Moving to Coolidge, AZ: Coolidge Homes for Sale and Local Guide

Coolidge homes for sale sit in a small Pinal County city roughly halfway between Phoenix and Tucson, along State Routes 87 and 287. It has a quiet, farm-town feel, Casa Grande Ruins National Monument on its edge, and mostly single-family homes, from older in-town houses to newer subdivisions and lots with room to spread out.

When buyers ask me about Pinal County towns with more space and a slower pace, Coolidge comes up more and more, especially now that new homes and new jobs are coming to the area. Here is what I verified about where it is, its history, the homes, schools, getting around and what I look at when you buy or sell here.

Where Coolidge is

Coolidge sits at about 1,500 feet in central Pinal County, in the farm country between the Phoenix and Tucson metro areas. SR 87 runs through town and connects north toward the Valley, and SR 287 runs east and west through Coolidge, linking toward Florence on one side and Casa Grande and I-10 on the other. Florence and San Tan Valley are the closest towns to the northeast, and Casa Grande is the closest larger city to the west.

A short history

The town began in 1925, when R.J. Jones laid out an 80-acre townsite. It is named for President Calvin Coolidge, who dedicated Coolidge Dam in 1930. The dam itself is not in Coolidge. It sits far upstream on the Gila River, but the water it stored helped turn the land around town into farmland, and Coolidge grew into a center of Arizona's cotton industry. Farming and mining carried the local economy for decades, and the city incorporated in 1945. The Coolidge Unified School District offices are in the original 1939 Coolidge High School building.

Long before the town, the area was home to the people archaeologists call the Hohokam. In 1892 President Benjamin Harrison set aside the land around the Casa Grande, or Great House, as the country's first prehistoric and cultural reserve, and it became Casa Grande Ruins National Monument in 1918.

Neighborhoods and types of homes

Most homes in Coolidge are single-family. In town you will find older homes on established streets near the city center, along with newer subdivisions built over the last few decades. Subdivision names you will see in Coolidge listings include Heartland Ranch, Cross Creek Ranch, Carter Ranch, Saddle Creek Ranch, Elizabeth Ranch and Sundance. Outside the city core there are larger lots and some rural property, which is where I check zoning, wells, septic and road access in general terms before a buyer gets attached.

New construction is picking up. Century Communities announced its Sundance community in March 2026, with three and four bedroom single-family homes near the SR 87 job corridor. In 2020 a buyer bought 684 lots at Cross Creek, near Vah Ki Inn and Kenworthy Roads, for future homes. In June 2026 the City Council approved changes to the large Sandia planned area, which covers about 3,212 acres and now leaves out the golf course that was once planned. Plans like these take years, so I always look at what is actually built and what is still only on paper.

Jobs and growth

The biggest recent news is the former Nikola truck plant. After Nikola's bankruptcy, Lucid bought the Coolidge plant in 2025 and opened it that June for warehousing, pre-delivery inspection and a pilot line for its midsize vehicle platform. Lucid's main factory is in nearby Casa Grande. The plant sits in the Inland Port Arizona industrial area. SRP's Coolidge Generating Station, near Randolph just outside town, was approved for an expansion in 2023.

Coolidge Municipal Airport, which the city owns, sits southeast of town. It started as Coolidge Army Air Field in World War II and today is mostly used by general aviation, including some parachute training.

Things to do

  • Casa Grande Ruins National Monument: a museum, a park film and a walk around the Great House, with native craft demonstrations and Wednesday speaker talks from November to April
  • City recreation: an aquatic center that opened in 2021, a library, a performing arts center, recreation centers, parks and a sports complex with fields and courts
  • Museums: the Coolidge Historical Society Museum and the Pinal Gem and Mineral Museum
  • Cotton Days: the town's long-running festival at San Carlos Park, with a parade, car show, carnival, fun run and cotton bale rolling

Schools

Most of Coolidge is served by Coolidge Unified School District. Its schools include Heartland Ranch Elementary, West Elementary, Coolidge Junior High and Coolidge High School, along with an alternative program and a virtual academy. Confirm the school assignment for any specific address with the district, because boundaries can change. Central Arizona College's Signal Peak Campus has a Coolidge address and offers student housing.

Getting around

Most people drive. SR 87 and SR 287 are the main routes, and the CART regional bus links Coolidge with Florence and Casa Grande, with Cotton Express as the local bus. There is no passenger rail. Two state studies matter for the future: ADOT picked a route in 2021 for the North-South Corridor from US 60 in Apache Junction to I-10 near Eloy, and ADOT finished an SR 287/87 corridor planning study in 2025 that lists possible projects between Coolidge and I-10. Neither one is funded construction yet, so I treat them as long-range plans.

Utilities and health care

Arizona Water Company serves Coolidge and has a local office in town. APS serves many Coolidge homes; check the electric provider for a specific address. The closest hospitals with emergency rooms are Banner Casa Grande Medical Center in Casa Grande and HonorHealth Florence Medical Center in Florence.

Buying and selling in Coolidge

When I help buyers here, I compare resale homes with new builds, check whether a subdivision has an HOA, and look closely at any home on a larger lot for well, septic and access details. Some sellers in Pinal County have lower-rate loans that can be assumed, so see my assumable mortgage homes page and first steps to buying a home in Arizona. If you are selling, read how to price your Arizona home to sell; with new homes going up nearby, pricing against builders matters.
