Moving to Waddell, AZ: Waddell Homes for Sale and Local Guide

Waddell is an unincorporated community in the West Valley, northwest of Phoenix, between Surprise, Glendale and Litchfield Park, with the Loop 303 running through it. Waddell homes for sale range from newer subdivisions near the freeway to homes on larger lots, with White Tank Mountain Regional Park on the west side.

Waddell is less a town than a ZIP code and a postal name: 85355 mixes county land with pieces of Glendale and Surprise, which is the first thing I explain to buyers looking here. This guide covers what I checked from Maricopa County, ADOT, the school districts, the Bureau of Reclamation and local news, written in my own words.

Where Waddell is

Waddell sits in the far West Valley, along and west of the Loop 303, west of Luke Air Force Base and east of the White Tank Mountains, with Surprise to the north and Litchfield Park and Goodyear to the south. Cotton Lane, Citrus Road, Sarival Avenue and Perryville Road run north and south through the area; Olive, Northern and Glendale Avenues run east and west.

Because it is unincorporated, there is no City of Waddell. Glendale annexed road strips in the area back in the 1970s, and both Glendale and Surprise have grown into the ZIP since. A recent Glendale rezoning near Sarival and Peoria Avenues showed one street under Glendale standards and the next reviewed by Surprise or the county. So a Waddell mailing address can be in Glendale, Surprise or county land, and that decides who handles zoning, police, fire, water and trash. I check that on every address.

A short history

The name comes from Donald Ware Waddell, an Ohio-born partner in the New York firm that financed the dam that created Lake Pleasant. He sat on the Maricopa Water District board and platted a townsite at Waddell Road and Cotton Lane, recorded in August 1935. A post office opened in a store in 1937, but the town itself never really took off. In 1992 the post office moved to Glendale Avenue and Cotton Lane, about four miles south.

The dam he helped finance, first called Pleasant Dam (1927), was later renamed for him in the 1960s. It was breached in 1992 when the Bureau of Reclamation's New Waddell Dam, built from 1985 to 1994, took over. That dam now stores Central Arizona Project water in Lake Pleasant. Water also shaped the land around Waddell: the Maricopa Water District's Beardsley Canal, nearly 33 miles long, has served West Valley farms since work began in the 1890s.

Main areas and neighborhoods

New-home communities with Waddell addresses include White Tank Foothills, Zanjero Pass (a D.R. Horton community on N 178th Drive), Granite Vista, Windrose and The Enclave on Olive. White Tank Foothills Phase 3, about 645 homes near Northern Avenue and Citrus Road, is on county land and was approved by the Board of Supervisors in 2022. Other sections sit inside Glendale or Surprise, so check jurisdiction for each subdivision.

Away from the subdivisions, older parts of Waddell still have larger lots with space for animals, RVs and shops. My Waddell homes on 1+ acre page covers that side of the market, including wells and septic.

Homes and builders

Most Waddell inventory is single-family: newer production homes in planned subdivisions, plus custom and older homes on acreage. D.R. Horton is building at Zanjero Pass, and several other builders are active in the area. Many newer homes are on smaller lots with HOAs; the acreage homes are more likely to have no HOA, private wells and septic systems.

Luke Air Force Base and noise

Luke Air Force Base is just east of Waddell, and F-35s fly overhead. Arizona law requires sellers to disclose when a home is in the territory near a military airport, and Luke's area reaches about 10 miles north, south and west of the main runway. Glendale has planned industrial uses, not homes, along parts of the Loop 303 inside higher noise contours. Read the disclosure and check the maps for any home you like. Things to do

• White Tank Mountain Regional Park. At about 29,271 acres, it is the largest park in the Maricopa County system, with nearly 26 miles of trails, the Waterfall Trail, Hohokam petroglyphs and a campground. The White Tank Library and Nature Center sits at the entrance on Olive Avenue.
• Wildlife World Zoo. On Northern Avenue in Litchfield Park, a short drive south.
• Lake Pleasant. North of Peoria, the lake formed by New Waddell Dam, for boating, fishing and camping.

School districts

Most of Waddell is served by the Dysart Unified School District, which runs Mountain View School (preschool through 8th grade) on W Burton Avenue in Waddell, and the Agua Fria Union High School District, whose Canyon View High School opened in 2018 on N Perryville Road. Getting around

The Loop 303 changed Waddell. Its interchanges from Bell Road to Peoria Avenue opened in 2013, the stretch south through Northern and Glendale Avenues was finished in 2014, and the I-10 interchange was completed in 2017. There is no Olive Avenue interchange yet. Northern Parkway from the Loop 303 to Dysart Road opened in 2013, with more phases built east since. Maricopa County is widening Olive Avenue from the Loop 303 to Reems Road starting in late October 2026, with work planned into early 2028.

Jobs and shopping

The Loop 303 corridor in Glendale has become an industrial hub, with the Mark Anthony Brewing (White Claw) plant, which opened in 2020, plus Red Bull, Ball Corp. and new industrial parks. Microsoft has a large campus in Goodyear to the south. For shopping and dining, most residents head to Surprise, Litchfield Park, Goodyear or the Westgate area in Glendale.

Buying and selling in Waddell

Buying here starts with the address: city or county, HOA or not, city water or a well, sewer or septic. Water and wastewater in parts of the area come from EPCOR, and some rural homes use private wells and septic systems, so ask early. Is a Waddell address in Glendale or Surprise?

It can be either, or neither. ZIP 85355 includes unincorporated county land plus parts of Glendale and Surprise, so check the Maricopa County Assessor record for each home.

Will I hear jets from Luke Air Force Base?

Many Waddell homes are within the area near Luke where sellers must give a military airport disclosure, and F-35s fly overhead. Read that disclosure and visit at different times of day.

How close is White Tank Mountain Regional Park?

The park's main entrance is on Olive Avenue on the west side of Waddell, and the library and nature center sit at that entrance.

Is new construction available in Waddell?

Yes. Builders are active in communities such as Zanjero Pass and White Tank Foothills. Check each community's builder, HOA and jurisdiction before you sign.

Is Waddell an incorporated city?
No, Waddell is an unincorporated community in Maricopa County with the ZIP code 85355. In unincorporated areas, Maricopa County handles zoning and the Maricopa County Sheriff's Office provides law enforcement. A mailing address that says Waddell does not always tell you whether a home is inside a city limit, so check each address.

What school districts serve Waddell?
Waddell is served by the Dysart Unified School District, which runs Mountain View School (preschool through 8th grade) in Waddell, and the Agua Fria Union High School District, whose Canyon View High School has a Waddell address. School assignments go by address, so confirm boundaries with the districts.

White Tank Mountain Regional Park covers nearly 30,000 acres, which makes it the largest regional park in Maricopa County, according to Maricopa County Parks. Its address is on West White Tank Mountain Road in Waddell, and its peaks rise above 4,000 feet.
