websites before you go.
