Where it is

Magic Ranch lies along Hunt Highway between Magma Road and Oasis Boulevard; Pinal County describes that stretch of the highway as running through the Magic Ranch community. The main way in is north from Hunt Highway on Arizona Farms Road, then onto Apollo Drive. Many of the streets inside have Greek names, such as Artemis, Hera, Helios, Boreas and Iris, which helps when you are reading listings.

Homes here have Florence mailing addresses, but that does not automatically mean they are inside the Town of Florence. Florence adopted ordinances to annex Magic Ranch and nearby Arizona Farms in 2014, then rescinded them in 2015 after court challenges, and I did not find a later annexation. San Tan Valley also became its own town in 2025. Because of all that, I check the jurisdiction for each address with the Pinal County Assessor and the towns before you buy, since it affects services and permits.

The homes

Magic Ranch is mostly single-family homes, built from the early 2000s through recent years in several sections. Builders named in listings include D.R. Horton and Starlight Homes, whose Magic Ranch section near Boreas Road was selling new homes a few years ago and is now resale only. I did not find a builder selling brand-new homes inside Magic Ranch right now, so most of what you will see is resale. Do not mix it up with Magma Ranch, a separate community nearby.

Because the homes were built over many years, layouts, lot sizes and finishes vary a lot from one street to the next. That gives buyers a real range to choose from, and it means comparing sold homes in the same section matters when you price an offer.

Things to do

Listings describe neighborhood parks, covered picnic areas, greenbelts and biking and walking paths, and the Starlight section lists a pool, cabanas and a playground. Check with the HOA which amenities belong to the whole community and which belong to one section. You may still see "golf" in older listings or builder copy: the Golf Club at Oasis on Hunt Highway closed in October 2018, so there is no golf course in the community today. Banner Ironwood Medical Center is in San Tan Valley, and HonorHealth Florence Medical Center is on Hunt Highway in Florence.

Schools

Magic Ranch is in the Florence Unified School District. Listings in the community commonly name Anthem Elementary School (a K-8 school in Anthem at Merrill Ranch) and Florence High School, and some list other FUSD schools. Please confirm boundaries with the district for any specific address, since assignments can change and listing data is not always right.

HOA basics

The master association is Magic Ranch Community Association, incorporated in 2005 and managed by AAM, LLC. Before you buy, I request the CC&Rs, rules, architectural guidelines and any section-level documents, and I check rules on parking, RVs, fencing, paint colors and rentals. Listings describe the water and sewer as provided by private companies, so I ask the seller and the HOA for the current providers for each home.

Buying in Magic Ranch

Hunt Highway is being rebuilt by Pinal County. The Phase 5 project widens it to five lanes from Magma Road to Oasis Boulevard, adds a traffic signal at Arizona Farms Road and widens the railroad crossing, with construction planned to start in 2026. That should help traffic in and out, but expect work zones for a while. I also look at whether the seller has a lower-rate loan that can be assumed; see my assumable mortgage homes page and first steps to buying a home in Arizona.

Selling in Magic Ranch

Buyers who look here often also look at new builds in Anthem at Merrill Ranch and San Tan Valley, so your home is competing with builder incentives and newer finishes. I price against recent sales in your own section, point out what you have that a new build does not, like mature landscaping and finished yards, and make sure buyers get clear answers on golf and jurisdiction up front. No, not today. The Golf Club at Oasis on Hunt Highway closed in October 2018, even though some older listings still mention golf.
