Skyline Ranch Homes for Sale in San Tan Valley, AZ

Skyline Ranch is a neighborhood of single-family homes in San Tan Valley, built mostly from 2005 to 2010 around Hunt Highway and Gary Road. It has one- and two-story homes on typical suburban lots, its own Florence Unified elementary school inside the community, and a busy shopping center at its front door.

When buyers ask me about San Tan Valley, Skyline Ranch comes up because it is an established neighborhood, not a construction zone. The homes are 15 to 20 years old, the trees have grown in, and the errands are close. Below is what I verified about where it is, the homes, the HOAs, schools and what I check before you buy or sell here.

Where it is

Skyline Ranch sits in the southern part of San Tan Valley, near the corner of Hunt Highway and Gary Road. The Skyline Ranch 1 homeowners association describes its neighborhood as the northwest corner of Gary Road and Hunt Highway, behind the QuikTrip, and its sister association, Skyline Ranch II, describes its area as behind the Home Depot. Streets you will see in listings include San Tan Hills Drive, Stone Creek Drive and Skyline Drive, and addresses carry a "W" prefix with ZIP code 85143.

San Tan Valley voted to incorporate in August 2025, and the new Town of San Tan Valley took over services from Pinal County on July 1, 2026. Skyline Ranch appears on the map prepared for that incorporation. Because the town is so new, I confirm the current jurisdiction for any parcel with the Town or Pinal County before you count on a rule, a permit process or a service provider. Hunt Highway is the main road, and the State Route 24 Gateway Freeway is north of the area.

One naming note: Skyline Village, a newer community at Skyline Drive and Quail Run, and Skyline Vista Ranch are separate neighborhoods. The search on this page is built only from the Skyline Ranch plats, such as "Parcel A at Skyline Ranch Phase 1" and "Parcel D at Skyline Ranch Phase 2."

The homes

Skyline Ranch is made up of detached single-family homes. The Skyline Ranch 1 HOA says its homes were built from 2005 through 2010, and the listings I checked fall in that window. You will find both single-story and two-story plans, generally three to five bedrooms, on lots of roughly 5,000 to 6,600 square feet. The county plats split the community into Phase 1 and Phase Two, each broken into lettered parcels, which is why the MLS shows so many subdivision names.

With homes of this age, I pay attention to roofs, water heaters, air conditioning units and pool equipment that may be original or near the end of their life. If a pool is a must, my San Tan Valley pool homes page covers what to inspect. If you want more land, see San Tan Valley acreage homes.

Things to do

Errands are easy. Skyline Ranch Marketplace, at the northeast corner of Hunt and Gary, has a WinCo, Home Depot, Five Below and ULTA, with a Walmart across the street. Banner Ironwood Medical Center is on Gantzel Road to the north, and San Tan Mountain Regional Park, run by Maricopa County, is within a short drive for hiking and riding. Inside the neighborhood, residents use the common areas and parks maintained by the HOAs.

Schools

Skyline Ranch is served by the Florence Unified School District. Skyline Ranch Elementary School sits inside the community at 1084 W. San Tan Hills Drive, on land the plat set aside as a school site. Recent listings name either Poston Butte High School or San Tan Foothills High School for high school, so the assignment depends on the address. Confirm boundaries with the district for any home; living near a school does not guarantee assignment to it. See also my Florence Unified homes page.

HOA basics

There are two associations. Skyline Ranch 1 covers just over 500 homes and is managed by GUD Community Management, with a five-member board, architectural, landscape and social committees, and rules and regulations it reviews each January. Its site offers architectural and paint approval forms and a temporary RV parking form, which tells you RVs are regulated, so read the rules before you plan to park one. Skyline Ranch II is a separate association. Ask for the CC&Rs, rules and any pending items for the specific association before you write an offer.

Utilities listed by the Skyline Ranch 1 HOA: SRP electric, EPCOR water, City of Mesa natural gas, Waste Connections trash (billed separately, not in HOA dues), Cox and Quantum Fiber internet, and Rural Metro fire service. Confirm providers for a specific home with the seller.

Buying in Skyline Ranch

Because Skyline Ranch is a resale neighborhood, you are competing with nearby new-build communities that may offer builder incentives. That can help you as a buyer: resale sellers here often need to meet the market on condition and terms. I look at recent sales on the same parcel and floor plan, check the HOA rules and inspection items above, and ask whether the seller's loan may be assumable. Read first steps to buying a home in Arizona and my assumable mortgage homes page.
