Moving to Litchfield Park, AZ: Litchfield Park Homes for Sale and Local Guide

Litchfield Park homes for sale sit in a small West Valley city about 16 miles west of downtown Phoenix, just north of I-10 and about two miles south of Luke Air Force Base. It is a quiet, tree-lined town of about 3.3 square miles built around the historic Wigwam resort and its three golf courses.

I'm Terry Day with DeLex Realty. Litchfield Park is a small city, with fewer than 7,000 residents, and it feels like it. The West Valley has grown up around it, but the city has kept its palm-lined streets, golf courses and small-town events. One thing I always explain early: many homes with a Litchfield Park 85340 mailing address are actually outside the city limits, so I confirm the city and the services for every address.

Where Litchfield Park is

Litchfield Park is in the West Valley, about 16 miles west of downtown Phoenix and just north of Interstate 10. Loop 303 runs nearby to the west, and Litchfield Road, Indian School Road and Camelback Road are the main local streets. Luke Air Force Base is about two miles north, Phoenix Goodyear Airport is about four miles south and Phoenix Sky Harbor is about 18 miles east, according to the city.

A short history

The story starts with cotton. In 1916, Goodyear Tire and Rubber sent executive Paul W. Litchfield to Arizona to buy land for growing long-staple cotton for tires. Litchfield Ranch became the headquarters of the Southwest Cotton Company, later Goodyear Farms, and the town took the name Litchfield Park in 1926. Paul and Florence Litchfield built their winter home, Rancho La Loma, in the 1920s, and a guest house for visiting Goodyear executives grew into The Wigwam, which opened to the public as a resort in November 1929. Paul Litchfield also helped establish Luke Field just north of town, and many World War II veterans later settled here. The city incorporated in 1987, and in 2024 it became a charter city.

A small detail shows how the town grew: Goodyear sold some lots right up to the curb, so the city needs an owner's permission to add a sidewalk in front of those homes. In 2009 the Litchfield family descendants gave the Rancho La Loma homestead to the city.

Neighborhoods and types of homes

The city does not publish a list of named neighborhoods, so most buyers search by street, by school or by feature. A recent Litchfield Park Historical Society home tour featured classic, turn-of-the-century and mid-century modern homes on the city's tree-lined streets, and The Wigwam's golf courses are a draw of their own. Just outside the city limits, homes with Litchfield Park 85340 mailing addresses add more choices, with different services and rules.

Things to do

The Wigwam. The resort has 331 rooms and three 18-hole courses: the Gold and Blue courses by Robert Trent Jones Sr. from 1965 and the Red course by Robert "Red" Lawrence from 1972. It joined Historic Hotels of America in 2010.

Parks and recreation. The city has 11 parks, including Tierra Verde Lake Park with a 4.5-acre lake and fishing dock and Rose Park with an amphitheater and rose garden. The Recreation Center at 100 S. Old Litchfield Road has a pool and sports programs. Wildlife World Zoo is a few miles northwest, and White Tank Mountain and Estrella Mountain regional parks are short drives west and south.

Events. The city runs a busy calendar of mostly free events, including the Fall Festival of Arts, Christmas in the Park, the Litchfield Park Gathering of Native American artists in January, a Trout Derby, Movies in the Park and the Spring Art and Wine Festival. A farmers market runs on Saturdays in Litchfield Square Park.

History and books. The Litchfield Park Historical Society runs a free museum at 13912 W. Camelback Road on the Rancho La Loma property, and a new 10,000-square-foot Maricopa County library branch opened at the La Loma Homestead on August 3, 2026.

Downtown and shopping

The city is planning Litchfield Square, a 26-acre mixed-use project meant to work as a new downtown, with the first buildings under construction and more planned in later phases. For bigger shopping trips, nearby Goodyear and Avondale have large retail centers.

Schools

The Litchfield Elementary School District has its office in Litchfield Park and serves the city plus parts of Avondale, Goodyear and Buckeye. Litchfield Elementary School is inside the city. High school students are served by the Agua Fria Union High School District, including Millennium High School and Agua Fria High School. Always confirm school boundaries for a specific address with the district.

Getting around and Luke Air Force Base

I-10 is the main route to Phoenix, and Loop 303 runs north and south through the West Valley. Being close to Luke Air Force Base means fighter jet traffic overhead at times. Arizona law defines territory in the vicinity of a military airport, and for Luke it reaches 10 miles north, south and west of the runway, so homes in the Litchfield Park area generally come with an airport disclosure. The Arizona Department of Real Estate posts the Luke maps, and I check them for every property. See my homes near Luke Air Force Base page for more.

Utilities and services

Inside the city limits, the Avondale Police Department provides police service and the Goodyear Fire Department provides fire and medical service. Liberty Utilities provides water and sewer, APS provides electricity and Southwest Gas provides natural gas. Trash and recycling are handled through the city's partnership with WM, which bills residents directly. The city says it has no city property tax, though county, school and other property taxes still apply. Addresses outside the city limits can have different providers, so I confirm them for each home.

Buying and selling in Litchfield Park

With a small city and a mix of very different homes, comparable sales take care: a historic home near The Wigwam, a golf course home and a newer tract home can sit a mile apart and sell very differently. I check city limits, the Luke disclosure, any HOA and the age of major systems on older homes before you write an offer. Read my first steps to buying a home in Arizona, see whether an assumable mortgage could work for you, and if you are selling, start with how to price your Arizona home to sell.
