Moving to Eloy, AZ: Eloy Homes for Sale and Local Guide

Eloy is a small Pinal County city on Interstate 10, about an hour from both Phoenix and Tucson and near the I-8 junction. It has a farm-town feel with open desert and fields all around, and Eloy homes for sale range from older in-town houses to newer subdivisions like Grande Valley Ranch and the Robson Ranch 55+ golf community.

If you want space, a quieter pace and quick freeway access in both directions, Eloy is worth a look. It is also the home of one of the best-known skydiving centers in the world and sits next to Picacho Peak. Below I cover where Eloy is, a little history, the main areas, the kinds of homes you will find, schools, jobs and what I tell buyers and sellers here.

Where Eloy is and getting around

Eloy sits in the middle of Arizona's Sun Corridor along Interstate 10, with Interstate 8 joining I-10 just to the northwest near Casa Grande. Phoenix and Tucson are each roughly an hour away depending on where you are headed. The Union Pacific line runs north of I-10. State Route 87 runs north toward Coolidge, and the old State Route 84 route ties Eloy to Toltec and Casa Grande. Picacho Peak rises just southeast of town along I-10.

ADOT has made big changes to I-10 here. The interstate is now three lanes in each direction from Tucson to Casa Grande, and the Eloy-to-Picacho project straightened the freeway, built a new SR 87 interchange and added a dust detection and warning system. Looking further ahead, ADOT's selected North-South Corridor route would run about 55 miles from US 60 in Apache Junction down to I-10 in Eloy, though later study phases are not funded yet.

A short history

Eloy began as a railroad camp in the 1880s, when workers laying the Southern Pacific line lived in boxcars and found that cotton grew well in the area. The railroad named the stop Eloy in 1902. You will hear a few stories about the name, including that it stood for "East Line Of Yuma," but no one is sure which is true. In 1918 a group of investors bought and subdivided land and started growing cotton. They wanted to call the town Cotton City, but the post office said no, so Eloy stayed. The city incorporated in 1949, and farming is still a big part of the landscape.

Main areas and neighborhoods

  • In-town Eloy: the older grid of streets around Main Street and the downtown area, with city services, the high school and the library close by.
  • Toltec: the area along Toltec Road, with its own elementary school district and the Eloy Visitor Center in the historic high school building.
  • Grande Valley Ranch: a newer community where Century Communities builds under its Century Complete brand, with a sales center on Long Drive.
  • Robson Ranch Arizona: a 55+ age-restricted golf community with Eloy addresses that is often described as being near Casa Grande. It has an 18-hole course, and the Eloy City Council approved an expansion rezoning there in 2017. Age rules follow federal law for 55+ communities, and I can walk you through how they work. See my 55+ homes in Arizona page.

Types of homes

In Eloy you will see older homes on city lots, newer production homes in subdivisions, golf homes at Robson Ranch, and rural properties on larger lots outside the city grid. On rural parcels I check the water source, septic, road access and zoning before you write an offer. Because Eloy spreads over a large area with farm fields between neighborhoods, I also check what is planned around a property, since industrial and logistics projects have been proposed near I-10.

Things to do

Skydive Arizona on Taylor Street at Eloy Municipal Airport has been in business for more than 45 years and claims the world's largest fleet of skydiving aircraft, along with an indoor wind tunnel. The airport opened in 1969, Skydive Arizona has been there since 1991, and the city calls itself the skydiving capital of the world. It was scheduled to host the FAI World Championships in October 2026.

Picacho Peak State Park at I-10 exit 219 has camping, spring wildflowers and the steep Hunter Trail. The park sits near the site of the Battle of Picacho Pass, often called Arizona's only Civil War battle, and it holds a Civil War encampment event in late November. Casa Grande Ruins National Monument and Ironwood Forest National Monument are both a short drive away. In town, the city runs parks, the Troy Thomas Community Center and the Eloy Santa Cruz Library.

School districts serving Eloy

Eloy is served by several districts. Eloy Elementary School District serves preschool through 8th grade. Toltec School District serves the Toltec area and Arizona City. Santa Cruz Valley Union High School District runs Santa Cruz Valley Union High School on Main Street, and some Eloy-area students attend Casa Grande Union High School. Central Arizona College's Signal Peak Campus is about 15 miles north near Coolidge. Boundaries vary across this spread-out area, so confirm the assigned schools for any address with the district.

Jobs, shopping and services

CoreCivic is the largest employer in Eloy, with several facilities in the area. The school districts, the city, manufacturers and agriculture are also big employers, and two parachute makers are based here. New industry is coming too: Freeberg Industrial Fabrication announced a plant in Eloy in September 2026, and data center projects have been proposed near I-10, though they still need approvals. For bigger shopping and the nearest full hospital, most residents head to Casa Grande, where Banner Casa Grande Medical Center has a 24-hour emergency room.

The City of Eloy runs a water system for much of the city, but not every part of Eloy is on city water, so I confirm the water provider for each home. APS provides electric service in Eloy.

Buying and selling tips

For buyers, the biggest thing in Eloy is knowing exactly which area a home is in, since schools, water and HOA rules change from one part of the city to another. Some homes may have a VA or FHA loan you could take over; see my assumable mortgage guide and my first steps to buying a home in Arizona. For sellers, good pricing depends on comparing your home with sales in the same kind of area, because a rural lot, a Robson Ranch golf home and a new subdivision home are very different markets. Start with how to price your Arizona home to sell.
